CROWN LANDS NOTICES
Land in North Auckland Land District for Selection on Renewable Lease
North Auckland District Lands and Survey Office,
Auckland, 10th January, 1944.
NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o'clock p.m. on Monday, 14th February, 1944.
Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 16th February, 1944, at 10 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicants are required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease fee, and deposit in reduction of weighting for improvements.
SCHEDULE
NORTH AUCKLAND LAND DISTRICT.—TOWN LAND Whangaroa County.—Kaeo Parish
ALLOTMENT 105 : Area, 1 rood 20 perches. Capital value, £25 ; half-yearly rental, 12s 6d.
Weighted with £105 for improvements, comprising dwelling 45 ft. by 26 ft., in poor repair, and shed 12 ft. by 16 ft. This sum is payable in cash, or, after payment of a deposit of £15, the balance of £90 may be paid over a period of ten years by twenty half-yearly instalments of £5 13s. 3d. principal and interest combined.
Allotment 106 : Area, 1 rood 35 perches. Capital value, £35 ; half-yearly rental, 17s. 6d.
Weighted with £315 for improvements, comprising dwelling and washhouse 42 ft. by 45 ft., and two outbuildings. This sum is payable in cash, or, after payment of a deposit of £25, the balance of £290 may be paid over a period of twenty years by thirty-nine half-yearly instalments of £11 7s. 8d. and one final instalment of £11 10s. 6d. principal and interest combined.
These allotments are the former Whangaroa Post-office and Police-station sites respectively. They are situated fronting a formed road in the picturesque land-locked Whangaroa Harbour.
Special Condition
Each allotment is subject in part to a right-of-way and has appurtenant to it a similar right over portion of the other, being the portions of the land containing the access steps.

Timber in the Otago Land District for Sale by Public Tender
District Lands and Survey Office,
Dunedin, 10th January, 1944.
NOTICE is hereby given that separate written tenders for each lot undermentioned are invited, addressed to the Commissioner of Crown Lands, Dunedin, for the purchase of milling-timber on Sections 4s, 5s, and 6s, Tapanui Settlement (known also as Brooksdale Settlement), excepting thereout certain trees which will be indicated to prospective tenderers by the lessees and which are referred to herein. Tenders close at 4 p.m. on 10th February, 1944.

In addition to the plantation described as "Plantation around the lake" there exist in this area 21 $P$. Radiata, 12 larch, 2 macrocarpa, and 1 spruce which are not included in the sale; and the 17 trees forming the "Eastern house belt" are the trees forming the southern half of the belt; the northern portion consisting of $Pinus$ sylvestris are not to be removed. The "Horse-paddock block" does not include any oak trees or the two spruce trees in the north-eastern corner but does include one $Pinus$ pinaster outside the paddock. Mr. Metzger will indicate the trees not to be removed.

Time for removal: Twelve months from date of acceptance of tender.
Terms of Payment
The successful purchaser is to pay one-half of the purchase-money, together with £1 1s. license fee, on acceptance of offer, and the balance to be paid three months after the date of sale. In addition, a deposit of £50 is required as a guarantee against damage to fences and hedges; the deposit to be applied, if necessary, to restoration of fences and hedges.
Conditions of Sale
- All instalment-payments shall be secured by "on demand" promissory notes made and endorsed to the satisfaction of the Commissioner of Crown Lands, and interest at the rate of 1 per cent. per annum in excess of current bank overdraft rates will be charged on all notes overdue from the date of maturity to the date of payment.
- The aforementioned qualities, quantities, and kinds as to the said timber shall be taken as sufficiently accurate for the purposes of this sale, and no contract for the purchase shall be voidable, nor shall the successful purchaser be entitled to any abatement in price by reason of the said timber being of less quantity, quality, or kind as stated herein or in any advertisement having reference to the said timber.
- A return giving the number of logs cut of each species and their contents must be made quarterly by the licensee on the last days of March, June, September, and December respectively. A return must also be made on the same dates showing the output of sawn timber of each species. These returns may be ascertained and verified by inspection of the books of the mill, or by such other means as the Commissioner of Crown Lands may require, and for this purpose the account and books shall be open to the inspection of the Commissioner of Crown Lands or other duly authorized officer.
- The attention of all tenderers is drawn to the fact that the local controlling body may require the successful tenderer to pay any claims or charges which may be made by that body for the maintenance of the road over which the timber may be transported, and before a sawmill license is issued or any timber is removed a letter indicating that satisfactory arrangements have been made in this connection must be produced to the undersigned.
- Intending purchasers are expected to visit the locality and to satisfy themselves in every particular on all matters relative to the sale.
- If no tender is offered for the timber herein mentioned it will remain open for application for three months from the date of the closing of tenders.
- Fences and hedges must be left in same order and condition as they are at present.
The conditions, which will be inserted in the license to be issued to the purchaser, and any further particulars required may be obtained on application to the undersigned.
