Weighted with £770 for improvements, comprising four-roomed dwelling, wool-shed and yards, cow-byre, shed, fencing, felling, and grassing. This sum is payable in cash or by a deposit of £50, leaving £720 on instalment mortgage under the Discharged Soldiers Settlement Act.

A grazing property on which a few head of dairy stock could also be run. Situated on the Matiere–Okahukura Road, about two miles from Tuhua Post-office, School, and Railway-station, and fourteen miles from Taumarunui Saleyards. Access by metalled road from Taumarunui. Undulating to hilly and steep land, about 50 acres ploughable. Loam soil on clay and papa; watered by streams. Approximately 130 acres in bush, balance felled and grassed. Subdivided into nine paddocks.

Ohura County.—Ohura Survey District.

Sections 11, 20, and 21, Block IX, and Section 2, Block XIII: Area, 575 acres 2 roods 13·4 perches. Capital value, £575; half-yearly rent, £11 10s.

  • After payment of first half-year’s rent, lease fee, and broken period rent (if any), an exemption from payment of rent will be allowed for a period of two years provided improvements to the value of £30 are effected annually during the exemption period.

Weighted with £1,317 valuation for improvements, comprising five-roomed dwelling, wool-shed, and yards, cow-byre and separator-room, car-shed, about 501 chains fencing, 406 acres felled and grassed, and 20 acres broken from natural state. This amount is payable in cash or by a cash deposit of £7, the balance—£1,310—to be secured on first mortgage to the Mortgage Corporation of New Zealand for a term of thirty-five years with interest at the rate ruling as at date of selection. An exemption from payment of interest under the mortgage will be allowed for a period of two years provided permanent improvements to the value of the interest remitted are effected.

Situated on the Tatu–Ohura Road, about two miles from Tatu School and seven miles from Ohura Post-office. Access is by good metalled road from Ohura. This property generally comprises approximately 100 acres flat and easy country, 100 acres hilly but ploughable, the remainder being fairly steep and hard, light land with tawhero ridges. At present the section comprises approximately 80 acres in fair pasture, 426 acres in worn-out pasture reverted to fern and scrub, and 70 acres in natural state.

Waitomo County.—Mapara Survey District.

(Exempt from payment of rent for three years.*)

Section 8, Block VIII: Area, 603 acres. Capital value, £320; half-yearly rent, £6 8s.

  • After payment of first half-year’s rent, lease fee, and broken period rent (if any), an exemption from payment of rent will be allowed for a period of three years provided improvements to the value of £30 are effected annually during the exemption period.

Weighted with £650 for improvements, comprising two whares, wool-shed, cow-byre, yards, about 450 chains fencing, and about 300 acres felled and burned. This amount may be secured by way of first mortgage to the Mortgage Corporation of New Zealand for a term of thirty-five years with interest at the rate ruling as at date of selection. A remission of the interest payable under the mortgage will be allowed for a period of two years provided permanent improvements to the value of £50 are effected annually in addition to improvements required to gain the rental remission.

This property is situated on a track leading from the Mangaiti Road, and is approximately six miles from the Mapiu Post-office, half a mile from Kaitangaweka School, and about twelve miles from Kopaki Railway-station. Access is by metalled road, thence track from Kopaki. Subdivided into ten paddocks and generally comprises a hilly section, about 200 acres being easy country. The balance is rough with sandstone right to the surface. At present about 100 acres are in good pasture, about 100 acres in worn-out pasture (reverting), about 353 acres bush land felled and grassed but now reverted; and about 50 acres in bush. Considered to be a dry-stock proposition.

THIRD-CLASS LAND.

Ohura County.—Aria Survey District.

(Exempt from payment of rent for five years.*)

Section 1, Block XI: Area, 1,282 acres. Capital value, £410; half-yearly rent, £8 4s.

  • After payment of first half-year’s rent, lease fee, and broken period rent (if any), an exemption from payment of rent will be allowed for a period of five years provided improvements to the value of £30 are effected annually during the exemption period.

Weighted with £615 for improvements, comprising house, two sheds, about 480 chains subdivisional fencing, 80 chains boundary-fencing, and 260 acres felling and grassing. This amount is payable in cash or may be secured by way of first mortgage to the Mortgage Corporation of New Zealand for a term of thirty years with interest at the rate ruling as at date of selection. An exemption from payment of interest under the mortgage will be allowed for a period of three years provided improvements to the value of interest remitted are effected annually.

Situated on the Upper Waikaka Road, ten miles from Matiere Post-office, Railway-station, and Dairy Factory, and seven miles from the Waikaka School. Access is by six miles metalled and four miles unmetalled road from Matiere. At present this property comprises 60 acres in fair pasture, 200 acres in fern with scattered grass, and 40 acres in birch bush. The soil is loam resting on sandstone and clay formation, is generally light, and deteriorates rapidly. The grass area is infested with ragwort, and blackberry is also in evidence. Altitude from 600 ft. to 1,430 ft.

Waitomo County.—Totoro Survey District.

Section 10, Block V: Area, 470 acres. Capital value, £395; half-yearly rent, £7 18s.

  • After payment of the first half-year’s rent, lease fee, and broken period rent (if any), an exemption from payment of rent will be allowed for a period of five years provided improvements to the value of £20 are effected annually during the exemption period.

Weighted with £247 for improvements, comprising a house and garage, 200 chains fencing, and 140 acres felling and grassing. This amount is payable in cash or by a deposit of £7, and the balance—£240—secured on first mortgage to the Mortgage Corporation of New Zealand for a term of thirty years with interest at the rate ruling as at date of selection. A remission of the interest payable under the mortgage will be allowed for a period of two years provided permanent improvements to the value of £50 are effected annually.

Situated on the Tikitiki Road, about fourteen miles from Kopaki Railway-station and Post-office, about two miles from Aramatai School, and about ten miles from Piopio Dairy Factory and Saleyards. Access is by metalled road from Kopaki. This area comprises about 40 acres in fair pasture, 155 acres in fern and second growth, 20 acres swamp land; and about 250 acres in bush. A hilly, broken section with a steep frontage leading to approximately 250 acres of good tableland. The soil is loam resting on rhyolite formation. Ragwort is prevalent.

SETTLEMENT LAND.—FIRST-CLASS LAND.

Taranaki County.—Huatoki Settlement.

Section 25s: Area, 18 acres 0 roods 18 perches. Capital value, £540*; half-yearly rent, £13 10s.

Weighted with £122 4s. (to be paid in cash) for improvements, comprising dwelling, cow-byre, shed, 27½ chains boundary-fencing, and 16 chains subdivisional fencing.

  • Improvements, comprising 18 acres felling and 9 acres cleared, stumped, and grassed, have been included in the capital value.

The property is situated on the Saxton Road, two miles and a quarter from New Plymouth Post-office and Railway-station and about three-quarters of a mile from Vogeltown School. Access is by tar-sealed and metalled road. The property is subject to great improvement, and could be made into a good suburban holding.

Special Condition.—Wherever there are improvements to be secured on mortgage the successful applicant must, in addition to paying the necessary deposit on the land and improvements and lease fee, pay the costs of preparing the mortgage and a proportionate share of the insurance premium on the buildings.
