A grazing property situated on Mangapohue Road ten
miles from Waitomo Caves Post-office and the School, sixteen
miles from Hangatiki Railway-station, and twenty-three
miles from Otorohanga Dairy Factory; access by metalled
road. Undulating to hilly and broken country watered by
running streams and springs. Approximately 300 acres bush
land felled and grassed (now reverted), 272 acres in natural
state of standing bush. Ragwort requires attention.

SECOND-CLASS LAND.

Otorohanga County.Orahiri Survey District.

(Exempt from payment of rent for two years.*)

SECTIONS 5 and 25, Block VII : Area, 342 acres (approximately). Capital value, £345; half-yearly rent, £6 18s.
Weighted with £547 10s. for improvements, comprising
dwelling of four rooms, cow-shed, outbuilding, clearing and
grassing, road-boundary fencing, internal fencing, and half-
share in boundary-fencing. This sum is payable in cash, or,
after payment of a deposit of £12 10s., the balance of £545 as
follows :—

(1) The sum of £465 may remain on mortgage to the State
Advances Corporation of New Zealand payable over a period
of thirty years by means of quarterly instalments of principal
and interest combined with interest at the rate ruling as at
date of selection, subject to a rebate of ½ per cent. for payment
of the instalments on or before fourteen days after the due
dates thereof.

(2) The sum of £70 to the Lands and Survey Department
payable over a period of five years by means of ten half-
yearly instalments of £8 1s. 9d.

A mixed-farming property situated on the Waitomo Valley
Road three miles from Otorohanga Railway-station, Post-
office, School, and Dairy Factory; access by good metalled
road. The land varies from river flats, including an area of
undrained swamp, to hilly and broken country at the back.
Approximately 50 acres in good to medium pasture, 20 acres
in worn-out pasture, 10 acres of swamp land, balance in
natural state. Ragwort on the flats and gorse and black-
berry on the hilly country requires attention.

  • After payment of the required deposit no rent will be
    charged for a period of two years provided a sum equivalent
    to the concession granted is expended each year in effecting
    permanent improvements to the land.

Education Reserve in Taranaki Land District for Lease by
Public Auction.

District Lands and Survey Office,
New Plymouth, 20th April, 1937.

NOTICE is hereby given that the undermentioned edu-
cation reserve will be offered for lease by public
auction at the District Lands and Survey Office, New Ply-
mouth, at 2.30 o'clock p.m. on Wednesday, 2nd June, 1937,
under the provisions of the Education Reserves Act, 1928,
and the Public Bodies' Leases Act, 1908, and amendments.

SCHEDULE.

TARANAKI LAND DISTRICT.EDUCATION RESERVE.

New Plymouth Borough.Town of New Plymouth.

SECTION 1991: Area, 1 rood 1 perch. Upset annual rental,
£3 10s.

This section is situated in Gill Street. It is broken by a
gully across the frontage and is overgrown with grass and
weeds, but by levelling and filling in the gully a good building-
site could be obtained.

Abstract of Terms and Conditions of Lease.

  1. A half-year's rent at rate offered, broken-period rent
    (if any), and lease and registration fees, £2 2s., to be paid on
    fall of hammer.

  2. Term of lease: Twenty-one years, with perpetual right
    of renewal for successive terms of twenty-one years at rents
    based on fresh valuations under the provisions of the Public
    Bodies' Leases Act, 1908.

  3. No compensation for improvements, but if lease is not
    renewed upon expiration or if it is sooner determined the new
    lease offered for disposal by public competition will be subject
    to payment by the incoming tenant of valuation for improve-
    ments effected by the original lessee with the consent of the
    Land Board, and the amount so paid by the incoming tenant
    shall be paid to the original lessee without any deduction
    except for rent or other payments in arrear. Failing disposal,
    the land and improvements revert to the Crown.

  4. No transfer, mortgage, sublease, or subdivision allowed
    without consent of the Land Board.

  5. Lessee to maintain in good substantial repair all im-
    provements, to trim all live hedges, and to yield up all im-
    provements in good order and condition at the expiration of
    the lease. Buildings must be kept insured.

  6. Rent payable half-yearly in advance, subject to penalty
    at the rate of 10 per cent. per annum for any period during
    which it remains in arrear.

  7. Lessee not to carry on any noxious, noisome, or offensive
    trade upon the land.

  8. Lessee to obtain consent of the Land Board before
    effecting improvements.

  9. Lessee to pay all rates, taxes, and assessments.

  10. Lease is liable to termination if conditions are violated.

Form of lease may be perused and full particulars obtained

Town Lands in Westland Land District for Selection on
Renewable Lease.

District Lands and Survey Office,
Hokitika, 20th April, 1937.

NOTICE is hereby given that the undermentioned sections
are open for selection on renewable lease under the
Land Act, 1924; and applications will be received at the
District Lands and Survey Office, Hokitika, up to 4 o'clock
p.m. on Friday, 11th June, 1937.

Applicants should appear personally for examination at
the District Lands and Survey Office, Hokitika, on Tuesday,
15th June, 1937, at 10.30 o'clock a.m., but if any applicant
is unable to attend he may be examined by any other Land
Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the
examination of applicants.

NOTE.—These lands are offered in terms of section 153 of
the Land Act, 1924, which provides that no right to any
mineral under the surface shall pertain to the lessee, whose
rights shall be to the surface soil only.
