CROWN LANDS NOTICES.

Land in North Auckland Land District for Sale by Public Auction.

North Auckland District Lands and Survey Office,
Auckland, 6th December, 1933.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash or on deferred payments at the North Auckland District Lands and Survey Office, Auckland, on Thursday, 11th January, 1934, at 2.30 p.m., under the provisions of the Land Act, 1924.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—LAND OF SPECIAL VALUE.

Waitemata County.—Paremoremō Parish.

Allotment 478: Area, 4 acres 1 rood 14 perches. Upset price, £40.

Allotment 479: Area, 2 acres. Upset price, £22.

Both these allotments front on to a metalled road and are situated close to post-office, school, hall, and store situated at Coatesville.

Allotment 478 is flat and in scrub. It is inclined to be wet in parts but is drainable. Soil consists of clay loam on clay. Allotment 479 is flat and in grass. Soil consists of clay loam on clay.

NOTICE is hereby given that the undermentioned lands will be offered for sale for cash by public auction at the North Auckland District Lands and Survey Office, Government Buildings, Auckland, on Thursday, 11th January, 1934, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924.

NORTH AUCKLAND LAND DISTRICT.—TOWN LAND.

Franklin County.—Town of Mercer.

Section 12, Block I: Area, 38·4 perches. Upset price, £15.

Section 13, Block I: Area, 1 rood 5·6 perches. Upset price, £15.

Section 14, Block I: Area, 26·1 perches. Upset price, £15.

Purchasers are to have sections surveyed at their own expense before titles issue. Areas subject to slight alteration on completion of survey.

The sections are situated on the Great South Road, opposite the Railway Goods-shed, in the Town of Mercer. They are rather swampy, being 5 ft. or 6 ft. below the road-level and the rest of the town.

Education Reserves in North Auckland Land District for Lease by Public Tender.

North Auckland District Lands and Survey Office,
Auckland, 6th December, 1933.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public tender, and written tenders, marked on the outside “Tender for Education Reserve,” will be received at the North Auckland District Lands and Survey Office, Auckland, up to 11 a.m. on Monday 15th January, 1934, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—EDUCATION RESERVE.

Franklin County.—Puni Parish.

Lot 1 of Allotment 17: Area, 80 acres 0 roods 6 perches. Minimum annual rent, £55.

Lot 2 of Allotment 17: Area, 90 acres. Minimum annual rent, £63.

Lot 4 of Allotment 17: Area, 152 acres 2 roods 7 perches. Minimum annual rent, £30.

Lot 1.—Situated on Puni—Glenbrook Road, six miles from Pukekohe, one mile and a half from Puni School, and nine miles from Paerata Dairy Factory. Road is metalled from Pukekohe. Soil is light chocolate loam resting on clay and peat formation. Elevation about 200 ft. above sea-level. Land is level to easy undulating and is subdivided into seven paddocks. Back portion of section is rather badly infested with blackberry and rabbits. About 40 acres are in fair to good pasture, 30 acres in worn-out pasture, 1 acre in orchard, and 9 acres have been cropped but have gone back to blackberry.

Loaded with £950 for improvements, consisting of dwelling of nine rooms, stable, wool-shed, and cow-byre (under one roof), outhouse, motor-garage, and small implement-shed, 18 chains road fencing, half value of 42 chains section boundary-fence, 60 chains subdivisional fencing, ½ acre shelter-trees, 15 chains drain, 80 acres cleared and stumped, 40 acres broken from natural state, and 20 acres worn-out pasture.

This sum is payable in cash or by a deposit of £50, the balance of £900 to be secured by a mortgage repayable by half-yearly instalments over a period of thirty-four years and a half; interest 5½ per cent.

Lot 2.—Situated on Puni—Glenbrook Road, six miles from Pukekohe, one mile from Puni School, and nine miles from Paerata Dairy Factory. Road is metalled from Pukekohe. Soil is light chocolate heavy loam resting on clay and peat formation; watered by permanent springs. Land is level to easy undulating and elevation about 200 ft. above sea-level. Subdivided into three paddocks suitable for dairying. About 30 acres in fair to good pasture and 38 acres in worn-out pasture, rather bad with blackberry. About 17 acres has been cropped with turnips and allowed to go back. Rabbits are plentiful.

Loaded with £575 for improvements, consisting of troughs, &c., piping water from spring to paddocks, 24 chains road fencing, half value of 54 chains section boundary-fencing, 50 chains subdivisional fencing, 32 chains drains, 85 acres cleared and stumped, 30 acres broken from natural state, and 38 acres worn-out pasture.

This sum is payable in cash or by a deposit of £25, the balance, £550, to be secured by a mortgage repayable by half-yearly instalments over a period of thirty-four years and a half; interest 5½ per cent.

Lot 4.—Situated on a side road off the Puni—Glenbrook Road, six miles and a half from Pukekohe, one mile and a half from Puni School, and nine miles and a half from Paerata Dairy Factory. Access is by formed clay road three-quarters of a mile off the metalled road. Soil is light to heavy loam resting on a clay formation; watered by permanent swamp streams. Land is undulating to broken by small spurs and gullies. Not subdivided into paddocks. About 10 acres are in worn-out pasture and the balance (142 acres) is in scrub, blackberry, and tea-tree. Rabbits are plentiful.

Loaded with £27 10s. for half value of 110 chains of boundary-fencing. This amount is payable in cash.
