SCHEDULE.

AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.

Piako County.—Waitoa Survey District.

SECTION 6, Block XIII: Area, 210 acres 3 roods. Capital value, £210. Deposit on deferred payments, £35. Half-yearly instalment on deferred payments, £5 13s. 9d. Renewable lease: Half-yearly rent, £4 4s.

A mixed-farming proposition situated eight miles and a half from Morrinsville and two miles and a half from Mangateparu School; access is by tar-sealed metalled road, last two chains of road unmetalled. Approximately 20 acres undulating, easy ploughable land; 50 acres easy hill country, and the balance is steep hills broken by two gullies. Soil is partly light loam and partly clay resting on clay formation; well watered by streams and springs. Land is free from noxious weeds.

Land in Wellington Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Wellington, 25th June, 1940.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Wellington, up till noon on Monday, 29th July, 1940.

Applicants should appear personally for examination at the District Lands and Survey Office, Wellington, on Wednesday, 31st July, 1940, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, and deposit in reduction of weighting for improvements.

SCHEDULE.

WELLINGTON LAND DISTRICT.—THIRD-CLASS LAND.

Wanganui County—Waipakura Survey District.

(Exempt from payment of rent for two years.*)

SECTION 5, Block IV: Area, 1,418 acres. Capital value, £355; half-yearly rent, £7 2s.

  • The exemption from payment of rent is conditional on the lessee effecting improvements involving the cleaning-up of the section.

Weighted with £1,788 for improvements, comprising fencing, 1,200 acres felling and grassing. This sum is payable in cash, or, after payment of a deposit of £88, the balance may be secured to the State Advances Corporation on a thirty-year instalment, table mortgage; interest 4½ per cent. (reducible to 4¼ per cent.); half-yearly instalment, £52 13s. 6d. (gross). Subject to improvements being effected within twelve months to the satisfaction of the Corporation, the deposit will be refunded and twelve months’ interest will be remitted and principal charges will be postponed.

The section is situated twenty miles from Wanganui on the Te Komai Road and is approximately ten miles from Makirikiri. The area comprises steep hilly country of which 1,200 acres have been felled and grassed, part of which has badly reverted to fern and scrub. The section is suitable for an adjoining owner.

Wanganui County—Waipakura Survey District.

(Exempt from payment of rent for two years.*)

Sections 2, 3, and 4, Block VIII: Area, 1,455 acres 1 rood 39 perches. Capital value, £370; half-yearly rent, £7 8s.

  • The exemption from payment of rent is conditional on the lessee effecting improvements involving the cleaning-up of the section.

Weighted with £2,298 for improvements, comprising—Section 2: Fencing, 412 acres felled and grassed. Section 3: Cottage, fencing, 400 acres felled and grassed. Section 4: House, wool-shed, yards and dip, cow-byre, shed and store-room, fencing, 600 acres felling and grassing.

This sum is payable in cash, or, after payment of a deposit of £118 10s. the balance may be secured to the State Advances Corporation by a thirty-year instalment table-mortgage interest rate 4½ per cent. (reducible to 4¼ per cent.); half-yearly instalment £67 11s. (gross). Subject to improvements being effected within twelve months to the satisfaction of the Corporation, the deposit will be refunded and twelve months’ interest will be remitted and principal charges due will be postponed.

The sections are situated on the Upokonui Road, eighteen miles from Wanganui, and ten miles from Makirikiri School. Section 4 is fairly easy hill country, and Sections 2 and 3 are steep hilly country; all broken by gorges and well watered by streams and springs. The pastures have somewhat reverted for want of stocking. Fern and bracken have a good hold in places, and there are patches of variegated thistle and foxglove.

Timber in Southland Land District for Sale by Public Auction.

Lands and Survey Department,
Invercargill, 24th June, 1940.

NOTICE is hereby given that the right to cut and remove the milling-timber on the undermentioned Education Reserve will be offered for sale by public auction at the District Lands and Survey Office, Invercargill, at 11 o’clock a.m. on Tuesday, 30th July, 1940.

SECTION 14, Block I, Waikawa Survey District: Area, 90 acres 1 rood 21 perches.

The land is situated across the river from Waikawa Township and fronts the estuary. Access is difficult and is only by a partly formed road bordering the estuary.

Upset price: £150.

Time for removal: Two years.

Terms of Payment.

A marked cheque for the amount of the bid in excess of £100, together with £1 1s. (license fee), must be paid on the fall of the hammer, and the balance paid by four equal quarterly instalments of £25 each on the expiration of three, six, nine, and twelve months, respectively, after the date of sale.

All instalment payments shall bear interest at the rate of 5 per cent. per annum from the date of sale and with interest added shall be secured by “on demand” promissory notes endorsed by two approved sureties, and such bills are to be completed and lodged with the Commissioner of Crown Lands within fourteen days after purchaser has been notified to complete.

Conditions of Sale.

  1. The quantities set forth in the above Schedule are approximate only and are furnished for the information of intending purchasers, who are expected to make their own estimate. No contract for purchase shall be voidable, nor shall the licensee be entitled to any abatement in price by reason of the said timber being of less quantity and kind than as stated herein nor shall any extra sum be claimed by the Crown if the quantity of timber is found to be in excess of that stated herein.

  2. The promissory notes will be presented at intervals as indicated in terms of payment but they may be presented for payment at earlier dates if more than a due proportion of the
