Settlement Land in Wellington Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Wellington, 30th August, 1938.

NOTICE is hereby given that the undermentioned property is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Monday, 26th September, 1938.

Applicants should appear personally for examination at the District Lands and Survey Office, Wellington, on Wednesday, 28th September, 1938, at 10.15 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, and deposit on account of weighting for improvements.

SCHEDULE.

WELLINGTON LAND DISTRICT.—SETTLEMENT LAND.

Featherston County.—Wairarapa and Huangarua Survey Districts.—Tawaha Settlement.

SECTION 8, Block VIII, Wairarapa Survey District, and Section 9, Block V, Huangarua Survey District (Tawaha Settlement): Area, 485 acres 1 rood. Capital value, £4,190*; half-yearly rent, £104 15s.

  • Capital value includes the sum of £980 for improvements (felling, grassing, and fencing) belonging to the Crown.

Weighted with £726 for improvements, comprising two dwellings, stable, cow-byres, shed, dams, fencing, plantations. This sum is payable in cash, or, after payment of a deposit of £126, the balance may be paid by half-yearly instalments consisting of principal and interest over a period of twenty-five years with interest at 4½ per cent. reducible to 4¼ per cent. for prompt payment. Half-yearly instalments would be £20 7s. 5d. gross. Details of terms and conditions of the mortgage will be given on application.

This property is situated on the main Featherston-Martinborough Road approximately four miles from Martinborough and seven miles from Featherston, access being by good bitumen road. It is flat to undulating land, low lying, and is well watered by dams and creeks. The sections are free from noxious weeds except gorse and broom which are scattered over portion of the property. Generally the pasture, buildings, and fencing are poor. The property could be considerably improved by good management and is suitable for mixed farming.

Land in Marlborough Land District for Lease by Public Auction.

District Lands and Survey Office,
Blenheim, 31st August, 1938.

NOTICE is hereby given that the undermentioned section will be offered for lease, term sixty-six years with perpetual right of renewal, by public auction at the District Lands and Survey Office, Blenheim, on Thursday, 6th October, 1938, at 11.30 o’clock a.m., under the provisions of the Land Act, 1924.

NOTE.—This land is offered in terms of section 153 of the Land Act, 1924, which provides that no right to any mineral under the surface shall pertain to the lessee, whose rights shall be to the surface soil only.

SCHEDULE.

Sounds County.—Gore Survey District.—Marlborough Mining District.

PART Section 32, Block XII: Area, 5 acres. Upset half-yearly rent, 8s.

Weighted with £130 for improvements, comprising five-roomed cottage, dairy, washhouse, open shed, and cow-byre. This sum may be paid in cash, or may remain on mortgage to the State Advances Corporation, term ten years, repayable by half-yearly instalments of £4 1s. 11d. (reducible to £3 18s. 8d. for prompt payment). Legal costs in connection with this mortgage, amounting to £2 5s. will be payable by the successful applicant.

This property is situated in Endeavour Inlet, Queen Charlotte Sound, and is suitable for a seaside residence.
