Section 2s : Area, 271 acres 0 roods 20 perches. Capital value, £4,000. Half-yearly rent, £100.
Section 3s : Area, 299 acres 1 rood 30 perches. Capital value, £4,100. Half-yearly rent, £102 10s.
Section 4s : Area, 196 acres 2 roods 25 perches. Capital value, £3,000. Half-yearly rent, £75.
Section 5s : Area, 199 acres 1 rood 5 perches. Capital value, £3,200. Half-yearly rent, £80.
DESCRIPTION OF SECTIONS.
Section ls : Situated about three miles from Waipukurau, by metalled road. Watered by windmill supplied from a well in middle of section. The soil comprises loam resting on clay formation. The section is practically all flat. Fencing to the value of £202 is included in capital value.
Section 2s : Situated about three miles and three-quarters from Waipukurau, by metalled road. Watered by creek and well, with windmill. The soil comprises loam resting on clay formation. The section is practically all flat. Fencing to the value of £136 is included in capital value.
Section 3s : Situated about four miles from Waipukurau, by metalled road. Watered by creeks. The soil comprises loam resting on clay formation. The section is practically all flat but somewhat broken by watercourses. Fencing to the value of £171 is included in capital value.
Section 4s : Situated about four miles and a half from Waipukurau, by metalled road. Watered by creek. The soil comprises loam resting on clay formation. The section is practically all flat. Fencing to the value of £35 is included in capital value.
Section 5s : Situated about five miles from Waipukurau. Watered by creek. The soil is good loam resting on clay formation. The section is practically all flat. Fencing to the value of £166 is included in capital value.
GENERAL DESCRIPTION.
Rylands Settlement, formerly the property of Mr. John Maclennan, is situated in Blocks II and III, Motuotaraia Survey District, Waipukurau County, three to five miles from the Town of Waipukurau. Access is by formed metalled road. The land consists of flat and down country, and is practically all ploughable. Good homestead-sites on each section. The soil comprises good heavy loam of a retentive nature resting on a clay formation. By draining or mole ploughing the quality of the soil can be considerably improved and the carrying-capacity increased. The stream along the western boundary of Sections 2s to 5s provides a practically permanent water-supply, while additional supplies are obtainable by sinking. The property has been used for stock-raising for some years, and, in the absence of cultivation, the pastures are mainly old and require renewing in order to attain the maximum carrying-capacity.
The soil will carry a good sole of English grasses, and is suitable for dairying or mixed farming. The fencing is in good order. Altitude about 450 ft. above sea-level. There is a dairy factory at Waipukurau.

Opening Land in the North Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the amendments thereof, I, Charles, Baron Bledisloe, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the land described in the Schedule hereto shall be open for sale or selection on Monday, the twenty-third day of February, one thousand nine hundred and thirty-one, and also that the land mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease ; and I do hereby also fix the prices at which the said land shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do hereby declare that the said land shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924, and the amendments thereof.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT._SECOND-CLASS LAND.
_Hobson County._Waipoua Survey District.
SECTION 15, Block XI : Area, 147 acres 2 roods 30 perches. Capital value, £300. Deposit on deferred payments, £15 ; half-yearly instalment on deferred payments, £9 5s. 3d. Renewable lease : Half-yearly rent, £6.
Situated on the Whatoro-Trounson Park road, with frontage to Trounson Park-Donnelly's Crossing road. Access is from Donnelly's Crossing, which is about two miles and a half distant by unmetalled cart-road. Soil is semi-volcanic, fairly poor, resting on blue rock formation. About 50 acres is undulating ; balance hilly. Twelve acres in native bush (milling-timber has been worked off), comprising taraire, nikau, rata, kohekohe ; balance in fern, grass, and rough feed. Well watered by creek. Elevation about 200 ft. to 400 ft. about sea-level.
_Hobson County._Tutamoe Survey District.
Section 6, Block XVI : Area, 536 acres 1 rood. Capital value, £700. Deposit on deferred payments, £35 ; half-yearly instalment on deferred payments, £21 12s. 3d. Renewable lease : Half-yearly rent, £14.
This section is situated near the head of the Awakino Stream. The access is from Mamaranui Railway-station, which is about eight miles distant by cart-road, metalled to within half a mile of section. The section comprises about 10 acres alluvial flat in raupo, about 50 acres poor pipe-clay flat, in tea-tree scrub, rushes, fern, and heather. Two hundred acres hilly, in good bush ; balance is broken and of poorer quality, with scattered bush and fern ridges. The soil is good on bush and alluvial flat and poor on the pipe-clay, resting on sandstone formation. The bush is heavy to light, and comprised mostly of taraire, rata, nikau, punga, kohekohe, little totara for fencing, and a little rimu, with a fairly heavy undergrowth of nikau, young ferns, &c. Altitude, 300 ft. to 550 ft. above sea-level. The section is well watered by streams.

_Bay of Islands County._Omapere Survey District._Remuera Settlement.
SECTIONS 18s, 33s, and 41s : Area, 192 acres 0 roods 27 perches. Capital value, £1,310. Half-yearly rent, £32 15s.
The sections are weighted with £220, for improvements which consist of three-roomed house, cow-shed (14 ft. by 23 ft., with concrete floor and yard), and shed. This sum may be paid in cash, or by a deposit of £20 ; the balance to be secured by mortgage and repayable by half-yearly instalments over a period of fifteen years. Interest being at the rate of 5 per cent. to New Zealand discharged soldiers and 5½ per cent to all others.
