CROWN LANDS NOTICE.
Settlement Land in Otago Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Dunedin, 6th March, 1940.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m. on Monday, 8th April, 1940.
Applicants should appear personally for examination at the District Lands and Survey Office, Dunedin, on Wednesday, 10th April, 1940, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgagee fees, and deposit in reduction of weighting for improvements.
SCHEDULE.
OTAGO LAND DISTRICT.—FIRST-CLASS SETTLEMENT LAND.
Clutha County.—Clifton Settlement.
SECTION 34s: Area, 658 acres 3 roods 2 perches. Capital value, £2,960*; half-yearly rent, £74.
- Capital value includes the sum of £235 15s. for improvements, belonging to the Crown, comprising fencing.
Weighted with £900 14s. for improvements, comprising dwelling, wool-shed, stable and barn under one roof, garage, cow-bye, yards, and part interest in fencing. This sum is payable in cash or by a deposit of £506 14s., the balance, £400, to be secured by mortgage for five years at 4½ per cent. per annum to the previous mortgagee. Expenses in connection with preparation of mortgage to be paid by the successful applicant.
This section is situated in the Clutha County seven miles from Waiwera Post-office, School, and Railway-station, and fourteen miles from the Balclutha Saleyards. The area comprises all undulating land with ridges which are easy to cultivate. Altitude to 600 ft. The soil is a stiff loam on clay; watered by river, creeks, and springs. About 40 acres affected by grass grub; 60 acres in good pasture; 368 acres in worn-out pasture; 120 acres cultivated, and 70 acres in natural state. Pastures require regular application of fertilizers. Property suitable for sheep grazing and fattening.
