SCHEDULE.

MARLBOROUGH LAND DISTRICT.

SECOND-CLASS LAND.

Marlborough County.Heringa Survey District.

SECTION 1, Block I : Area, 708 acres. Capital value, £350.
Deposit on deferred payments, £20 : Half-yearly instalment
on deferred payments, £10 14s. 6d. Renewable lease : Half-
yearly rent, £7.

Weighted with £885 for improvements, comprising dwelling
and outbuildings, fencing, and felling and grassing. This
sum is payable in cash or by a deposit of £85 and the balance
of £800 on mortgage to the Lands and Survey Department—
term, thirty-six years and a half with interest at 5 per cent.
to a discharged soldier, and thirty-four years and a half
with interest at 5½ per cent. to others.

This property is situated on the Blenheim-Nelson Main
Highway, about forty-seven miles from Blenheim, and two
miles from Rai Valley Post-office ; access is by good metalled
road. The soil is very light loam on sandstone and rock
formation and section is watered by permanent creeks.
Altitude is from 100 ft. to 1,000 ft., and area comprises
approximately 20 acres comparatively flat land inclined to
be swampy, 100 acres easy spurs, and the balance steep faces.
Dairying has been attempted in the past, but the place is not
suitable for this and is essentially grazing country ; present
carrying - capacity is 175 ewes and 25 hoggets. A little
blackberry is in evidence on the flats and fern is coming in
on the faces, but property is free of rabbits.

THIRD-CLASS LAND.

Sounds County.Orieri Survey District.

Section 10, Block II : Area, 296 acres. Capital value, £75.
Deposit on deferred payments, £5 : Half-yearly instalment on
deferred payments, £2 5s. 6d. Renewable lease : Half-
yearly rent, £1 10s.

Weighted with £55 for improvements, consisting of
boundary-fencing and 150 acres felled and grassed but now
worn out. This amount is payable in cash or by a deposit
of £5 and balance (£50) by first mortgage to the State Advances
Corporation on 10-year table mortgage, interest calculated
at 4⅝ per cent. with ½ per cent. rebate for prompt payment.
First instalment £1 14s. 8d. gross, £1 13s. 5d. net. Selector
liable for £2 9s. fees for preparation of mortgage.

This property is situated on the shady side of Crail Bay and
is of very poor quality and only suitable as a run-off for stock
in summer months. Although 150 acres have been felled and
grassed, this work was done many years ago and has now
deteriorated into fern and second-growth with patches of
native grasses. The configuration is hilly to steep broken by
gullies, &c.

Education Reserve in Southland Land District for Lease by
Public Auction.

NOTICE is hereby given that the undermentioned land
will be offered for lease by public auction at this
office on Wednesday, 20th January, 1937, at 11 o’clock a.m.,
under the provisions of the Education Reserves Act, 1928, and
the Public Bodies' Leases Act, 1908.

SCHEDULE.

SOUTHland LAND DISTRICT.—SOUTHLAND COUNTY.

SECTION 14, Block VIII, Waikaka Survey District : Area,
13 acres 3 roods 30 perches. Upset annual rent, £2.

Weighted with £4 valuation for fencing.

Situated six miles from Mataura by metalled road. The
section comprises practically level land with several small
swampy patches.

Abstract of Terms and Conditions of Lease.

  1. Possession will be given on date of sale.

  2. Six months’ rent at the rate offered and rent for the
    broken period, weighting for improvements, lease and
    registration fees (£2 2s.), must be deposited on acceptance
    of bid.

  3. Term of lease, twenty-one years, with perpetual right
    of renewal for further similar terms at rents on fresh
    valuations under the provisions of the Public Bodies’ Leases
    Act, 1908.

  4. Rent payable half-yearly in advance.

  5. Lessee to maintain in good substantial repair all buildings,
    drains, and fences ; to keep clear all creeks, drains, ditches,
    and watercourses ; to trim all live hedges, and yield up all
    improvements in good repair and condition at the expiration
    of the lease.

  6. Lessee not to carry on any noxious, noisome, or offensive
    trade upon the land.

  7. Lessee not to transfer, mortgage, sublet, or subdivide
    without consent of the Land Board.

  8. Lessee not to use or remove any gravel without consent
    of the Land Board.

  9. No liability is accepted on the part of the Crown or of
    the Land Board to pay to the lessee any compensation for
    improvements, but if the lease is not renewed upon expiration,
    or if it is sooner determined, the new lease offered for disposal
    by public competition will be subject to payment by the
    incoming tenant of an amount equal to the value of buildings
    and improvements effected by the original lessee, and the
    amount so paid by the incoming tenant shall be paid to the
    original lessee without any deduction except for rent or other
    payments in arrear.

  10. Lease liable to termination if conditions are violated.

  11. Lessee to keep buildings insured.

  12. Interest at the rate of 10 per cent. per annum to be
    paid on rent in arrear.
