Settlement Land in Taranaki Land District for Selection on Renewable Lease.
District Lands and Survey Office,
New Plymouth, 12th February, 1936.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, New Plymouth, up to noon on Tuesday, 25th February, 1936.
Applicants should appear personally for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 26th February, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.
TARANAKI LAND DISTRICT.—SETTLEMENT LAND.—SECOND-CLASS LAND.
Inglewood County.—Huiroa Survey District.—Taitama Settlement.
SECTIONS 2s and part 3s: Area, 578 acres 2 roods 8 perches. Capital value, £2,290*; half-yearly rent, £57 5s.
Weighted with £1,345 for improvements (see below). This sum is payable in cash, or, after payment of a cash deposit of £145, the balance (£1,200) may remain on mortgage under the Discharged Soldiers Settlement Act.
- Improvements on the land comprise a new five-roomed dwelling, new wool-shed, dip, and yards, 515 chains of fencing, road and tracks, 285 chains draining, stumping, felling and grassing, valued in all at £2,985. Of this amount £1,550 is included in the capital value above stated, and the balance of £1,345 is payable as set out above.
A grazing property, on which a few cows could be milked, situated on the Mana Road (metalled) about nine miles from Tariki Railway-station and three miles from the Ratapiko School. The nearest dairy factory is about five miles distant. Flat and undulating to easy hilly country, about 200 acres ploughable. The soil is light loam on sandstone and clay formation; watered by streams.
Possession will be given one month after approval of application by the Taranaki Land Board, and a clearing-sale of the stock on the property will be held within this time.

Education Reserve in Taranaki Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at the District Lands and Survey Office, New Plymouth, at 2 o’clock p.m. on Wednesday, 18th March, 1936, under the Public Bodies’ Leases Act, 1908, and amendments.

TARANAKI LAND DISTRICT.
Egmont County.—Opunake Survey District.
SECTION 69, Block XI: Area, 162 acres 3 roods 14 perches. Upset annual rental, £12.
Weighted with £293 for improvements, comprising dwelling (very old), cow-byre, approximately 120 chains fencing, 60 acres felled, burned and grassed, and 6 acres cleared and stumped. This amount may be paid in cash, or, after payment of a deposit of £13, the balance (£280) may be secured by way of first mortgage to the Mortgage Corporation of New Zealand with interest at the rate ruling as at date of selection. Costs of completion of mortgage, £2 15s.
A dairying property, situated on the Kiri Road, two miles from Te Kiri Post-office and School, four miles from Piham a Railway-station, two miles and a half from Awatuna Dairy Factory, and eight miles from Opunake Saleyards. Access is by tar-sealed and metalled road from Opunake.
This property consists of level land with stony hummocks interspersed with swamps. It contains approximately 60 acres in worn-out pasture, 6 acres bush land felled and stumped, 40 acres swamp land and rubbish, and 57 acres in natural state. The soil is light, poor loam resting on hard-pan formation, and the section, which is watered by permanent streams, is subdivided into four paddocks. There are a few odd plants of ragwort, and blackberry is very much in evidence.
Section 61, Block XI: Area, 170 acres. Upset annual rental, £17.
Weighted with £461 for improvements, comprising dwelling (very old), cow-byre, two sheds, water-supply, and approximately 200 chains fencing, 48 chains draining, 80 acres felled, burned and grassed, and 18 acres cleared and stumped. This amount may be paid in cash, or, after payment of a deposit of £11, the balance (£450) may be secured by way of first mortgage to the Mortgage Corporation of New Zealand with interest at the rate ruling as at date of selection. Costs of completion of mortgage, £3 7s.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

A half-year’s rent at rate offered, and lease and registration fees, £2 2s., to be paid on fall of hammer, together with cost of preparation of mortgage and broken-period rent, if any.

Term of lease is twenty-one years, with perpetual right of renewal for successive terms of twenty-one years at rents based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

No compensation for improvements; but if lease is not renewed upon expiry the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for improvements effected by the lessee with the consent of the Land Board. Failing disposal, the land and improvements revert to the Crown without compensation.

No transfer, mortgage, sublease, or subdivision allowed without consent.

Lessee to maintain in good substantial repair all improvements, to trim all live hedges, and to yield up all improvements in good order and condition at the expiration of the lease.

Rent payable half-yearly in advance, subject to penalty at the rate of 10 per cent. per annum for any period during which it remains in arrear.

Lessee will not carry on any offensive trade.

Lessee to give notice to Land Board before making improvements.
-
Lessee to pay all rates, taxes, and assessments.

Lease is liable to forfeiture if conditions are violated.
Form of lease may be perused and full particulars obtained from the undersigned.

ALL the milling-timber on that piece of land containing 380 acres, situated in Blocks XII and XV, Mawheranui Survey District, Provisional State Forest Reserves 1701 and 1707, situated about eight miles and a half from Ngahere Railway-station, on the Greymouth—Reefton railway-line.
