CROWN LANDS NOTICES.

Land in the North Auckland Land District for Sale or Selection.

North Auckland District Lands and Survey Office,
Auckland, 21st September, 1931.

NOTICE is hereby given that the undermentioned land will be opened for selection in terms of the Land Act, 1924, and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 23rd November, 1931.

Applicants should appear personally before the Land Board for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 25th November, 1931, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The land may, at the option of the applicant, be purchased for cash, or on deferred payments, or be selected on renewable lease.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Whangarei County.—Ruakaka Parish.

(Exempt from the payment of rent or interest for two years.)

SECTION 84: Area, 146 acres 1 rood 35 perches. Capital value, £90. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £2 15s. 3d. Renewable lease: Half-yearly rent, £1 16s.

The section is situated on the old Marsden Point Road, about three miles from One Tree Point Wharf and fourteen miles from Oakleigh Railway-station by cart-road, three miles of which is not metalled. The land is mostly level open country in light scrub, with a few sandy knolls. The soil is sandy clay resting on sandstone formation, with black peat in swamps. The land is not well watered. Altitude varies from sea-level to 100 ft. above sea-level.

Special Conditions.

  1. The Crown reserves the right to take any portion of the above land for drainage easements within the ensuing ten years, and without payment of compensation to the selector.
  2. The Crown accepts no responsibility for drifting sand.

NOTE.—After payment of first half-year’s rent (or deposit on deferred payments as the case may be) no further rent (or such parts of the instalment on deferred payments as consist of interest) will be demanded for two years.

Settlement Land in Canterbury Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Christchurch, 22nd September, 1931.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Monday, 19th October, 1931.

Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Wednesday, 21st October, 1931, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.

SETTLEMENT LAND.

Waimate County.—Waimate Survey District.—Kohika No. 2 Settlement.

SECTIONS 1 and 3, Block II: Area, 296 acres 1 rood 11 perches. Capital value, £2,650. Half-yearly rent, £66 5s.

Weighted with £688 18s., for improvements consisting of dwelling, dairy, and outbuildings, £536; 338 chains of boundary and 298 chains of subdivisional fencing, £99 18s.; and shelter-belts, bridges, &c., £53. This amount is payable in cash, or by a cash deposit of £143 18s., the balance (£545) being secured by a mortgage to the Official Assignee, Christchurch; term, three years; interest, 6 per cent.

The sections form part of the well-known Kohika No. 2 Settlement, and are situated about two miles from Hunter Post-office and school, and about eight miles and a half from Makikihi, by fair gravelled road. Comprises two blocks of undulating to broken land and rough gullies, watercourses, and terraces; soil being fair quality, resting on clay and ironstone formation. Watered by creeks and water-holes. Subdivided into seventeen paddocks, 34 acres being in fair pasture, 52 acres in stubble, 4 acres homestead and garden; balance (206 acres) in twitch, brown top, worn-out pastures, and rough faces. Lies under Hunter’s Hills, and is suitable mainly for grazing, while approximately 210 acres is also suitable for growing green crops. Improvements included in the capital value of the land comprise: Section 1, half-value of 131 chains of boundary-fencing, £40 18s. 9d., and Section 3, half-value of 75 chains boundary-fencing, £12 14s. 3d.

Special Condition.—The successful applicant, after paying the required deposit, will be granted a remission of one year’s rent under the lease and one year’s interest under the mortgage, provided that an amount equal to the rent and interest remitted is spent in grubbing gorse, cleaning the land of twitch, and regrassing to the satisfaction of the Land Board during the period of remission.

N.B.—The lessee will require to pay all costs incidental to the preparation, &c., of the mortgage.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash at the District Lands and Survey Office, Christchurch, on Tuesday, 27th October, 1931, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924.

CANTERBURY LAND DISTRICT.—TOWN LAND.

Kowai County.—Teviotdale Survey District.

PART R.S. 587, Block IX: Area, 1 rood. Upset price, £10. Situated in Leithfield Township, about half a mile from Leithfield School and two miles and a half from Amberley Railway-station. Land is low-lying, flat, with good frontage to Main North Road, and adjoining hotel. About one chain of gorse and wire fencing on road frontage.
