Town Land in Auckland Land District for Selection on Renewable Lease

Auckland District Lands and Survey Office,
Auckland, 1st June, 1943.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 28th June, 1943.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Tuesday, 29th June, 1943, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, and lease fee.

SCHEDULE
AUCKLAND LAND DISTRICT.—TOWN LAND
Te Kuiti Borough.—Te Kuiti Native Township
SECTION 12, Block XVIII: Area, 1 rood 16·5 perches. Capital value, £25; half-yearly rent, 12s. 6d.; and Section 13, Block XVIII: Area, 1 rood 21·6 perches. Capital value, £20; half-yearly rent, 10s.

These are residential-sites situated half a mile from the business centre and railway-station. Section 12 fronts Hill Street and Section 13 fronts King Street.

Land in Wellington Land District for Selection on Optional Tenures

District Lands and Survey Office,
Wellington, 1st June, 1943.

NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Wellington, up to noon on Monday, 28th June, 1943.

Applicants should appear personally for examination at the District Lands and Survey Office, State Fire Building, Wellington, on Wednesday, 30th June, 1943, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce documentary evidence of their farming experience and financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and amount of weighting for improvements.

SCHEDULE
WELLINGTON LAND DISTRICT.—THIRD-CLASS LAND
Kaitieke County.—Kaitieke Survey District
SECTION 16, Block, XII: Area, 167 acres. Capital value, £65. Deposit on deferred payments, £5: Half-yearly instalment on deferred payments (term: ten years), £3 18s. 10d. Renewable lease: Half-yearly rent, £1 6s.

Weighted with £201 for improvements, comprising dwelling, cow-byre, washhouse, fencing, and felling. This sum is payable in cash, or, after payment of a deposit of £16, the balance will be repayable over ten years by nineteen half-yearly instalments of principal and interest £11 12s. 11d., and one final instalment of £11 13s. 4d.

This section is situated four miles from Raurimu Post-office and Railway-station. Hilly and broken country, 1,600 ft. above sea-level; not suitable as a separate holding.

Plantation Reserve in Marlborough Land District for Lease by Public Auction

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at the District Lands and Survey Office, Blenheim, at 2 o’clock p.m. on Monday, 28th June, 1943, under the provisions of the Public Reserves, Domains, and National Parks Act, 1928.

SCHEDULE
MARLBOROUGH LAND DISTRICT.—CLIFFORD BAY SURVEY DISTRICT
Plantation Reserve
SECTIONS 10 and 11, Block XIV: Area, 15 acres 0 roods 8 perches. Upset annual rental, £15.

Flat land, about 100 ft. above sea-level, distant about six miles from Town of Seddon by good formed road. Soil is patchy, being rich loam to shingle resting on clay sub-soil. No permanent water on account of Blind River drying up. Weighted with £27 (to be paid in cash), valuation for fencing and pasture.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE

  1. Term of lease: Fourteen years from 1st July, 1943, subject to termination by twelve months’ notice in the event of the land being required by the Government.
  2. Date of possession: 1st July, 1943.
  3. Six months’ rent at the rate offered, £1 1s. (lease fee), and the valuation for improvements must be paid on the fall of the hammer; thereafter rent payable half-yearly in advance on 1st January and 1st July each year.
  4. The lessee shall not be entitled to compensation by reason of resumption or in respect of any improvements paid for or effected by him, but he may, on the expiration or sooner determination of the lease, remove all buildings or fencing erected or paid for by him; or, if on expiry a new lease be offered for disposal by public competition, same will be subject to payment by the incoming tenant of valuation for improvements effected or paid for by the lessee as assessed by the Commissioner of Crown Lands.
  5. The lessee shall not sublet, transfer, or otherwise dispose of his interest without the consent of the Commissioner.
  6. The lessee shall not carry on any noxious, noisome, or offensive trade upon the land.
  7. The lessee shall destroy all rabbits on the land.
  8. The lessee shall remove and prevent the growth and spread of gorse, broom, sweetbrier, and other noxious weeds.
  9. The lease shall be liable to termination if the lessee shall fail to fulfil any of the conditions of the lease within thirty days after the date on which same ought to have been fulfilled.

NOTICE is hereby given that the undermentioned section will be offered for sale by public auction for cash or on deferred payments at the Lands and Survey Office, Christchurch, on Friday, 9th July, 1943, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924, and the Land for Settlements Act, 1925.

SCHEDULE
CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND
Ellesmere County.—Leeston Survey District.—Doyleston Settlement
SECTION 4 and part R.S. 8440, Block, XIV: Area, 2 acres 2 roods 1·5 perches. Upset price, £255.

This section, on the Doyleston Settlement, is one mile from the Leeston Post-office, School, and Railway-station, and is about thirty miles from Christchurch. The improvements included in the upset price comprise four-roomed cottage, wood-shed, and washhouse, two small sheds, fencing, well, and hand pump. The property is suitable for a worker’s home.

Conditions of Sale

  1. Cash: One-fifth of the purchase-money on the fall of the hammer, and the balance, together with £1 title fee, within thirty days thereafter.
  2. Deferred Payments: A deposit of £55 of the purchase-money and £1 1s. license fee to be paid on the fall of the hammer, the balance by equal half-yearly instalments of principal and interest extending over a period of ten years, but with the right to pay off at any time the whole or any part of the outstanding amount. The instalments are calculated at the rate of £6 11s. 4d. per £100 per half-year.
