Opening Lands in Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the amendments thereof, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare and provide as follows, that is to say:—

  1. The rural lands enumerated in the Schedule hereto are hereby set apart for disposal by way of sale or selection on Friday, the twenty-sixth day of July, one thousand nine hundred and twenty-nine, at the prices specified in the said Schedule and for the purposes of section one hundred and thirty-three of the Land Act, 1924, shall be deemed to be “light-bush lands.”

  2. The said lands may be purchased for cash or on deferred payments, or be selected on renewable lease.

  3. No general rate shall be levied or collected by any local authority from the said lands for a period of three years from the date from which in each case respectively such land is disposed of, and no local authority shall have power to levy or collect any such rate from such land during such period.

  4. After the first half-year’s rent (or the deposit on deferred payments, as the case may be) has been paid by the selector, the further instalments of rent (or such parts of the instalments on deferred payments as consists of interest), payable by him for a period of three years shall not be demanded: Provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land, the rent or interest so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent or interest payable by the incoming tenant, not exceeding in the aggregate the amount previously conceded to the selector, as the Board shall think fit.

SCHEDULE.

AUCKLAND LAND DISTRICT.

SECOND-CLASS LAND.

Waitomo County.—Orahiri Survey District.

(Exempt from payment of Rent or Interest for Three Years.)

SECTION 1, Block XI: Area, 443 acres 0 roods 32 perches. Capital value, £335. Deposit on deferred payments, £15; half-yearly instalment on deferred payments, £10 8s. Renewable lease: Half-yearly rent, £6 14s.

Weighted with £230 for improvements comprising dwelling of three rooms, large shed, and about 200 chains fencing. Repayable to the State Advances Superintendent in cash, or may remain on instalment mortgage to the State Advances Superintendent for a term of twenty years. Interest, 6 per cent.; with exemption from interest charges for two years from date of selection.

Grazing proposition situated about six miles from Otorohanga Railway-station, school, post-office, and saleyards, by metalled road for two miles; balance formed clay road. Undulating to broken country, of which about 120 acres have been felled and grassed, but are now reverted; the balance being in fern and scrub. There is a little light bush comprising rewarewa, tawhero, &c., with a light undergrowth of punga, rangiora, and fern. The soil is of a medium quality on clay and limestone formation. Well watered by running streams.

Otorohanga County.—Pirongia Survey District.

(Exempt from payment of Rent or Interest for Three Years.)

Lot 2 of Section 5A, Block VIII: Area, 98 acres. Capital value, £100. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £3 1s. 9d. Renewable lease: Half-yearly rent, £2.

Situated on the Pirongia-Kawhia Road, thirteen miles from Te Awamutu Railway-station, saleyards, and dairy-factory, and four miles from Pirongia School, store, and post-office.

The soil is of medium quality resting on sandstone and rubble formation. Approximately one-half of the area is ploughable, and the main portion of the balance may be disked.

The section runs back easy from the front to the fairly steep faces, with plateau ground on top; the whole area at present being in tutu, fern, and scrub. Fairly well watered by running streams.

Section 8, Block X: Area, 288 acres 1 rood. Capital value, £150. Deposit on deferred payments, £10; half-yearly instalment on deferred payments, £4 11s. Renewable lease: Half-yearly rent, £3.

Weighted with £100, for improvements which comprise dwelling (two rooms) in fair condition, 40 chains road fencing, 50 chains of boundary-fencing, and 3 acres cleared and stumped; valued at £100. Repayable either in cash or by instalment mortgage to the State Advances Superintendent for twenty years at 6 per cent.; half-yearly instalment, £4 6s. 6d.

Mixed farming proposition, situated on the Kawhia-Pirongia Road, three miles from Te Rau-a-moa Post-office and school; sixteen miles by metalled road from Te Kawa Railway-station, and seventeen miles from Otorohanga Sale-yards. The section is undulating and broken, the soil being of a light loam, resting on sandstone and rubble formation. Ragwort and blackberry in evidence. Originally bush land, felled and grassed, but now reverted. Watered by running streams.

THIRD-CLASS LAND.

Otorohanga County.—Pirongia Survey District.

(Exempt from payment of Rent or Interest for Three Years.)

Section 18, Block X: Area, 433 acres. Capital value, £215. Deposit on deferred payments, £15; half-yearly instalment on deferred payments, £6 10s. Renewable lease: Half-yearly rent, £4 6s.

Weighted with £85 for improvements, comprising one-roomed whare (27 ft. by 12 ft.), iron shed, about 260 chains fencing. Repayable in cash, or may be left on instalment mortgage to State Advances Superintendent for a term of twenty years; interest, 6 per cent. Half-yearly instalment, £3 13s. 7d.

Situated at the junction of the Ngutunui and Kawhia-Pirongia Roads, about fifteen miles from Otorohanga Railway-station, of which about nine miles is by metalled road; balance formed clay road. There is a dairy factory and saleyards at Otorohanga, while the nearest school and post-office are at Ngutunui, two miles and a half distant. Cream lorry passes within half a mile of section. About 200 acres ploughable; approximately 60 acres has been disked and sown in grass, which has now run out. The soil is a light to medium nature on sandstone and rubble formation. Well watered by running streams.

Otorohanga County.—Wharepapa Survey District.

(Exempt from payment of Rent or Interest for Three Years.)

Section 8, Block XIV: Area, 700 acres. Capital value, £175. Deposit on deferred payments, £10; half-yearly instalment on deferred payments, £5 7s. 3d. Renewable lease: Half-yearly rent, £3 10s.

Weighted with £56, for improvements comprising a whare, two small sheds, 40 chains of road fencing, and approximately 120 chains of subdivisional fencing; valued at £56; to be paid in cash.

Grazing proposition situated one mile and a half from Ngaroma Post-office, one mile from Ngaroma School, and thirty miles from Te Awamutu; twenty-six miles metalled and four miles clay road. The soil is of light loam, resting on sandstone and rhyolite formation; the section generally being undulating and broken. Ragwort in evidence. Subdivided into three paddocks; 300 acres originally bush land, felled and grassed, have now reverted; the balance of the area (400 acres) being in bush and scrub. Well watered by running streams.

Waitomo County.—Orahiri Survey District.

(Exempt from payment of Rent or Interest for Three Years.)

Section 7, Block IX: Area, 572 acres. Capital value, £285. Deposit on deferred payments, £15; half-yearly instalment on deferred payments, £8 15s. 6d. Renewable lease: Half-yearly rent, £5 14s.

Weighted with £400, for improvements comprising house of three rooms and pantry, woolshed, 300 acres felling, 100 acres grassing, 10 acres stumping, 1 acre orchard, and 286 chains of fencing. £30 to be paid in cash; balance (£370) to be secured to the Public Trustee by deed of covenant, payable in five years with interest at 6 per cent., payable half-yearly, on which the interest payments will be remitted for three years, provided improvements to equivalent value are effected during the exemption period.

Situated seventeen miles from Hangatiki Railway-station, eleven miles from Waitomo Caves School and post-office, and twenty-four miles from Otorohanga Dairy-factory, by metalled road. About 300 acres felled and grassed, mostly gone to fern and second growth; balance in light to heavy bush, comprising rimu, tawa, tawhero, and rata, with a light to thick undergrowth of supplejack, black vine, mahoe, and konini. About 100 acres of the section is of limestone formation; the balance being light soil on a sandstone formation. Well watered by running streams.
