Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, the 24th April, 1935, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

FIRST SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.

FIRST-CLASS LAND.

Waitemata County.—Waitemata Survey District.

SECTION 11, Block XIV: Area, 18 acres 2 roods. Capital value, £250. Deposit on deferred payments, £10: Half-yearly instalment on deferred payments, £7 16s. Renewable lease: Half-yearly rent, £5.

Loaded with £75 for improvements, comprising three-roomed dwelling, 11 chains road-fencing, 43 chains boundary-fencing, shelter-belt, 2 acres cultivated and 2 acres in worn-out pasture. This sum is payable in cash or by a deposit of not less than £25, with annual payments thereafter of £25 plus interest on unpaid balance at the rate of 5 per cent. per annum.

Property, which is suitable for poultry, fruit, flowers, and a little dairying, is situated on the Birdwood Block, four miles from Henderson, and one mile from the Massey School. Soil is clay of medium quality resting on sandstone; well watered by springs and small streams. Undulating and ploughable land, lying well to the east. Gorse is prevalent.

SECOND-CLASS LAND.

Whangarei County.—Hukerenui Survey District.

Section 9, Block III: Area, 323 acres 1 rood 11 perches. Capital value, £240. Deposit on deferred payments, £20: Half-yearly instalment on deferred payments, £7 3s. Renewable lease: Half-yearly rent, £4 16s.

Loaded with £985 for improvements, comprising dwelling of three small rooms built of iron, iron shed and man’s room conjoined, cow-byre built of split timber with iron roof (of little value), 40 chains of road-fencing (7-wire), poor condition, 80 chains of boundary-fencing (7-wire), fair condition, 150 chains of subdivisional fencing (7-wire), 313 acres felled, burned and surface sown. This sum is payable in cash or by a deposit of not less than £50 with the balance secured by mortgage under the Discharged Soldiers’ Settlement Act for thirty-four years and a half. Interest and sinking fund combined, 6½ per cent. per annum.

Section is situated on the Tapuhi–Puhipuhi Clay Road ten miles from Whakapara Railway-station and fourteen miles from Hikurangi Dairy Factory. School at Puhipuhi, three miles and a half distant. Access is from Tapuhi by bad clay road.

About 70 acres is rough, steep, and stony, in grass with a lot of fern, 50 acres is steep and in fair grass, 193 acres is undulating and in very fair pasture, and 10 acres in green shelter clumps. Soil is semi-volcanic resting on a rock formation; watered by a creek. Back portion is poorly watered. Property is subdivided into five paddocks and is suitable for grazing, but dairying can be carried on.

SECOND SCHEDULE.

SECOND-CLASS LAND.

Waitemata County.—Okura Parish.

(Exempt from payment of rent for three years.*)

ALLOTMENTS 200 and 205: Area, 45 acres 3 roods 31 perches. Capital value, £100; half-yearly rent, £2.

  • Rent free for three years providing improvements to value of £25 are effected annually.

Loaded with £12 8s. for improvements (to be paid in cash), comprising 2 acres cleared of scrub and holes filled, 20 acres cleared of tea-tree, surface sown and reverting to second growth, 50 chains of poor road-fencing, tea-tree and black wattle posts, two to the chain, and 17 chains of boundary fencing (three wires), two posts to the chain.

Sections are situated on the East Coast Road, three-quarters of a mile from Silverdale and twenty miles from Devonport by good metalled road. The soil is of light loam and clay and pipe-clay resting on limestone and clay formation. About 20 acres has been cleared of manuka and grassed, but is reverting to second growth.

Section 200 is practically all ploughable with a fair amount of level land towards the east. Section 205 is partly broken, but is nearly all ploughable, comprising for the most part open country with sprinkling of paspalum and danthonia in favoured places and patches of manuka.

Mangonui County.—Awanui Parish.

(Exempt from payment of rent for three years.*)

Section 7: Area, 257 acres 3 roods 30 perches. Capital value, £130; half-yearly rent, £2 12s.

  • Rent free for three years on condition that improvements to the value of £25 are effected annually during the period.

Loaded with £37 10s. for improvements. This sum is payable in cash or by a deposit of £10 with the balance repayable by three annual instalments of £9 3s. 4d., plus interest on the unpaid purchase-money at the rate of 5 per cent. per annum.

Section is situated on the Kaitaia–Oturu Road, two miles and a half from Kaitaia. Access is from Kaitaia by one mile and a quarter of metalled road and one mile track only. About 35 acres is in swamps and the remainder is easy undulating to hilly country, nearly all ploughable. Soil is clay resting on a clay formation; watered by swamps and springs.

Lands in Auckland Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned lands will be offered by public auction for sale for cash or on deferred payments at the District Lands and Survey Office, Government Buildings, Customs Street, Auckland, on Monday, 29th April, 1935, at 11 a.m., under the provisions of the Land Act, 1924.

These sections are situated on a terrace overlooking Lake Taupo, being on the main National Park–Taupo–Tokaanu Highway. Approximately twenty miles from Taupo, fourteen miles from Tokaanu, and nine miles from Turangi. The Main Highway is a formed road.

All sections are suitable for cottage-sites for fishermen, being adjacent to the shore of Lake Taupo.

Education Reserve in Auckland Land District for Lease by Public Tender.

NOTICE is hereby given that the undermentioned education reserve is available for lease, and written tenders, marked on the outside “Tender,” will be received at the District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 26th April, 1935, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908.

Hauraki Plains County.—Waihou Survey District.

Lot 2 of Sections 12, 48, and 49, Block XI: Area, 6 acres 2 roods 8 perches. Minimum annual rent, £5.

Weighted with £86 for improvements, consisting of a dwelling of four rooms, shed 24 ft. by 14 ft., hardwood access-bridge on pile abutments, half-share in 17 chains boundary-fencing and road boundary-fencing. Repayable in cash or by a deposit of £6, and the balance, £80, over a period of fifteen years by thirty half-yearly instalments of £3 17s. 1d.
