It is hereby notified that an order of adoption as set out in the Schedule hereunder was made by the Native Land Court on the 28th day of January, 1911, under the provisions of the Native Land Act, 1909.

Birkenhead : Beacon established.

Position : Stokes Point 106½°. Watchman Island Trig. 167⅛. Lat., 36° 49′·4 S.; long. 174° 43′·8 E. (approx.).

Details : A four-pile beacon with red globular surmount has been erected in the above position. The beacon marks the outfall of the sewer which lies in a 021° direction. Masters are warned not to pass between the beacon and the shore.

Details : The light has been repaired and is now in operation.

CROWN LANDS NOTICES.

Land in Taranaki Land District for Selection on Optional Tenures.

District Lands and Survey Office,

New Plymouth, 1st September, 1937.

NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o'clock p.m. on Monday, 20th September, 1937.

Applicants should appear personally for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 22nd September, 1937, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease and mortgage fees, deposit on account of improvement loading, and proportionate part of insurance on buildings.

SCHEDULE.

TARANAKI LAND DISTRICT.—SECOND-CLASS LAND.

Waitomo County.—Aria Survey District.

SECTION 7, Block III : Area, 1,053 acres. Capital value, £520. Deposit on deferred payments, £25. Half-yearly instalment on deferred payments, £16 1s. 9d. Renewable lease : half-yearly rent, £10 8s.

Weighted with £697 for improvements, comprising dwelling (poor), cow-byrne, 400 chains fencing, 240 acres felled and burned, 60 acres ploughed and grassed. This sum is payable in cash, or after payment of a deposit of £97 the balance may be secured by way of first mortgage to the State Advances Corporation of New Zealand for a term of 30 years with interest at the rate ruling as at date of selection. Instalments under the mortgage payable quarterly. Costs in connection with the preparation of the mortgage, £3 19s., must be paid immediately an application is declared successful.

A grazing property on which a limited dairy herd may be milked, situated on the Ohura-Mokau Road, 7 miles from Aria Post-office, Dairy-factory, and Saleyards, 1 mile from Rira School, and 31 miles from Te Kuiti Railway-station. The section comprises about 400 acres easy to hilly country, the remainder being steep and broken sandstone country. The soil is loam resting on sandstone and clay formation and the section, which is subdivided into eight paddocks, is watered by running streams. Ragwort and blackberry are in evidence.

Education Reserve in Wellington Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, Wellington, at 2 o'clock p.m. on Friday, 8th October, 1937, under the provisions of the Education Reserves Act, 1928, and the Public Bodies' Leases Act, 1908.

SCHEDULE.

WELLINGTON LAND DISTRICT.—EDUCATION RESERVE.

City of Palmerston North.

LOT 7, D.P. 385, being part of Section 116, Township of Palmerston : Area, 23¾ perches. Annual rent, £50.

This section is situated in Queen Street, adjacent to Rangitikei Street, which is the main business street of Palmerston North. The section is suitable for a warehouse, factory, or garage. Those interested in business in Palmerston should note that Subdivisions 8 and 9 of Section 116, fronting Queen Street and adjoining Subdivision 7, are also available, and the three sections would make an excellent site for a block of offices, &c.

Abstract of Terms and Conditions of Lease.

  1. Six months' rent at the rate offered, broken-period rent, weighting for improvements, and £2 2s. (lease fee), must be deposited on the fall of the hammer.

  2. Term of lease : Twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies' Leases Act, 1908.

  3. Rent payable half-yearly in advance.

  4. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.

  5. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

  6. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.
