Lot 2 of part Section 1580, Block IX: Area, 45 acres.

(Areas and descriptions subject to adjustment on completion of survey.)

Locality and Description.

These two sections are situated on the Longburn—Bongotea Road two miles from Longburn Post-office and Railway-station, one mile and a quarter from Keiranga School and Dairy Factory. Access is by good metalled roads, four miles from Palmerston North. These two sections are considered to be admirably suited to dairying, and are being offered for that purpose.

The soil consists of a heavy loam resting on clay and shingle. The land is all flat and is free from noxious weeds. The whole area is in good pasture, but is badly infested with rushes due to inefficient draining. A good water-supply is obtainable from an artesian bore on the property.

Each subdivision is estimated to carry in its present condition 20 dairy cows, but the carrying-capacity could be easily increased to 30 dairy cows; or, if exceptional and intensive farming methods are adopted, to 35 or even 40 cows.
