WELLINGTON LAND DISTRICT.—THIRD-CLASS LAND.
Waimarino County.—Whirinaki Survey District.
SECTION 8, Block XII: Area, 446 acres 1 rood 31·8 perches. Capital value, £170. Deposit on deferred payments, £20. Half-yearly instalment on deferred payments, £4 17s. 6d.: Renewable lease: Half-yearly rent, £3 8s.
Weighted with £490 for improvements, comprising 70 chains of boundary-fencing, 200 chains of internal fencing, and 449 acres felled and grassed. This sum is payable in cash, or, after payment of a deposit of £5, the balance may be secured by instalment mortgage payable over a period of fifteen years (with payments calculated as on a twenty-year term) with interest at 5 per cent., reducible to 4½ per cent. Half-yearly instalments consisting of principal and interest would amount to £19 6s. 5d. gross. At the end of the term of fifteen years any balance then outstanding will be payable upon demand.
This property would make a good mixed farm, and is situated on the Mangatiti Valley Road, twenty-two miles from Raetihi Post-office, Railway-station, Saleyards, and Dairy Factory (cream is collected three times a week), and twelve miles from the O’Ratara School. The access is by good metalled road from Raetihi, and there is a mail delivery twice a week. Generally the section consists of flat land and undulating to hilly country with only one steep face, that being on the northern boundary, and there are no bad gorges. The soil is of medium quality resting on a papa, clay, and sandstone formation; watered by streams and springs. There are signs of ragwort, &c., on the hilltops, but otherwise the section is free from noxious weeds, and there are no rabbits. The section is subdivided into five paddocks, and is suitable for both grazing and dairying if the easy country is fenced off; at present there are 20 acres in good pasture, 220 acres in poor pasture, and 206 acres of deteriorated pasture, this being most pronounced along the boundary. There are approximately 100 acres of scrub and fern, but this should not be reclaimed until the balance of the section is put into good order. There is no house on the section.
Any further information required may be obtained from the undersigned.
