CROWN LANDS NOTICES

Education Reserve in North Auckland Land District for Selection on Renewable Lease

North Auckland District Lands and Survey Office,
Auckland, 17th July, 1945.

NOTICE is hereby given that the undermentioned education reserve is open for selection on renewable lease under the Education Reserves Act, 1928, the Public Bodies’ Leases Act, 1908, and the Land Laws Amendment Act, 1944 ; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 13th August, 1945.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 15th August, 1945, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and deposit in reduction of weighting for improvements.

SCHEDULE

NORTH AUCKLAND LAND DISTRICT.—EDUCATION RESERVE

Auckland City.—Suburbs of Auckland

Lot 8, D.P. 20147, being part of Allotment 70, Section 16 : Area, 1 rood 19·8 perches. Half-yearly rent, £16 5s.

Weighted with £1,500 for improvements, comprising a storey-and-a-half dwelling in first-class order, six rooms, three open porches, kitchen, washhouse, bathroom, &c. ; all conveniences. Garage, fencing, paths, &c. This sum is payable in cash, or, after a deposit of not less than £600, the balance may remain on mortgage to the State Advances Corporation (term, twenty years); interest, 4½ per cent. ; half-yearly instalment, £34 14s. 7d., principal and interest combined.

This property, known as No. 9 Waiata Avenue, Remuera, is situated in an excellent residential area. The section is a good one sloping to the back and laid out in lawns and gardens. Improvements as described above.

NOTE.—The land is offered subject to the existing tenancy.

NOTICE is hereby given that the undermentioned section is open for lease under the Public Reserves, Domains, and National Parks Act, 1928 ; and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m. on Tuesday, 7th August, 1945.

Applicants should appear personally for examination at the District Lands and Survey Office, Dunedin, on Wednesday, 8th August, 1945, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, and lease fee.

OTAGO LAND DISTRICT

Post and Telegraph Reserve.—Colinswood Extension No. 1

ALLOTMENT 1 : Area, 32·8 perches. Half-yearly rent, £5.

The reserve is a good site situated on the Portobello–Dunedin Road.

Abstract of Conditions

(1) Term of lease : Five years from date of selection.

(2) Rent payable in advance on 1st January and 1st July.

(3) Lessee liable for payment of all rates, taxes, and other assessments.

(4) Lessee to prevent the growth and spread of gorse, broom, and other noxious weeds on the land.

(5) No right to sublet, transfer, or otherwise dispose of the land except with consent.

(6) No right to compensation for improvements, but on the expiry of the lease or sooner determination the lessee to be allowed one month in which to remove all buildings or fences erected or paid for by him.

(7) The owner of the existing improvements and the successful applicant at ballot will be required to submit to the Commissioner of Crown Lands details of the price agreed upon as the value of the said improvements under the published conditions of leasing and the terms of payment, and, in the event of dispute as to value, the matter shall be decided by an arbitrator to be appointed by the Commissioner of Crown Lands.

(8) Lease subject to termination if conditions not fulfilled.
