Land in Hawke's Bay Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Napier up to 4 o'clock p.m. on Tuesday, 18th April, 1939.
Applicants should appear personally for examination at the District Lands and Survey Office, Napier, on Thursday, 20th April, 1939, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease fee, and deposit in reduction of weighting for improvements.

SCHEDULE.

HAWKE'S BAY LAND DISTRICT.—SECOND-CLASS LAND.
Hawke's Bay County.—Puketapu Survey District.
(NATIVE LAND SETTLEMENT.)
(Exempt from payment of rent for 4 years.*)
SECTION 12, Block IV: Area, 681 acres.† Capital value, £850†; half-yearly rent £21 5s.

  • Rental exemption is subject to the southern boundary being fenced within twelve months and other improvements to the value of a further £150 being effected within two years to the satisfaction of the Commissioner of Crown Lands.
    † Subject to slight alteration.
    † Capital value includes the sum of £185 for improvements, belonging to the Crown, comprising grassing, clearing, and drains.
    Weighted with £725 for improvements, comprising dwelling and fencing. This sum is payable in cash or after payment of a deposit of £5, the balance, £720, may be paid over a term of twenty-five and a half years by half-yearly instalments of principal and interest combined amounting to £25 4s.
    This section is situated on the main Napier-Wairoa Road, three miles from Tangoio Post-office, two miles from school, ten miles from Bay View Railway-station, thirty-two miles from Heretaunga Dairy Factory, and nine miles from Petane Saleyards. Access is by good metalled road from Napier, twenty-two miles distant. Open pastoral country, suitable for grazing, comprising good ridges and steep broken faces, not divided into paddocks. Altitude 100 ft. to 1,000 ft. There is a small area of flat land suitable for homestead and farm buildings. Soil is a light loam, resting on clay and limestone formation; watered by permanent running creeks. The property is badly infested with blackberry, and second growth scrub and fern is showing over practically the whole area. There are also signs of rabbits.
