NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at the District Lands and Survey Office, Invercargill, at 11 o’clock a.m. on Tuesday, 27th October, 1931, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.

SCHEDULE.

SOUTHLAND LAND DISTRICT.

Town of Lumsden.

SECTIONS 17, Block I, and 13, Block IX: Area, 2 roods. Upset annual rental, 10s.

Weighted with £1 5s. for fencing.

Sections 11, 13, and 15, Block I: Area, 3 roods. Upset annual rental, 15s.

Weighted with £2 8s. 6d. for fencing.

Level sections. Suitable for building-sites.

Township of South Lumsden.

Sections 5, 6, and 7, Block II: Area, 15 acres. Upset annual rental, £4 10s.

Weighted with £15 for improvements.

These sections comprise level land of medium quality. Situated within a mile of Lumsden Railway-station, post-office, and school.

Town of Gore.

Lot 1 of Section 61, Block XVI: Area, 29·1 perches. Upset annual rental, £3.

Weighted with £250, for improvements consisting of cottage, outbuildings, &c.

Land in Otago Mining District, Otago Land District, for Selection on Renewable Lease.

District Lands and Survey Office,
Dunedin, 23rd September, 1931.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m. on Tuesday, the 27th October, 1931.

Applicants should appear personally for examination at the District Lands and Survey Office, Dunedin, on Wednesday, the 28th October, 1931, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

The land is offered in terms of section 153 of the Land Act, which provides that no right to any mineral under the surface shall pertain to the lessee, whose rights shall be to the surface soil only.

OTAGO LAND DISTRICT.—OTAGO MINING DISTRICT.—SECOND-CLASS LAND.

Vincent County.—Leaning Rock Survey District.

(Within boundaries of the Otago Mining District.)

SECTIONS 104, 105, 111, and 1 of 106, Block VIII: Area, 245 acres 3 roods 20 perches. Capital value, £750. Half-yearly rent, £15.

Weighted with £1,670, for improvements as described below, which sum is payable in cash, or by a cash deposit of £160, and thirty equal half-yearly payments of £49 1s. 6d. including principal and interest. The balance outstanding at the end of fifteen years will be payable in cash.

GENERAL DESCRIPTION.

This property, known as the “Galloway Experimental Farm,” is situated alongside the Galloway Railway-station, and Alexandra is about five miles distant by good road. About 89 acres level to gently sloping, with northerly aspect; all under irrigation; balance mostly easy hills, not commanded by water.

This property is in first-class order, being well fenced and containing all necessary buildings. About 30 acres in lucerne and 60 acres in pasture. The estimated carrying-capacity is from fifty-five to sixty cows, with young stock, and a hundred sheep.

(NOTE.—The Agriculture Department propose to hold a clearance sale before the date of possession. The successful applicant will be advised of the exact date.)

SPECIAL CONDITIONS.

(1) The right is reserved to the Crown at any time, and from time to time, without being deemed to commit a trespass and without payment of compensation, to enter upon the said land and thereon to take, lay, construct, maintain, inspect, repair, or reconstruct water-races, drains, and all other works which the Minister of Public Works deems necessary for the supply of water to the said land or to any other land.

(2) The lessee will be required to take water from races provided for irrigation purposes, at a price to be fixed by the Crown. (Present water rate approximately £56 per annum.)

(3) The Crown will not be liable for any damage caused by any overflow or break-away of any race or channel.

(4) The area will be subject to a slight reduction on completion of the survey of the main irrigation race, which will be excluded from the area.

(5) The lessee shall not cut down or remove any trees without the written consent of the Commissioner of Crown Lands, and such consent shall be conditional on the lessee giving a written undertaking to plant other trees of equal number and approved kind within one year thereafter.

(6) All buildings being paid for by instalments must be kept insured in the State Fire Office in the name of the Commissioner of Crown Lands as owner.

(7) All buildings and other improvements being paid for by instalments must be kept in good order and repair.

(8) The lessee to farm the area on good commercial farming lines, in accordance with the latest available knowledge regarding the farming of irrigated land in Central Otago. Advice by officers of the Department of Agriculture as to the best known methods of farming the land and in other directions calculated to assist him in making such operations successful will be available to the lessee, who will in return therefore be expected to allow other farmers to visit the area and to obtain knowledge regarding his farming practice in operation.

(9) The lessee will be liable for rates as from the date of possession.
