CROWN LANDS NOTICES.
Settlement Land in Canterbury Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Christchurch, 16th April, 1935.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Monday, 13th May, 1935.
Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 14th May, 1935, at 10.30 a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.
SCHEDULE.
CANTEBURY LAND DISTRICT.—FIRST-CLASS LAND.—
SETTLEMENT LAND.
Waimate County.—Waimate Survey District.—Waimate Settlement.
(Exempt from payment of rent for one year.*)
SECTION 30A, Block XIV: Area, 18 acres 0 roods 2 perches. Capital value, £650; half-yearly rent, £16 5s.
Loaded with £280 for improvements (see below). This sum is payable in cash or by a cash deposit of £20, balance of £260 to be secured on mortgage for a twenty-years term with interest at 5 per cent. to a discharged soldier and 5½ per cent. to a civilian.
- After prescribed payments have been made a remission of one year’s rent will be granted provided that improvements equivalent to double the amount of rent so remitted are effected.
This property, which is suitable for small-fruit growing, cropping, and beekeeping, is situated on Knottingley Park Road, one mile and a half distant from Waimate Post-office and School. The land is mostly flat with a small gully on the north boundary, and the soil is of medium loam resting on clay and ironstone formation; watered by high-pressure water-supply from Waimate Township.
The improvements on the property comprise a four-roomed dwelling, with hall, bathroom (without bath), and scullery. Electric light is installed but there is no hot-water supply or washhouse. The outbuildings comprise iron honey store-room and shed, while the fencing consists of 10 chains road-boundary (gorse and wire), 44 chains party boundary, and 18 chains subdivisional.
The successful applicant will require to pay immediately the deposit on improvements £20, first half-year’s rent £16 5s., rent for the broken period to the 30th June, 1935, £1 1s. lease fee, £2 2s. mortgage fee, also proportion of insurance premium.

Land in Southland Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned land will be offered by public auction for sale for cash or deferred payments at this office on Wednesday, 22nd May, 1935, at 11 o’clock a.m., under the provisions of the Land Act, 1924, and amendments.

SOUTHLAND LAND DISTRICT.—SOUTHLAND COUNTY.—
SECOND-CLASS LAND.
SECTION 86, Block V, Campbelltown Hundred: Area, 11 acres 2 roods 4 perches. Upset price, £30.
Weighted with £20 (to be paid in cash) for improvements, comprising fencing and ditching.
This section, which is suitable for grazing, is situated immediately opposite Awaru Railway-station. The land is still more or less in its natural state, for the most part being covered with red tussock. The soil is of fair quality on gravel formation.
Terms of Sale.
Cash: One-fifth of the purchase-money to be paid on the fall of the hammer and the balance with certificate of title fee £1 and valuation for improvements within thirty days thereafter.
Deferred payment: The deposit of £5 together with £1 1s. license fee and weighting for improvements to be paid on the fall of the hammer, balance of the purchase-money with interest thereon at the rate of 5½ per cent. per annum to be paid by instalments extending over the period of thirty-four years and a half.
