Section 19: About 65 acres good raupo swamp; balance sandy hills of poor quality and swampy flats difficult to drain. Soil is fair quality sandy and peaty loam resting on sandstone formation.

Section 20: About 50 acres raupo and wiwi swamp; balance poor sandy hills and shallow lakes. Soil is fair quality sandy and peaty loam resting on sandstone formation.

NOTE.—Subsidence of the land will probably follow development and a portion of the back of these sections may later be affected by water troubles.

NATIONAL ENDOWMENT.

Mangonui County.—Takahue Survey District.

Section 33, Block X: Area, 141 acres. Capital value, £175. Renewable lease: Half-yearly rent, £3 10s.

Weighted with improvements, valued at £250, consisting of forty chains boundary-fencing, fifteen chains road fencing, forty-two chains internal fencing, and one hundred and fifteen acres of grassing, to be paid for in cash or by a deposit of £50; the balance being secured by instalment mortgage for twenty years with interest at 5 per cent. to discharged soldiers and 5½ per cent. to civilians. (Half-yearly payments: Discharged soldiers, £7 19s. 4d.; civilians, £8 6s. 2d.)

Situated about thirteen miles from Kaitaia and eight miles from Takahue School. Access road from Kaitaia is metalled nine miles; balance formed clay. There are approximately 115 acres in grass which is running back, and the balance is in bush. Section is well watered.

Opening Settlement Lands in North Auckland Land District for Selection on Renewable Lease.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the Land for Settlements Act, 1925, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Monday, the twentieth day of May, one thousand nine hundred and twenty-nine, at the rentals mentioned in the said Schedule; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Acts.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.

FIRST-CLASS LAND.

Bay of Islands County.—Omapere Survey District.—Te Pua Settlement.

Section 3s: Area, 170 acres 0 roods 19 perches. Capital value, £1,100. Half-yearly rent, £27 10s.

Weighted with improvements comprising dwelling, wood and iron 30 ft. by 20 ft. and leanto, four rooms, roughly built and incomplete, to be paid for by a cash payment of £100, or by twenty half-yearly instalments of £6 9s. 6d. each, principal and interest.

Situated three miles from Kaikohe Railway-station, two miles Kaikohe Post-office and school, and four miles from Bay of Islands Dairy Factory, at Ohaeawai. Soil is fair clay and semi-volcanic. Watered by several permanent streams. Undulating to fairly steep country; about 25 acres good pasture, 140 acres worn-out pasture, fern, and paspalum, and 5 acres bush and manuka. There are about 76 chains boundary-fencing (poor to good order), 12 chains road fencing (poor order), and 60 chains subdivisional fencing (poor order). Subdivided into five paddocks. Property has been neglected, but has the makings of a very fair farm.

SECOND-CLASS LAND.

Otamatea County.—Matakohe Survey District.—Bickerstaffe Settlement.

Sections 1 and 3, Block XV: Area, 737 acres 2 roods. Capital value, £1,675. Half-yearly rent, £41 17s. 6d.

Weighted with improvements valued at £415, consisting of six-roomed dwelling (built of first-class kauri and fitted with several conveniences), store-room, cowshed, shearing-shed, and wash-house. This amount must be paid in cash.

Also weighted with £380 for six-roomed kauri dwelling, wash-house, cowshed, engine-room, two sheds, concrete cistern (7,000 gals.) in state of disrepair. Payable in cash or in twenty years by half-yearly instalments of £15 5s.

Sections are situated about four miles from Haurau Railway-station, two miles and a half from Marohemo School, and ten miles from Maungaturoto Dairy Factory. There are about 270 acres good clean pasture (mostly rattail and paspalum), 180 acres very bad with gorse, 50 acres poor tea-tree land; balance tea-tree with a little grass, and gorse getting a hold. About six hundred chains of fencing, dividing property into fifteen paddocks. Fencing generally in need of repair. Property suitable for grazing.

A remission of three years’ rent will be granted provided improvements to twice the value of the rent remitted are effected within that time.

Opening Lands in the North Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the twentieth day of May, one thousand nine hundred and twenty-nine, and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Hobson County.—Whakahara Parish.

Section N.E. 26: Area, 48 acres 2 roods 29 perches. Capital value, £50. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £1 9s. 3d. Renewable lease: Half-yearly rent, £1.

Situated on the main Dargaville—Ruawai Road, about a quarter of a mile from the Okahu—Old Toka Toka Road. Access is from Mititai, about five miles distant, by good metalled road. Practically all easy undulating land in fern and tea-tree scrub, with one acre next road in paspalum. Soil is fairly heavy grey pipeclay resting on clay formation. Watered by soakage. Elevation, 300 ft. to 600 ft. above sea-level.

Otamatea County.—Toka Toka Survey District.

Section 4, Block XI: Area, 74 acres 3 roods 10 perches. Capital value, £675. Deposit on deferred payments, £25; half-yearly instalment on deferred payments, £21 2s. 6d. Renewable lease: Half-yearly rent, £13 10s.

Weighted with £140, value of improvements consisting of about 15 acres self-sown paspalum, 70 chains good fencing (puriri posts, four wires), 22 chains poor fencing (matai and kahikatea posts, two wires), and half-share of 92 chains boundary drains; to be paid for in cash or by sixteen half-yearly instalments of £10 16s. 8d.

Situated three miles and a quarter from Naumai Post-office by formed road, three miles of which is metalled. About 60 acres worked-out kahikatea bush land; balance rushes, rough feed, and paspalum. Soil is good rich swamp, resting on blue clay marine deposit formation. No noxious weeds or fescue on section.

Mangonui County.—Hohoura East Survey District.

Section 61, Block X: Area, 5 acres 1 rood 6 perches. Capital value, £10. Deposit on deferred payments, £1; half-yearly instalment on deferred payments, 5s. 11d. Renewable lease: Half-yearly rent, 4s.

Weighted with £17, value of improvements consisting of shack valued at £12, and twenty chains of fencing valued at £5.

Situated about two miles and a half from Waihopo Post-office and school, by sandy track. There is an area of flat land suitable for a garden; the balance being poor sandstone hill. Section is suitable for a gumdigger working on Bulldog Flat.
