An incoming lessee will also require to pay in cash the sum of £37, being the value of the following electrical appliances. One motor, ½ h.p., electric jack-pump, and electric stove.

This is the site of the Ward Accommodation House, all flat land, well watered by Needles Creek, situated within three chains of Ward Railway-station.

Abstract of Terms and Conditions of Lease.

  1. Six months’ rent at the amount offered, and rent for the broken period, £1 1s. lease fee, £37 for electrical appliances and deposit in reduction of weighting for improvements, shall be paid on the fall of the hammer.
  2. Possession shall be given on the day of the sale.
  3. Term, twenty-one years from 1st January, 1941.
  4. Annual rental payable half-yearly in advance on 1st January and 1st July.
  5. Lessee shall not sublet, transfer, or otherwise dispose of his interest in the lease without the consent of the lessor first had and obtained.
  6. Lessee shall prevent the growth and spread of gorse, broom, sweetbrier, or other noxious weeds, and shall with all reasonable despatch remove, or cause to be removed, all noxious weeds and plants as may be directed by the Commissioner of Crown Lands.
  7. Lease liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which same ought to have been fulfilled.
  8. On expiry of the lease a fresh lease will be offered by public auction, and the land will be weighted with valuation for improvements effected in favour of the outgoing lessee, such value to be fixed by the Commissioner of Crown Lands.

Village Lands in Nelson Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Nelson, 24th July, 1940.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924: and applications will be received at the District Lands and Survey Office, Nelson, up to noon on Tuesday, 10th September, 1940.

Applicants should appear personally for examination at the District Lands and Survey Office, Nelson, on Thursday, 12th September, 1940, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicants are required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and in the case of Section 33 the amount of the weighting for improvements.

NOTE.—These sections are offered in terms of section 153 of the Land Act, 1924, which provides that no right to any mineral under the surface shall pertain to the lessees, whose rights shall be to the surface soil only.


SCHEDULE.

NELSON LAND DISTRICT.—VILLAGE LANDS.

Buller County.—Steeple Survey District.—Karamea Mining District.

Village of Omau.

SECTION 33: Area, 6 acres 3 roods. Capital value, £25; half-yearly rent, 12s. 6d.

Weighted with £4 5s. (payable in cash) for improvements, comprising half-interest in 4¼ chains boundary-fencing.

Section 36: Area, 4 acres. Capital value, £15; half-yearly rent, 7s. 6d.

These sections, which are suitable for grazing, are situated half a mile from Cape Foulwind Post-office and School, and seven miles from Westport Railway-station and Buller Valley Dairy Factory. Access is by metalled road. The areas are flat and undulating; Section 36 being broken by a gully. The lime works are about a mile away.

OTAGO LAND DISTRICT.—FIRST-CLASS LAND.

Clutha County.—Glenomaru Survey District.

SECTIONS 39 and 40, Block II: Area, 44 acres 2 roods 16 perches. Capital value, £50. Deposit on deferred payments, £5. Half-yearly instalment on deferred payments, £1 9s. 3d. Renewable lease: Half-yearly rent, £1.

Weighted with £45 (payable in cash) for improvements, comprising dwelling and outbuildings, hut, fencing and clearing, and stumping.

The land is situated on Romahapa School Road, three miles from Romahapa Post-office and Railway-station, one mile from Romahapa School, and twelve miles from Balclutha Saleyards. Undulating to broken land, the soil being a light loam on clay and rock formation. Four acres stumped and grassed, 34 acres in worn-out pasture, and 6 acres in natural state. Altitude to 550 ft. Land is suitable for grazing few head of cattle.
