CROWN LANDS NOTICES.

Settlement Land in Canterbury Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Christchurch, 23rd October, 1934.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the provisions of the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Friday, 7th December, 1934.

Applicants should appear personally before the Land Board for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 11th December, 1934, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

CANTERBURY LAND DISTRICT.—SECOND-CLASS LAND.

Amuri County.—Waiau Survey District.

SECTION 1, Annan Settlement, Blocks II and III, Waiau Survey District: Area, 1,683 acres. Capital value, £4,800; half-yearly rent, £120.

Loaded with the sum of £1,673 for improvements, payable in cash, or by a cash deposit of £73, the balance (£1,600) to be secured by a first-instalment mortgage to the State Advances Superintendent for a term of thirty-six years and a half with interest at the rate of 5½ per cent. per annum. The half-yearly instalment of principal and interest due under the mortgage will be £51 1s. 4d.

The successful applicant will require to pay immediately the deposit on improvements, £73, a half-year’s rent, £120, rent for period 1st March, 1935 to 30th June, 1935, £80, and lease fee, £1 1s. He will also be required to pay the costs of the mortgage to the State Advances Superintendent and his proportion of insurance premium, &c. The term of the lease will be thirty-three years from the 1st July, 1935, with right of renewal and freehold subject to the provisions of the Act.

This area comprises part of the well known Annan Settlement, and is situated on the main Waiau-Kaikoura Road, eleven miles from Waiau Post-office, School, and Railway-station. It is watered naturally by creeks and springs and consists of downs and low hills somewhat broken. A fair area is still in light bush and scrub about the lower faces and in the gullies. Altitude up to 2,225 ft. The run is subdivided into five paddocks and four main blocks and is at present carrying approximately 950 ewes, 350 dry sheep, and 15 head of cattle which is about its true capacity. Improvements comprise a seven-roomed dwelling with all modern conveniences, wool-shed, cow-byre, sheds, yards, septic tank, water-supply, fencing, &c., valued at £1,673, and repayable as stated above.

NOTE.—Possession will be given as from 1st March, 1935, and all stock now on the property will be removed not later than 31st January, 1935.

The following special conditions apply to all Annan Settlement sections:—

The right is reserved to the Crown or to its delegated authority to lay off, cut, and construct drains and water-races over any of the land disposed of, without compensation; the rentals of the allotments to be reduced in proportion to the area taken when the right has been exercised.

In any case where the channel of any creek or natural or artificial water-race or watercourse runs on more allotments than one, then each lessee on whose land any part of such channel runs shall have the right to the reasonable use and enjoyment of a reasonable proportion of the water that would flow in such channel if it were not stopped or diverted by any other lessee; and, for the purpose of securing such right as between the respective lessees, it is here declared that no lessee on whose land any portion of such channel runs shall at any time alter such portion, or stop or divert the water flowing thereon, save to such extent as the Commissioner deems reasonable, and the decision of the Commissioner shall be final and conclusive.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m., Monday, 12th November, 1934.

Applicants should appear personally for examination at the District Lands and Survey Office, Dunedin, on Wednesday, 14th November, at 10.30 a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

OTAGO LAND DISTRICT.—FIRST-CLASS LAND.—SETTLEMENT LAND.

Waitaki County.—Windsor Park No. 2 Settlement.

SECTION 45A: Area, 268 acres 2 roods 30 perches. Capital value, £2,920; half-yearly rent, £73.

Weighted with previous lessee’s interest in improvements, £700, comprising dwelling, wool-shed, hut, cow-shed, yards, sheep-dip, fowl-houses, and boundary and subdivisional fencing (other than that included in the capital value). These improvements must be paid for in cash, or by a deposit of £50, and the balance, £650, secured by mortgage to the Superintendent, State Advances Office, term, thirty-six years and a half, interest at the rate of 5½ per cent. reducible to 5 per cent., 1 per-cent. sinking fund.

Improvements included in the capital value comprise fencing to the value of £24 17s. 6d., and approximately 220 acres grassing and cultivation.

Property situated on Windsor Park Road, about four miles from Enfield Post-office, School, and Railway-station. The soil is of good quality, resting on clay and gravel formation; watered by springs and streams. Suitable for mixed farming and could be greatly improved. About 220 acres suitable for cropping.

Special Condition.—The right is reserved to the owner or owners for the time being of part Allotment 2 (106 acres 1 rood 10 perches) on the plan of the Windsor Park Estate, deposited in the Registry Office at Dunedin as No. 1991, having the sole right to the use of the water in the reservoir situated on the demised land, and to right of ingress and egress over Section 45A for the purpose of doing all such acts as may be necessary for protecting, repairing, or cleaning the reservoir and the pipes leading thereto and therefrom. The lessee shall observe all care for the protection of the said reservoir and pipe-lines and shall be liable for all damage done by him or his servants to such reservoir or pipe-lines.

Milling-timber for Sale by Public Tender.

NOTICE is hereby given that written tenders for the purchase of the undermentioned milling-timber will close at the office of the State Forest Service, Hokitika, at 4 p.m. on Monday, the 5th day of November, 1934.

SCHEDULE.

WESTLAND FOREST-CONSERVATION REGION.—WESTLAND LAND DISTRICT.

ALL the milling-timber on that piece of land containing 234 acres, situated in Block II, Kopara Survey District, part of Provisional State Forest Reserves 1660 and 1702, about ten miles from the Ruru Railway-station.

The total estimated quantity of timber in cubic feet is 456,956, or in board feet 2,768,100, made up as follows:—
