Settlement Land in Marlborough Land District for Selection on Renewable Lease.

Blenheim, 25th March, 1931.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Blenheim, up to 4 o’clock p.m. on Monday, 13th April, 1931.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Blenheim, on Thursday, the 16th April, 1931, but if any applicant so desires he may be examined by the Land Board of any other district.

The ballot will be held immediately upon conclusion of examination of applicants.


SCHEDULE.

MARLBOROUGH LAND DISTRICT—TOWN LAND.

Awatere County.—Town of Seddon.—Starborough Settlement.

SECTION 2, Block XV: Area, 1 rood. Capital value, £30. Half-yearly rent, 15s.

Weighted with £2, for improvements for fencing.

Flat section. Distant a quarter of a mile from post-office and railway-station and half a mile from Seddon School. Good building-site.

Education Reserve in Wellington Land District for Lease by Public Auction.

District Lands and Survey Office,
Wellington, 23rd March, 1931.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, Wellington, at 2.30 o’clock p.m. on Wednesday, 20th May, 1931, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.


SCHEDULE.

WELLINGTON LAND DISTRICT.

Waimarino County.—Kaitieke Survey District.

SECTION 2, Block IX: Area, 1,130 acres. Annual rental, £71 12s.

Weighted with £989, for improvements consisting of dwelling of four rooms, wool-shed and implement-shed, sheep and cattle yards, dip, and 674 chains of boundary and internal fencing. This amount is payable in cash on the fall of the hammer.

This section is situated on the left bank of the Retaruke River, sixteen miles from Raurimu Railway-station by metalled and pumiced road. Approximately 120 acres are ploughable, the balance being undulating to hilly and broken. With the exception of two acres of shelter bush, the whole area has been felled and sown, but about 550 acres has reverted to fern and second growth. The value of the felling and grassing is included in the upset annual rental. The section is permanently watered by streams. Altitude is 1,300 ft. to 1,600 ft. above sea-level.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Six months’ rent at the rate offered, loading for improvements, and £2 2s. (lease fee) must be deposited on acceptance of bid.

  2. Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908. Possession will be given and taken on 1st July, 1931.

  3. Rent payable half-yearly in advance.

  4. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.

  5. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

  6. Lessee not to use or remove any gravel without the consent of the Land Board.

  7. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

  8. No liability is accepted on the part of the Crown or of the Land Board to pay to the lessee any compensation for improvements, but if the lease is not renewed upon expiration, or if it is sooner determined, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of an amount equal to the value of buildings and improvements effected by the original lessee; and the amount so paid by the incoming tenant shall be paid to the original lessee without any deduction except for rent or other payments in arrear.

  9. Lease liable to forfeiture if conditions are violated.

  10. Lessee to keep buildings insured.

  11. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

NOTICE is hereby given that written tenders, marked on the outside “Tender,” will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Tuesday, the 12th May, 1931, for the leases of the undermentioned Education Reserves under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.


SCHEDULE.

WELLINGTON LAND DISTRICT.—EDUCATION RESERVE.—TOWN LAND.

Town of Taihape.

SECTION 9, Block VII: Area, 3 roods 5 perches. Minimum annual rental, £10 5s.

This section is situated in the Town of Taihape, with frontage to Robin Street, fifteen chains from the Taihape Railway-station by metalled road. Approximately three parts of the section is easy hill slope lying to the sun, the balance being flat table land. Whole area has been felled and grassed. Soil of good quality loam resting on papa formation.

Improvements.—Improvements valued at £27 (which sum must be paid in cash on acceptance of tender) comprise cow-shed 12 ft. by 6 ft., with concrete floor and iron roof; fowl-house 12 ft. by 12 ft., with iron roof, and 12 chains of fencing.

Section 15, Block XVI: Area, 1 rood. Minimum annual rental, 5s.

This section is situated in the Town of Taihape with frontage to main road, half a mile from Taihape Railway-station. Almost level section, with creek running across the frontage. Soil of fair-quality loam.

Improvements.—Improvements, valued at £6 (which sum must be paid in cash), consist of a boarded fence on frontage, four chains of post-and-wire boundary fencing and plantation.
