CROWN LANDS NOTICES.

Land in Auckland Land District for Sale by Public Auction.

District Lands and Survey Office,
Auckland, 26th September, 1934.

NOTICE is hereby given that the undermentioned land will be offered by public auction for sale for cash at the District Lands and Survey Office, Government Buildings, Customs Street, Auckland, on Tuesday, 30th October, 1934, at 11 a.m., under the provisions of the Land Act, 1924.

SCHEDULE.

AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Waikato County.—Maramarua Survey District.

SECTION 56, Block XV: Area, 94 acres 0 roods 10 perches. Upset price, £10,150.

This area, known as the Te Kauwhata Horticultural Station, is situated alongside the Te Kauwhata Railway-station, fifty-four miles south of Auckland. The property is used mainly for the production of wines, which are well known and widely sold throughout New Zealand under the name of “Waerenga” wine. Of the total area, 23 acres are in grapevines in bearing, 2 acres in vines for experimental purposes, 40 acres in grass, 1 acre in orchard, and 28 acres in gardens, lawns and shrubberies, hedges, paths and roads.

Buildings: All necessary buildings, including a large up-to-date wine-cellar, manager’s residence, office, guest-house, foreman’s house, men’s quarters, stables, milking-shed, glasshouse, and numerous other buildings, are on the property. The wine-cellar is fully equipped with vats, casks, bottle-washing appliances, &c., for the production and bottling of wine.

The property is equipped with necessary boundary and subdivisional fences. A water-supply is provided from a tower to which the water is pumped from a well by an electric pump. A spraying system powered by an electric motor is installed.

The property is being offered as a going concern, and the upset price includes the land, improvements, tools, implements, casks, and other dead stock, and also the goodwill of the wine-selling business, including the right to use the trade name of “Waerenga Wine.”

Stock in Trade: The purchaser of the property must purchase for cash, at a price of 5s. 6d. per gallon, the stock of wine on hand at 31st October, 1934, which it is estimated will be in the vicinity of 30,000 gallons, and must purchase also at cost price all stores such as cases, case materials, bottles, corks, envelopes for the bottles, and capsules, &c., on hand as at 31st October, 1934. The stock will include any bottled and labelled wine which may be marketed by the purchaser, but the stock of labels and wrappers on hand and unused will not be available for purchase.

Date of Possession: Subject to the property being sold the sale of wine by the Crown will cease on 31st October, and possession will be given to the purchaser on 7th November, 1934.

Terms of Sale: The terms of sale are that 20 per cent. of the price offered must be paid in cash or by bank cheque on the fall of the hammer, and the balance within thirty days, while the value of the wine and stores on hand must be paid in cash before possession is given.

Persons interested in the purchase of the property may inspect at suitable times to be arranged by them with the manager of the property, and lists of tools, implements, and dead stock generally will be available for inspection on the property.
