SCHEDULE.

WELLINGTON LAND DISTRICT.—FIRST-CLASS LAND.

Petone Borough.—Belmont Survey District.—Maungaraki Settlement.

SECTION 111, Block XIII: Area, 9 acres 2 roods 13·6 perches. Capital value, £175*; half-yearly rent, £4 7s. 6d.

*The capital value included the sum of £25 for improvements which remain the property of the Crown comprising felling, stumping, and grassing.

Weighted with £82 10s. (payable in cash) for improvements, comprising 15 chains fencing, dwelling 24 ft. by 23 ft. with lean-to 15 ft. by 11 ft.

This section is situated on the Koro Koro Settlement Road, two miles from Petone, and comprises steep broken hillside country, infested with gorse. The soil is of fair quality clay loam resting on rock formation and the land is watered by a stream. The dwelling is constructed of poor materials and is in a bad state, while the general quality of the section is poor.

Land in Marlborough Land District for Selection on Optional Tenures.

District Lands and Survey Office,
Blenheim, 12th January, 1939.

NOTICE is hereby given that the undermentioned property is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Blenheim, up to 4 o’clock p.m. on Tuesday, 7th March, 1939.

Applicants should appear personally for examination at the District Lands and Survey Office, Blenheim, on Thursday, 9th March, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

SCHEDULE.

MARLBOROUGH LAND DISTRICT.—THIRD-CLASS LAND.

Marlborough County.—Heringa and Wakamarina Survey Districts.

Lot 1 of Section 1, Block I, Heringa Survey District, and Section 58, Block I, Wakamarina Survey District: Area, 746 acres. Capital value, £365. Deposit on deferred payments, £15. Deferred payments: Half-yearly instalment, £11 7s. 6d. Renewable lease: Half-yearly rent, £7 6s.

Weighted with £500 for improvements, comprising four-roomed dwelling, shed, whare, fowl-run, fencing, roadway and bridges, plantation, felling, grassing and stumping. This sum is payable in cash or by sixty-nine half-yearly instalments amounting to £16 5s. principal and interest.

This property is situated on either side of the Blenheim-Nelson Main Highway, about forty-seven miles from Blenheim and two miles from Rai Valley Post-office. Access is by good metalled road. The soil is poor clay loam resting on rubble rock formation; well watered by streams. Altitude ranges from about 300 ft. to 1,200 ft. above sea-level.

Approximately 50 acres are in bush (mostly beech of poor quality), 600 acres in fern, and the balance in native pasture. Essentially grazing country; the present carrying capacity being about three hundred dry sheep.

NOTICE is hereby given that the undermentioned sections will be offered for lease by public auction at the District Lands and Survey Office, Christchurch, on Friday, 24th February, 1939, at 2.30 o’clock p.m., under the provisions of the Hanmer Crown Leases Act, 1928.

SCHEDULE.

CANTERBURY LAND DISTRICT.—TOWN LAND.

Amuri County.—Lyndon Survey District.—Subdivision of Reserve 3941.—Hanmer Township.

SECTION 7, Block II: Area, 1 rood. Upset yearly rental, £3.

Section 30, Block II: Area, 1 rood. Upset yearly rental, £3 15s.

These sections are situated in Hanmer Township with frontages to Scarborough Terrace. Each section contains a building-site, and electric light and high-pressure water are available. The sections are in close proximity to the existing township, school, post-office, and to all the sport and health facilities that the township offers. Hanmer is situated ninety-three miles from Christchurch and is reached by regular daily train and motor services.

Special Conditions.—The lessee shall, within twelve months from the date of commencement of the lease, erect on the section a residence or business premises to a value of at least £250. Plans and specifications of the proposed building to be first approved by the Commissioner of Crown Lands. No person may hold or acquire more than one section for the same purpose, but any person who is already the holder of or acquires at this offering a section for the erection of business premises thereon, may acquire a further section for residential purposes or vice versa.

Terms of Lease.—Twenty-one years, with right of renewal for further terms with rental based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

Applicants should appear personally for examination at the District Lands and Survey Office, Hokitika, on Wednesday, 15th February, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, and lease fee.

NOTE.—This land is offered in terms of section 153 of the Land Act, 1924, which provides that no right to any mineral under the surface shall pertain to the lessees, whose rights shall be to the surface soil only.
