Lands in North Auckland Land District for Selection.

North Auckland District Lands and Survey Office,
Auckland, 8th March, 1939.

NOTICE is hereby given that the undermentioned sections are open for selection under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Friday, 14th April, 1939.

The land described in the First Schedule may, at the option of the applicants, be purchased for cash or on deferred payments, or be selected on renewable lease. The lands described in the Second Schedule may be selected on renewable lease only.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 19th April, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken period rent, lease fee, and in the case of the lands described in the Second Schedule the amount of improvement loading.

FIRST SCHEDULE.

NORTH AUCKLAND LAND DISTRICT. — SECOND-CLASS LAND.

Whangarei County.—Ruatangata Parish.

ALLOTMENT 79: Area, 56 acres 3 roods 29 perches. Capital value, £30. Deposit on deferred payments, £5: Half-yearly instalment on deferred payments, 16s. 3d. Renewable lease: Half-yearly rent, 12s.

Allotment W 99: Area, 66 acres 0 roods 39 perches. Capital value, £35. Deposit on deferred payments, £5: Half-yearly instalment on deferred payments, 19s. 6d. Renewable lease: Half-yearly rent, 14s.

These sections are situated on side roads off the Kamo—Ruatangata Road. Access is from Kamo which is ten to twelve miles distant. This road is formed and metalled for nine miles and the remainder is formed.

Allotment 79: An undulating to slightly hilly and broken section in a natural state of tea-tree, fern, rushes, &c., and an area of approximately 2 acres of scrubby bush. The soil is of a clay nature on clay; watered by two swampy gullies which dry out in summer.

Allotment W 99: A level to easy undulating section in a natural state of tea-tree, fern, rushes, and wild danthonia. The soil is of a clay nature on clay; watered by a swampy gut which may dry out in summer.

NOTE.—These sections are not considered suitable for use as separate self-contained holdings but should work in satisfactorily with other land in the locality.

SECOND SCHEDULE.

NORTH AUCKLAND LAND DISTRICT. — SECOND-CLASS LAND.

Whangaroa County. — Mangonui Survey District. — Akatere Block.

(Exempt from payment of rent for four years.)

Sections 6 and 19, Block XI: Area, 202 acres 3 roods 2 perches. Capital value, £150; half-yearly rent, £3 15s.

Exemption from payment of rent is conditional on improvements to the value of £15 per annum being effected during the concession period in addition to the usual requirements under the Land Act.

Loaded with £8 10s. (payable in cash) for improvements, comprising 14 chains boundary fencing.

Situated on the Kaeo—Mangonui Main Highway, about nine miles from Mangonui Port by good metalled road and three miles from Oruaiti School; this section comprises practically all easy undulating to easy hilly-country in short scrub, hakea, fern, and some gorse. Soil is light friable clay on sandstone formation; well watered by running stream.

Land in Hawke’s Bay Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Wednesday, 29th March, 1939.

Applicants should appear personally for examination at the District Lands and Survey Office, Napier, on Thursday, 30th March, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—THIRD-CLASS LAND.

Hawke’s Bay County.—Maungaharuru Survey District.

(Exempt from payment of rent for three years.)

SMALL Grazing-run 104, Blocks XII and XIV: Area, 3,016 acres. Capital value, £1,500; half-yearly rent, £30.

After payment of required deposits no further rent will be charged for a period of three years conditional on improvements to the value of at least £120 being effected annually.

Weighted with £745 for improvements, comprising dwelling and outbuildings, wool-shed, yards, about 250 chains of fencing, plantation, and tracks. This sum may be paid in cash or the whole amount may remain on mortgage to the State Advances Corporation of New Zealand for a term of thirty years with interest at the rate ruling as at date of selection. The instalments under the mortgage comprising principal and interest will be payable quarterly.

The property is situated on the Ohurakura Road, about three miles from Te Pohue Post-office, one mile from Ohurakura School, and forty-one miles from Stortford Lodge Sale-yards; access by good metalled road from Napier. The greater portion of the land consists of easy slopes and low hills—deep ravines in places. The highest portions reach an altitude of about 1,300 ft. About 45 acres in worn-out pasture, 2,970 acres in fern with light sprinkling of danthonia grass throughout, and about 1 acre surrounding homestead. Between 250 to 300 acres could be ploughed and established in English grasses. Soil light loam on pumiceous subsoil; watered by good permanent streams and springs. Portion of the land could be used for cropping with oats, turnips, and cow-grass clover. The property is subdivided into four paddocks and in its present state the land will carry about 300 dry sheep, 15 breeding-cows, 16 steers and heifers, 2 dairy cows, and necessary horses. This capacity could be increased considerably by clearing fern, burning and sowing, and by additional fencing.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925, and applications will be received at the District Lands and Survey Office, Blenheim, up to 4 o’clock p.m. on Tuesday, 11th April, 1939.

Applicants should appear personally for examination at the District Lands and Survey Office, Blenheim, on Thursday, 13th April, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
