Lands in Auckland Land District for Selection on Optional Tenures.

District Lands and Survey Office,
Auckland, 10th December, 1935.

NOTICE is hereby given that the undermentioned sections are open for selection on optional tenures under the Land Act, 1924; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 20th January, 1936.

Applicants should appear personally for examination at the District Lands and Survey Office, Auckland, on Thursday, 23rd January, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

AUCKLAND LAND DISTRICT.

SECOND-CLASS LAND.

Raglan County.—Alexandra Survey District.

SECTIONS 1 and 2B, Block I: Area, 589 acres 3 roods 2 perches. Capital value, £445. Deposit on deferred payments, £20: Half-yearly instalment on deferred payments, £13 16s. 3d. Renewable lease: Half-yearly rent, £8 18s.

Weighted with £500 10s. for improvements, consisting of cow-shed, clearing and grassing, road-boundary fencing, subdivisional fencing, and half-share in boundary-fencing.

This sum is payable in cash, or by a deposit of £5 10s., the balance of £495 as follows:—

(1) The sum of £375 on mortgage to the Mortgage Corporation of New Zealand payable over a period of thirty years with interest at the rate ruling as at date of selection.

(2) The sum of £120 on mortgage to the Lands and Survey Department payable over a period of twenty years (with interest at 5 per cent. to a New Zealand discharged soldier) by instalments of principal and interest combined amounting to £4 15s. 8d. each half-year or (with interest at 5½ per cent. to a civilian) by instalments of principal and interest combined amounting to £4 19s. 9d. per half-year.

A grazing property, situated on Cogswell Road, approximately four miles from Waitetuna Post-office and School, seventeen miles from Frankton Junction Railway-station and Dairy Factory by metalled road for sixteen miles and one mile clay road. Small portion of property is undulating, balance hilly to broken bush country. Approximately 150 acres worn-out pasture (practically reverted), 328 acres felled and burned (rapidly reverting), balance in natural state of standing bush.

Otorohanga County.—Wharepapa Survey District.

Section 3, Block XI: Area, 512 acres. Capital value, £250. Deposit on deferred payments, £10: Half-yearly instalment on deferred payments, £7 16s. Renewable lease: Half-yearly rent, £5.

Weighted with £200 for improvements consisting of dwelling, clearing, and grassing, road-boundary fencing, subdivisional fencing, and half-share in boundary-fencing.

This sum is payable in cash, or the total amount may remain on mortgage to the Mortgage Corporation of New Zealand, payable over a period of twenty years with interest at the rate ruling as at date of selection.

A grazing property, situated on Actearoa Road, six miles from Ngaroma Post-office, and thirty-one miles from Te Awamutu Railway-station, Dairy Factory, and Saleyards. Access by metalled road. Land is undulating to steep and broken. Approximately 300 acres felled and grassed (now reverted), balance in natural state of standing bush. Ragwort requires attention.

THIRD-CLASS LAND.

Otorohanga County.—Wharepapa Survey District.

Section 1A, Block XIV: Area, 310 acres 2 roods. Capital value, £155. Deposit on deferred payments, £5: Half-yearly instalment on deferred payments, £4 17s. 6d. Renewable lease: Half-yearly rent, £3 2s.

Weighted with £105 for improvements, consisting of whare, clearing and grassing, 30 chains of road-boundary fencing, and half-share in 180 chains of boundary-fencing.

This sum is payable in cash, or the total amount may remain on mortgage to the Mortgage Corporation of New Zealand, payable over a period of twenty years (interest rate 4½ per cent.) by instalments of principal and interest combined amounting to £4 1s. 1d. each half-year.

A grazing property, situated on Mangawheo Road, two miles from Ngaroma Post-office and School, and thirty-one miles from Te Awamutu Railway-station and cream-collection depot. Access by metalled road. Approximately 60 acres along frontage of section is undulating to broken, balance of land hilly and broken. Approximately 80 acres felled and grassed (rapidly reverting), balance of area in natural state of light bush and scrub. Ragwort requires attention.

Reserve in Taranaki Land District for Lease by Public Tender.

District Lands and Survey Office,
New Plymouth, 10th December, 1935.

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public tender, and tenders will be accepted at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, 20th January, 1936, under the provisions of the Public Reserves, Domains, and National Parks Act, 1928.

SCHEDULE.

Egmont County.—Opunake Survey District.

SECTION 97, Block XI: Area, 5 acres. Minimum annual rent, £1.

Section is mostly hummocky and, with the exception of 1 acre in light bush, is in grass. A gravel-pit is opened up in one of the hummocks in the road-line.

Abstract of Terms and Conditions of Lease.

  1. Six months’ rent, together with £1 1s. lease fee, must be paid immediately on acceptance of tender. Thereafter rent payable half-yearly in advance. The lessee will also be liable for all rates, taxes, and other assessments.

  2. Possession will be given on acceptance of tender, and the lease will be for the term of fourteen years, subject, however, to termination on twelve months’ notice in the event of the land being required by the Crown.

  3. Residence is not compulsory.

  4. No compensation shall be claimed by the lessee, nor shall any be allowed by the Crown, on account of any improvements effected by the lessee, nor for any other cause.

  5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease except with the written consent of the Commissioner of Crown Lands first had and obtained.

  6. The land shall not be cropped or broken up except with the written consent of the Commissioner of Crown Lands first had and obtained.

  7. The lessee shall prevent the growth and spread of ragwort, gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  8. The lease shall be liable to termination by re-entry if the lessee fails to fulfil any of the conditions of the said lease within twenty-one days after the date on which the same ought to have been fulfilled.

  9. There is reserved to the Crown and to the Egmont County Council the right to enter at any time upon the section for the purpose of removing gravel.

The highest or any tender not necessarily accepted.

Envelope containing tender to be marked “Tender for Lease,” and addressed to Commissioner of Crown Lands, New Plymouth.

The reserve is described for the general information of intending buyers, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.
