  • The rental exemption is conditional on improvements

Land in Auckland Land District for Selection on Renewable Lease.


District Lands and Survey Office,
Auckland, 17th February, 1937.

NOTICE is hereby given that the undermentioned section
is open for selection on renewable lease under the
Land Act, 1924; and applications will be received at the
District Lands and Survey Office, Auckland, up to 11 o’clock
a.m. on Thursday, 25th March, 1937.

Applicants should appear personally for examination at
the District Lands and Survey Office, Auckland, on Thursday,
1st April, 1937, at 10.30 o’clock a.m., but if any applicant
is unable to attend he may be examined by any other Land
Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when
examined documentary evidence of their financial position,
such as bank pass-books, certificates or letters of credit
from managers of banks, financial institutions, or mercantile
firms, or from private persons or parents undertaking to give
financial assistance. Persons undertaking to assist financially
should state to what extent they are prepared to do so and
supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the
examination of applicants, and the successful applicant is
required to pay immediately at conclusion of ballot a deposit
comprising the first half-year’s rent, broken-period rent,
lease and mortgage fees, and deposit in reduction of improve-
ment loading.


SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Waitomo County.—Mangaorongo Survey District.

(Exempt from payment of rent for two years.*)

SECTION 3, Block XIV: Area, 139 acres. Capital value, £140;
half-yearly rent, £2 16s.

Weighted with £555 for improvements, comprising dwelling,
outbuildings (2), shelter-belt, clearing and grassing, internal
fencing, road-boundary fencing, and half-share in boundary-
fencing. This sum is payable in cash, or, after payment of
a deposit of £10, the balance of £545 as follows:—

(1) The sum of £245 may remain on mortgage to the State
Advances Corporation of New Zealand payable over a period
of twenty years by means of quarterly instalments of principal
and interest combined with interest at the rate ruling as at
date of selection, subject to a rebate of ½ per cent. for payment
of the instalments on or before fourteen days after the due
dates thereof.

(2) The sum of £300 to the Lands and Survey Department
payable over a period of ten years by means of twenty half-
yearly instalments of £19 8s. 6d. each.

A dairying property when ragwort has been brought under
control, situated on Taipuru Road, one mile from Rewa Rewa
School and eleven miles from Te Kuiti Post-office, Railway-
station, Saleyards, and the cream-collection depot; access by
metalled road nine miles and formed clay road two miles.
Easy to undulating country mostly ploughable. Approxi-
mately 28 acres in good pasture, 40 acres in medium pasture,
40 acres in worn-out pasture partly reverted, 31 acres cleared
and grassed, now reverted. Ragwort requires attention.

  • After payment of the required deposits no rent will be
    charged for a period of two years provided that a sum
    equivalent to the concession granted is expended each year
    in effecting permanent improvements to the land.

able lease: Half-yearly rent, £1 14s.

Weighted with £435 for improvements, comprising dwelling
of three rooms, cow-shed and separator-room, clearing and
grassing, internal fencing, road-boundary fencing, and half-
share in boundary-fencing. This sum is payable in cash,
or, after payment of a deposit of £5, the balance of £430 may
remain on mortgage to the Lands and Survey Department
payable over a period of 36½ years by means of instalments
of principal and interest combined amounting to £12 18s.
each half-year.

A grazing property situated on the Kawhia—Pirongia Road
one mile from Ngutunui Post-office and School, and nineteen
miles from Te Awamutu Railway-station and Dairy Factory ;
access by metalled road. Land is easy to undulating to broken
in the gullies, all but about 10 acres being ploughable.
Approximately 30 acres in good to medium pasture, balance
in natural state. Ragwort requires attention.

will be offered for sale for cash or on deferred payments
by public auction at the Lands Office, Taumarunui, on Wednes-
day, 24th March, 1937, at 11.30 o’clock a.m., under the Land
Act, 1924.


SCHEDULE.

AUCKLAND LAND DISTRICT.—TOWN LAND.

Taumarunui County.—Taumarunui Native Township.

ALLOTMENT 9, Block XXXI: Area, 1 acre. Upset price,
£150.

Weighted with £10 (to be paid in cash) for improvements,
comprising shelter-belt and half-share in boundary-fencing.

The section, which is suitable as a building-site, has a front-
age to Taupo Road, being situated approximately two miles
from Taumarunui Post-office and School; access by metalled
road. The land is level at the back sloping down to the
road-level at the front.
