Opening Lands in the North Auckland Land District for Sale or Selection.
CHARLES FERGUSSON, Governor-General.
IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the twentieth day of January, one thousand nine hundred and thirty, and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.
FIRST-CLASS LAND.
Waitemata County.—Waitemata Survey District.
Section 10, Block XIV: Area, 18 acres 3 roods. Capital value, £190. Deposit on deferred payments, £10; half-yearly instalment on deferred payments, £5 17s. Renewable lease: Half-yearly rent, £3 16s.
Weighted with £18 (payable in cash), being value of improvements, consisting of approximately 6 chains of fencing and a two-roomed shack.
Section is situated on the Birdwood Estate, and is approximately five miles and a half distant from Henderson Railway-station by a formed metalled road of which about half a mile is not metalled, or from Swanson Railway-station, about three miles distant, of which one mile is not metalled. The section comprises broken land in hakea and gorse, all more or less ploughable. Soil is of poor quality clay resting on sandstone formation. Section is well watered by a swampy stream and springs. Altitude varies from 250 ft. to 350 ft. above sea-level.
SECOND-CLASS LAND.
Mangonui County.—Opoe Survey District.
Sections 25 and 26, Block V: Area, 50 acres 1 rood 37 perches. Capital value, £40. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £1 2s. 9d. Renewable lease: Half-yearly rent, £16.
Weighted with £375, value of improvements consisting of dwellinghouse, shed, 80 chains fencing, garden, and shelter trees. This sum is repayable either in cash or by a cash deposit of £100, the balance of £275 being secured by an instalment mortgage; term, twenty years, with interest at 5 per cent. per annum to discharged soldiers and 5½ per cent. per annum to others.
Situated on the Kaitaia—Hohoura Road, and is two miles and a half from Waiharara Post-office and school, fourteen miles from Awanui Dairy-factory, and twenty miles from Kaitaia Saleyards. Thirty-five acres swampy land, and remainder in natural state. Soil is sandstone and peat swamp resting on sandstone formation. Watered by swampy streams. Property when brought in will be suitable for dairying.
Bay of Islands County.—Motatau Survey District.
Section 32, Block VIII: Area, 390 acres. Capital value, £390. Deposit on deferred payments, £20; half-yearly instalment on deferred payments, £12 0s. 6d. Renewable lease: Half-yearly rent, £7 16s.
Section 6, Block XII: Area, 493 acres. Capital value, £490. Deposit on deferred payments, £25; half-yearly instalment on deferred payments, £15 2s. 3d. Renewable lease: Half-yearly rent, £9 16s.
Section 32 is weighted with £24, value of improvements consisting of 78 chains of fencing, in fair order; payable in cash.
These sections are situated about three miles from Maromaku Railway-station by formed clay road, not metalled. There are about 100 acres of fair swamp on Section 32 and about 50 acres fair swamp on Section 6; the balance of the land is undulating to fairly steep, mostly ploughable, and covered with manuka, fern, and hakea. Soil is poor clay. Well watered by swamps. Elevation, 400 ft. to 600 ft. above sea-level.
Waitemata County.—Paremoremo Parish.
Allotment 254: Area 29 acres 3 roods 2 perches. Capital value, £60. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £1 15s. 9d. Renewable lease: Half-yearly rent, £1.
Section situated on Ridge Road, Albany to Riverhead, three miles from Riverhead by formed clay road. Undulating land lying to east, well sheltered, two-thirds ploughable, remainder can be brought in in time. Soil is of clay on sandstone formation; poorly watered by small swamps. Suitable for fruit, potatoes, fowls, &c. Elevation, 200 ft. to 250 ft. above sea-level.

Opening Land in Hawke’s Bay Land District for Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the amendments thereof, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare and provide as follows, this is to say:—

The rural land enumerated in the Schedule hereto is hereby set apart for selection on Tuesday, the fourteenth day of January, one thousand nine hundred and thirty, at the price specified in the said Schedule, and for the purposes of section one hundred and thirty-three of the Land Act, 1924, shall be deemed to be “scrub land.”

The said land may be selected on small grazing-run lease.

No general rate shall be levied or collected by any local authority from the said land for a period of two years from the date from which such land is disposed of, and no local authority shall have power to levy or collect any such rate from such land during such period.

After the first half-year’s rent has been paid by the selector, the further instalments of rent payable by him for a period of two years shall not be demanded: Provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land, the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount previously conceded to the selector, as the Board shall think fit.
SCHEDULE.
HAWKE’S BAY LAND DISTRICT.—SECOND-CLASS PASTORAL LAND.
Hawke’s Bay County.—Maungaharuru Survey District.
(Exempt from payment of rent or rates for a period of two years.)
S.G.R. 103: Area, 3,069 acres. Capital value, £3,400. Half-yearly rent, £51.
Weighted with £727, value of improvements consisting of four-roomed dwelling, shed, sheep and cattle yards, scrub-cutting, grassing, and approximately 348 chains of fencing; payable in cash.
Situated twenty miles from Eskdale Railway-station and one mile and a half from Ohurakura School. Watered by streams and springs. Altitude, 700 ft. to 1,800 ft. above sea-level. Hilly and undulating pastoral country, with big flats along the Esk River, intersected by deep gorgy streams. Generally light soil, suitable for sheep-farming when developed.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the land described in the Schedule hereto shall be open for selection on renewable lease on Monday, the twentieth day of January, one thousand nine hundred and thirty, at the rental mentioned in the said Schedule; and I do also declare that the said land shall be leased under and subject to section one hundred and fifty-three of the said Act, as it contains, or is supposed to contain, metal, mineral, or valuable stone.
