Land in the Gisborne Land District forfeited.

NOTICE is hereby given that the lease of the undermentioned land having been declared forfeit by resolution of the Gisborne Land Board, the said land has thereby reverted to the Crown, under the provisions of the Land Act, 1924.

Town Land in North Auckland Land District for Selection on Renewable Lease.
North Auckland District Lands and Survey Office,
Auckland, 6th November, 1940.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 9th December, 1940.
Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 11th December, 1940, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. Applicants are required to produce documentary evidence of their farming experience and financial position.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and deposit in reduction of weighting for improvements.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—TOWN LAND.
Auckland City.—Titirangi Parish.
ALL land on D.P. 23777, being part Allotment 13: Area, 2 roods 9·8 perches. Capital value, £750; half-yearly rent, £18 15s.
Weighted with £1,650 for improvements, comprising two-storey brick building and old stables. This sum is payable in cash, or, after payment of a deposit of £150, the balance may be repaid over a period of thirty-four and a half years by half-yearly instalments of principal and interest amounting to £45 16s. 3d., interest at 5 per cent.
This land is situated on the main North Road in the shopping centre at Avondale and was previously the Avondale Post-office; a corner section with long frontage. The building is two storied of brick with a floor space of approximately 6,000 square feet comprising twenty rooms. Services comprise electric light, water laid on, and coal range with hot-water service attached. Further improvements comprise old stables 15 ft. by 30 ft.; subdivided into three stalls with loft.
Special Conditions.
(1) Maintenance.—The lessee will require to maintain the buildings in good order and condition and not make any alterations without the prior consent of the Land Board until such time as the building loading has been repaid.
(2) Insurance.—The lessee will require to insure the buildings and keep them insured to their full insurable value in the name of the Commissioner of Crown Lands until such time as the building loading has been repaid.
(3) Possession.—Possession will be given five weeks after the date of the Land Board’s approval of the application.

Allotment SE. 107; Area, 20 acres 1 rood 7 perches. Capital value, £30. Deposit on deferred payments, £5: Half-yearly instalment on deferred payments (term, ten years), £1 12s. 10d. Renewable lease: Half-yearly rent, 12s.
Allotment NE. 114: Area, 35 acres 1 rood. Capital value, £50. Deposit on deferred payments, £5: Half-yearly instalment on deferred payments (term, ten years), £2 19s. 1d. Renewable lease: Half-yearly rent, £1.
These sections are situated on Ararua Road approximately six miles from Matakohe Post-office and Store, access being by metalled road from Matakohe. Cream is collected regularly. Allotment SE. 107 is easy undulating country falling to the north-east, covered in short shrub, but all ploughable. Soil is fair clay and section is watered by surface water only.
Allotment NE. 114 is undulating country falling to the north-west, mostly ploughable, and covered in short shrub. Soil is fair clay on sandstone and section is watered by a swampy spring.
The sections are suitable for farming in conjunction with neighbouring land.
