Lands in Wellington Land District for Selection.

District Lands and Survey Office,
Wellington, 3rd July, 1935.

NOTICE is hereby given that the undermentioned sections are open for selection under the Land Act, 1924, and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Monday, the 29th July, 1935.

The lands described in the First Schedule may at the option of the applicants be purchased for cash or on deferred payments or be selected on renewable lease. The lands described in the Second Schedule may be selected on renewable lease only.

Applicants should appear personally for examination at the District Lands and Survey Office, Wellington, on Wednesday, the 31st July, 1935, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

FIRST SCHEDULE.

WELLINGTON LAND DISTRICT.

SECOND-CLASS LAND.

Kaitieke County.—Kaitieke Survey District.

SECTION 4, Block XII: Area, 193 acres 2 roods. Capital value, £270. Deposit on deferred payments, £15; Half-yearly instalment on deferred payments, £8 5s. 9d. Renewable lease: Half-yearly rent, £5 8s.

The improvements comprise felling, grassing, and 124 chains of subdivisional, road, and boundary fencing, and are valued in all at £123. Of this amount £76 5s. is included in the capital value of £270 and the balance of £46 15s. is payable in cash.

Situated on the Raurimu-Kaitieke Road, one mile and a half from Raurimu Post-office and School and two miles from Railway-station. Saleyards at Owhango, dairy factory at Kaitieke, twelve and twenty-four miles distant respectively. Access from Raurimu by metalled road. Soil of a light-quality loam resting on sandstone and papa formation. About 40 acres undulating, balance hilly and rough. Approximately 75 acres have been felled and grassed, of which area 35 acres have reverted to fern and second growth—balance in natural state, covered with medium to light mixed bush. Altitude 1,900 ft. to 2,770 ft. above sea-level. A grazing proposition suitable only to an adjoining owner.

SECOND SCHEDULE.

THIRD-CLASS LAND.

Waimarino County.—Whirinaki Survey District.

(Exempt from payment of rent for five years.)

SECTION 10, Block VIII: Area, 1,343 acres. Capital value, £500; half-yearly rent, £10.

Weighted with £2,300 for improvements, consisting of dwelling, two whares, felling and grassing, 80 chains road fencing, 200 chains boundary-fencing, and 400 chains of internal fencing. This sum may be paid in cash or may be secured by mortgage to the State Advances Superintendent payable over a period of thirty-six years and a half with interest at the rate of 5½ per cent. per annum. This mortgage will be free of interest for two years. Both rent and mortgage-interest exemptions are conditional upon permanent improvements to the value of the amounts involved being effected during the remission periods.

A grazing property, subdivided into eight paddocks, situated on Mangatiti Road, five miles from Murumuru School, and twenty-six miles by metalled road from Raetihi Post-office, Railway-station, and Saleyards. There is access also from the Wanganui River, which is about fifteen miles distant, only five miles being metalled road. Cream is collected at the property if required. The section comprises easy to steep hill country, approximately 500 acres are in good pasture, 523 acres in medium pasture, 300 acres reverted, and 20 acres in natural state. The soil is of medium quality resting on sandstone and papa formation; watered by streams and springs.

N.B.—There is a freehold section adjoining this property known as Section 11, Block VIII, Whirinaki Survey District, containing 488 acres 2 roods. The successful applicant for Section 10 may acquire Section 11 on negotiation with the Superintendent, State Advances Department.

Education Reserves in Wellington Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at the District Lands and Survey Office, Wellington, at 2.30 o’clock p.m. on Wednesday, 7th August, 1935, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.

SCHEDULE.

WELLINGTON LAND DISTRICT.—EDUCATION RESERVES.

City of Palmerston North.

Lot 8 of Section 116: Area, 23·3 perches. Upset annual rent, £50.

Weighted with £150 for improvements, consisting of a party brick wall. This sum is payable in cash on the fall of the hammer.

Lot 9 of Section 116: Area, 23·3 perches. Upset annual rent, £50.

Both sections are situated in Queen Street, adjacent to Rangitikei Street, the main business area of Palmerston North. Suitable for a garage, warehouse, or factory.

Pahiatua County.—Makuri Survey District.

Section 61, Block XII: Area, 320 acres. Upset annual rent, £75.

This section is situated twelve miles from Pahiatua Railway-station by metalled road with frontage to the main Pahiatua-Makuri Road. The whole area consists of hilly land which has all been felled and grassed, but fern is now making its appearance. Soil is of a fair quality resting on clay and papa formation. Section is watered by small streams. Area is quite good sheep-grazing country. Improvements consist of felling and grassing and 130 chains of boundary fencing; no buildings.

Special Condition.—Section must be completely fenced on the boundaries within two years from date of selection.

Term of lease, twenty-one years with perpetual right of renewal at revaluation. Possession will be given on day of sale.

Land in Nelson Land District for Selection on Pastoral Regulation License.

NOTICE is hereby given that the undermentioned section is open for selection on pastoral regulation license under the Land Act, 1924, and applications will be received at the District Lands and Survey Office, Nelson, up to 4 o’clock p.m. on Tuesday, 6th August, 1935.

Applicants should appear personally for examination at the District Lands and Survey Office, Nelson, on Thursday, 8th August, 1935, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

NELSON LAND DISTRICT.—THIRD-CLASS LAND.

Buller County.—Kawatiri Survey District.—Karamea Mining District.

PART Section 54, Block IV: Area, 73 acres 1 rood 6 perches. Capital value, £25; half-yearly rent, 10s.

Weighted with £60 for improvements, payable in cash.

A grazing proposition, situated on Utopia Road, three miles from Westport Post-office, two miles from Sergeants Hill School, three miles from Westport Railway-station, three miles from Buller Valley Dairy Factory, and thirty-two miles from Inangahua Junction Saleyards. Access is by formed and metalled road from Westport. Low flat of about 15 acres, then higher terrace of poor land carrying manuka, &c. Altitude from 30 ft. to 70 ft. Soil is fair on about 15 acres, resting on gravels, poor on remainder; watered by small creek. The area comprises 15 acres bush land,
