THIRD-CLASS LAND.
Ohura County.—Ohura Survey District.
Section 6, Block IX: Area, 378 acres. Capital value, £370. Deposit on deferred payments, £15: Half-yearly instalment on deferred payments, £11 10s. 9d. Renewable lease: Half-yearly rent, £7 8s.
Weighted with £580 for improvements, comprising dwelling, cow-byre, whare, and outhouse, fencing, felling and grassing. Payable in cash or by a cash deposit of £25, leaving £480 on first mortgage to the Mortgage Corporation of New Zealand and £75 on second mortgage under the Discharged Soldiers Settlement Act.
A sheep- and cattle-grazing property, on which a small herd of dairy cows could be carried, situated on the Ohura Road, three miles from Ohura Post-office, School, and Railway-station. Access is by metalled road from Ohura. The soil is a light loam on clay and sandstone formation; watered by springs and creeks. About 50 acres in good pasture, 135 acres in fair pasture, 150 acres formerly felled and grassed but now deteriorated to fern and scrub, and 35 acres in bush. Subdivided into six paddocks.

Abstract of Terms and Conditions of Lease.

Six months’ rent at the rate offered, rent for broken period, and £2 2s. (lease fee), must be deposited on acceptance of bid.

Term of Lease: Twenty-one years from 1st January, 1937, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

Rent payable half-yearly in advance.

Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and to yield up all improvements in good order and condition at the expiration of his lease.

Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

Lessee not to use or remove any gravel without the consent of the Land Board.

Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

No liability is accepted on the part of the Crown or of the Land Board to pay to the lessee any compensation for improvements, but if the lease is not renewed upon expiration, or if it is sooner determined, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of an amount equal to the value of buildings and improvements effected by the original lessee; and the amount so paid by the incoming tenant shall be paid to the original lessee without any deduction except for rent and other payments in arrear.

Milling-timber for Sale by Public Auction.

NOTICE is hereby given that the undermentioned milling-timber will be disposed of by public auction at the office of the State Forest Service, Auckland, at 3 o’clock p.m. on Monday, the 22nd day of June, 1936.
SCHEDULE.
AUCKLAND FOREST-CONSERVATION REGION.—NORTH AUCKLAND LAND DISTRICT.
ALL the milling-timber on that area, containing approximately 207 acres (part Provisional State Forest No. 126), Section 5, Block V, Motatau Survey District, and part Section 6, Block I, Motatau Survey District, adjacent to the Otiria–Kaikohe Railway line in the vicinity of the Ngapipito Station.
The total estimated quantity in cubic feet is 83,734, or in board feet 564,710, made up as follows:—

Terms of Payment.
A marked cheque for one-sixth of the purchase-money, together with £1 1s. license fee, must be paid on the fall of the hammer, and the balance by five equal monthly instalments, the first of which shall be paid three months after the date of sale.
Terms and Conditions.

All instalment payments shall be secured by “on demand” promissory notes made and endorsed to the satisfaction of the Commissioner of State Forests, and interest at the rate of 1 per cent. per annum in excess of current bank overdraft rates will be charged on all notes overdue from the date of maturity to the date of payment.

The right to cut and remove the timber will be sold in accordance with the provisions of the Forests Act, 1921–22, the regulations in force thereunder, and these conditions.
