The Wairakau Settlement, formerly known as the McNicol Estate, is situated on the eastern bank of the Waihou River, a short distance south of the Town of Te Aroha. Access from Te Aroha, about three miles and a half distant, is by the Te Aroha–Shaftsbury Road, which is metalled for the whole distance. Sections 1s to 10s have frontages to this road, while Sections 11s to 14s front a level unformed side road, which will be formed and metalled at an early date. Railway-station, school, and all shopping facilities are at Te Aroha. A school bus runs to within one mile of the estate, and cream is collected.
The property ranges in quality from rich alluvial flats and drained swamp land to fair quality downs on shingle bank and terrace formation and to hilly to broken land. Sections 1 to 12 are suitable for dairying or fattening, and Sections 13 and 14 for part dairying and dry stock or sheep. The sections generally are well watered by streams, and streams converted into drains. Parts of Sections 1 to 4 are subject to partial flooding for short periods, but sufficient land above all known flood-levels is provided on each section to permit of erection of buildings and to provide grazing for stock during flood periods. The grassing on the areas subject to flooding is chiefly paspalum, which is not seriously affected by submergence.
The successful applicants will be given possession as from the 1st May, 1931.
As witness the hand of His Excellency the Governor-General, this 17th day of March, 1931.
