Education Reserve in North Auckland Land District for Lease by Public Auction.

North Auckland District Lands and Survey Office,
Auckland, 29th August, 1939.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the North Auckland District Lands and Survey Office, Auckland, at 2.30 o’clock p.m. on Tuesday, 10th October, 1939, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908.

NORTH AUCKLAND LAND DISTRICT.—EDUCATION RESERVE.
Waitemata County—Town of Whau South.

SECTION 173: Area, 1 rood 21 perches. Upset annual rental, £2.

Weighted with £5 (payable in cash) for improvements, comprising grassing and boundary fence.

Situated on O’Neil Street, Blockhouse Bay, ten miles from the Auckland Post-office, this property is flat land in grass and is suitable for a good building-site. Access is by metal and tar-sealed road.

Form of lease may be perused and full particulars obtained at the office of the undersigned.

Land in North Auckland Land District for Selection on Optional Tenures.

North Auckland District Lands and Survey Office,
Auckland, 29th August, 1939.

NOTICE is hereby given that the undermentioned property is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Friday, 6th October, 1939.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 11th October, 1939, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee and deposit in reduction of weighting for improvements.

NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Waitemata County.—Paremoremo Parish.

PART Allotments 16 and 458: Area, 1 acre 2 roods 10.1 perches.* Capital value, £30. Deposit on deferred payments, £5. Half-yearly instalment on deferred payments, 16s. 3d. Renewable lease: Half-yearly rent, 12s.

*Subject to slight alteration.

Weighted with £173 for improvements, comprising old dwelling, shed (in poor condition), washhouse, 17½ chains boundary fencing, and 1¼ acres felled and grassed. This sum is payable in cash, or, after payment of a deposit of £13, the balance may be repaid over a period of twenty-five and a half years by fifty-one half-yearly instalments of £5 12s.

This property which is at the end of School Road, close to the Riverhead Post-office and opposite the School, is two and a-half to three miles from Kumeu. Access is by metal, tar-sealed, and concrete road, twenty-five miles from Auckland. Property is undulating, and soil is clay loam resting on clay; watered by tanks. Is suitable for a worker’s home. Area is suitable for running a cow.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Wednesday, 27th September, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

SECTION 36, Block II: Area, 65 acres 1 rood 31 perches. Capital value, £750. Deposit on deferred payments, £30. Half-yearly instalment on deferred payments, £23 8s. Renewable lease: Half-yearly rent, £15.

Weighted with £311 for improvements, comprising a cowshed (materials only), road-boundary fencing, drains, clearing and grassing. This sum is payable in cash, or, after payment of a deposit of £51, the balance, £260, may be paid over a period of ten years by half-yearly instalments of principal and interest (5 per cent.) combined, amounting to £16 16s. 9d.

This section which will be suitable for dairying when reconditioned, is situated on the Tauranga-Whakatane Main Highway (tar-sealed) about eight miles from Te Puke Post-office, Dairy Factory, and Saleyards, three miles from Pongakawa School and one mile from Maniatutu Railway-station. It is a level section comprising drained swamp land which has all been in grass but is now in a neglected condition. Soil is drained swamp resting on pumice formation; watered by drains (water-supply requires to be installed).
