SCHEDULE.
MARLBOROUGH LAND DISTRICT.—SECOND-CLASS LAND.—
SETTLEMENT LAND.
Marlborough County.—Avon Survey District.—Erina Settlement.
SECTIONS 13s, 16s, and 18s. Block II: Area, 728 acres.
Capital value, £1,765. Renewable lease: Half-yearly rent,
£44 2s. 6d.
Weighted with £513 for improvements, consisting of a
half-share in 94 chains of boundary fencing, 209 chains of
road fencing, 52 chains of internal fencing, whare and lean-to,
sheep-yards, and shelter-belts. This sum must be paid in
cash.
Description.—The property is situated in the Wairau Valley,
seventeen miles of good motor-road from Blenheim, and
comprises level country, portions of which are suitable for
cropping. The soil is light, with patches of stone. The land
has been used as a grazing property, carrying approximately
675 sheep.
Sections 8As and 24s, Blocks II and VII: Area, 899 acres
2 roods 21 perches. Capital value, £2,425. Renewable lease:
Half-yearly rent, £60 12s. 6d.
Weighted with £978 5s. for improvements, consisting of a
four-roomed house, dairy, and workshop, wool-shed, water-
supply, and fencing. This sum may be paid in cash, or by a
cash deposit of £355, the balance remaining on mortgage.
The improvements included in the rental value comprise
fencing and a plantation, valued at £95.
Description.—The property is situated in the Wairau Valley,
and adjoins the West Coast Highway, about twenty miles from
Blenheim. The land comprises mainly ridges which run to an
elevation of 1,500 ft. above sea-level, but there is an area of
about forty acres of stony flat which is capable of light cultiva-
tion. The area is subdivided into two blocks and eight
paddocks, all being in native grasses with evidences of York-
shire fog. The buildings and fencing are in a fair state of
repair.
NOTE.—During the first two years, the Land Board is
prepared to consider the remitting of 25 per cent. of the net
rental provided that payments of rent are made on the due
dates.
