Education Reserve in Gisborne Land District for Lease by Public Tender.

District Lands and Survey Office,
Gisborne, 25th March, 1929.

NOTICE is hereby given that written tenders for the lease of the undermentioned reserve will be received at this office up to 4 o’clock on Thursday, 25th April, 1929, under the provisions of the Education Reserves Act, 1928, and Public Bodies’ Leases Act, 1908.

SCHEDULE.

GISBORNE LAND DISTRICT.—OPOTIKI COUNTY.

SECTION 7, Block XII, Opotiki Survey District: Area, 583 acres; minimum annual rental, £5.

The section is situated on the Upper Otara Road, about eight miles from Opotiki, by good metalled road. All fairly steep country, with a fair aspect. The section is well watered. About 40 acres felled and in grass. Small amount of fencing.

Abstract of Terms and Conditions of Lease.

  1. Six months’ rent at the rate offered and £2 2s. (lease fee) must be deposited with tender.
  2. Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.
  3. Rent payable half-yearly in advance.
  4. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.
  5. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.
  6. Lessee not to use or remove any gravel without the consent of the Land Board.
  7. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.
  8. No liability is accepted on the part of the Crown or of the Land Board to pay to the lessee any compensation for improvements, but if the lease is not renewed upon expiration, or if it is sooner determined, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of an amount equal to the value of buildings and improvements effected by the original lessee; and the amount so paid by the incoming tenant shall be paid to the original lessee without any deduction except for rent or other payments in arrear.
  9. Lease liable to forfeiture if conditions are violated.
  10. Lessee to keep buildings insured.
  11. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

Highest or any tender not necessarily accepted.

Land in Hawke’s Bay Land District for Sale by Public Auction.

District Lands and Survey Office,
Napier, 25th March, 1929.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash or on deferred payments at the District Lands and Survey Office, Napier, at 10.30 o’clock a.m. on Monday, 29th April, 1929, under the provisions of the Land Act, 1924.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—THIRD-CLASS LAND.

Hawke’s Bay County.—Patoka Survey District.

SECTION 15, Block II: Area, 200 acres; upset price, £600.

Situated thirty-nine miles from Napier, one mile from the Puketitiri School. Suitable for grazing; watered by streams; 199 acres consist of bush land partly felled (milling-timber all taken out and remaining light bush fired). Large patches of foxglove. Carrying capacity at present nil, but when cleared and properly grassed should carry 200 breeding ewes and 50 dry sheep.

The fencing, which practically extends around three sides of the section, and has been partially damaged by fire, is included in the price of the land.

Hawke’s Bay County.—Pohui Survey District.

Section 26, Block XIV: Area, 32 acres 1 rood 30 perches; upset price, £150.

Situated thirty-seven miles from Napier, close to the Puketitiri School. Carrying capacity, thirty breeding ewes. Watered by springs; easy slopes lying towards the south. Soil somewhat light on pumice formation. Originally in mixed bush, now all felled. Certain amount of foxglove and blackberry.

There is a certain amount of old fencing which is included in the price of the land.

TERMS OF SALE.

Cash.—One-fifth of the purchase-money to be paid on the fall of the hammer; balance payable, together with £1 (Crown-grant fee), within thirty days thereafter.

Deferred Payments.—Five per cent. of purchase-money, together with £1 1s. (license fee), to be paid on the fall of the hammer.

The balance of the purchase-money, with interest thereon at the rate of 5½ per cent. per annum, to be paid by instalments extending over a period of 34½ years.

Upon receipt of the final instalment, a certificate of title in respect of the land purchased shall issue, upon payment of the prescribed Crown-grant fee.

If the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited, and the contract for the sale be null and void.

Title will be subject to Part XIII of the Land Act, 1924.

The land is described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

STATE FOREST SERVICE NOTICE.

Milling-timber for Sale by Public Tender.

State Forest Service,
Auckland, 19th March, 1929.

NOTICE is hereby given that written tenders for the purchase of the undermentioned milling-timber will close at the office of the State Forest Service, Auckland, at 4 o’clock p.m. on Wednesday, the 17th April, 1929.

SCHEDULE.

AUCKLAND CONSERVATION-REGION.—AUCKLAND LAND DISTRICT.

ALL the milling-timber situated on that area, containing approximately 1,004 acres (part Provisional State Forests Nos. 71 and 134 and part Crown land), Blocks I, II, and VI, Tairua Survey District, in the vicinity of Broken Hills, and situated from four to seven miles from Hikuai Landing.

The total estimated quantity in cubic feet (121,843) or in board feet (937,872), made up as follows:—

A marked cheque for one-sixth of purchase-money, together with £1 1s. (license fee), must accompany the tender, and the balance be paid by five equal quarterly instalments, the first of which shall be paid three months after the date of sale.

Terms and Conditions.

  1. All instalment-payments shall be secured by “on demand” promissory notes made or endorsed to the satisfaction of the Commissioner of State Forests, and interest
