Situated at the corner of Tawai and Main Hutt Roads, about two miles from Upper Hutt and a quarter of a mile from Trentham Railway-station. A good building-site.

CONDITIONS OF SALE.

The purchaser may pay for the land in cash or by deferred payments. The terms are :-

  1. Cash : One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter.
  2. Deferred Payments : Deposit of 5 per cent. of the purchase-money, together with £1 1s. (license fee), to be paid on the fall of the hammer.
    The balance of the purchase-money, with interest thereon at the rate of 5½ per cent. per annum, to be paid by instalments extending over a period of thirty-four and a half years.
    The licensee shall have the right at any time during the currency of his license to pay off either the whole of the purchase-money or any half-yearly instalment or instalments thereof then remaining unpaid.
    Upon receipt of the final instalment a certificate of title in respect of the land purchased shall issue upon payment of the prescribed Crown-grant fee.
    If the purchaser fails to make any of the prescribed payments by due date the amount (if any) already paid shall be forfeited, and the contract for sale be null and void.
    Title will be subject to Part XIII of the Land Act, 1924.

Land in the Canterbury Land District for Sale by Public Auction.

District Lands and Survey Office,

NOTICE is hereby given that the undermentioned reserve will be offered for sale by public auction for cash at the Lands and Survey Office, Durham Street, Christchurch, at 2.30 o’clock p.m. on Tuesday, 20th August, 1929, under the provisions of the Land Act, 1924.

SCHEDULE.

CANTERBURY LAND DISTRICT.—AKAROA SURVEY DISTRICT.
RESERVE 3236, Block VII : Area, 5 acres 17 perches. Upset price, £30.
High tussock-covered range. Altitude, about 2,000 ft. Suitable for grazing or for use as a holding paddock for travelling stock. Access by motor road from Little River—nine miles.

Conditions of Sale.

One-fifth of the purchase-money on the fall of the hammer, and the balance, together with £1 (Crown-grant fee), within thirty days thereafter, otherwise the part of the purchase-money paid by way of deposit shall be forfeited and the sale of the land declared null and void. Title will be subject to Part XIII of the Land Act, 1924, and purchaser must subscribe to the declaration required thereunder.

Education Reserve in Nelson Land District for Lease by Public Auction.

Nelson, 17th July, 1929.

NOTICE is hereby given that the undermentioned Education Reserve will be offered for lease by public auction at the District Lands and Survey Office, Nelson, at 11 o’clock a.m. on Wednesday, 28th August, 1929, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.

SCHEDULE.

NELSON LAND DISTRICT.—TAKAKA COUNTY.
SECTION 49, Square 8, Block XV, Takaka Survey District : Area, 56 acres 3 roods 22 perches. Upset annual rental, £4 15s.
This section is situated at Upper Takaka, and consists of flat to undulating country, swampy in places, with fair to poor soil. The improvements existing on the land, and which are included in the capital value, consist of felling and grassing, stumping, and 120 chains of fencing.

Abstract of Terms and Conditions of Lease.

  1. Half-year’s rent at the rate offered, broken period rent from date of sale to 31st December, 1929, and £2 2s. (lease fee), must be deposited on acceptance of bid.
  2. Term of lease : Twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.
  3. Rent payable half-yearly in advance on 1st January and 1st July in each and every year.
  4. Lessee to maintain in good substantial repair all buildings, drains, and fences ; to keep clear all creeks, drains, ditches, and watercourses ; to trim all live hedges ; and yield up all improvements in good order and condition at the expiration of his lease.
  5. Lessee shall destroy to the satisfaction of the Commissioner of Crown Lands all noxious weeds on the land.
  6. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.
  7. Lessee not to use or remove any gravel without the consent of the Land Board.
  8. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.
  9. No liability is accepted on the part of the Crown or of the Land Board to pay to the lessee any compensation for improvements, but if the lease is not renewed upon expiration, or if it is sooner determined, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant to an amount equal to the value of the buildings and improvements effected by the original lessee ; and the amount so paid by the incoming tenant shall be paid to the original lessee without any deduction except for rent or other payments in arrear.
  10. Lease liable to forfeiture if conditions are violated.
  11. Lessee to keep buildings insured.
  12. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear for more than thirty days.

STATE FOREST SERVICE NOTICE.

Milling-timber for Sale by Public Tender.

Nelson, 16th July, 1929.

NOTICE is hereby given that written tenders for the purchase of the undermentioned milling-timber will close at the office of the State Forest Service, Nelson, at 4 o’clock p.m. on Saturday, the 3rd August, 1929.

SCHEDULE.

NELSON - MARLBOROUGH FOREST - CONSERVATION REGION.—MARLBOROUGH LAND DISTRICT.

ALL the milling-timber on that area, containing approximately 130 acres (part State Forest No. 13), Block V, Wakamarina Survey District, situated close to Flat Creek.

The total estimated quantity in cubic feet is 172,301, in board feet 1,160,950, made up as follows :--

Terms of Payment.

A marked cheque for one-tenth of the price tendered, together with half-year’s ground rent and £1 1s. (license fee), must accompany the tender, and the balance of the purchase-money be paid by six equal four-monthly instalments, the first of which shall be paid six months after the date of sale. In addition, the successful tenderer shall continue to pay such ground rent half-yearly in advance during the currency of the license.
