Land in Nelson Land District for Sale for Cash by Public Auction.

District Lands and Survey Office,
Nelson, 16th October, 1928.

NOTICE is hereby given that the undermentioned sections will be offered for sale by public auction at the Court-house, Westport, at 11 a.m. on Wednesday, 9th January, 1929, under the provisions of the Land Act, 1924, and amendments.

SCHEDULE.

NELSON LAND DISTRICT.

Town of Westport.—Leaver Settlement, in Block III, Kawatiri Survey District.

Section 13: Area, 29 perches. Upset price, £30.
Section 14: Area, 31 perches. Upset price, £20
Section 15: Area, 26 perches. Upset price, £30.
Section 16: Area, 30 perches. Upset price, £25.

The sections are situated one mile from the Westport Post-office.

Section 13 has a frontage to Orawaiti Road; is all flat cleared land of a sandy nature, and is a good building-site.

Section 14 has a frontage to Pakington Street, which is unformed. It is all flat, and a fair building-site.

Section 15 has frontages to Orawaiti Road and Domett Street, the last-named street being unformed. This is all flat land, and is a good building-site.

Section 16 has frontages to Domett and Pakington Streets, both of which are unformed. All flat land, and a fair building-site.

TERMS OF SALE.

Cash: A deposit of one-fifth of the purchase-money on the fall of the hammer; balance of purchase-price, together with £1 (Crown-grant fee), is payable within thirty days thereafter, otherwise the deposit paid at time of sale shall be forfeited, and the sale declared null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

Reserve in Canterbury Land District for Lease by Public Tender.

NOTICE is hereby given that tenders for a lease of the undermentioned reserve will be received at this office up to 4 o’clock p.m. on Tuesday, the 15th January, 1929, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.

SCHEDULE.

CANTERBURY LAND DISTRICT.

Cheviot County.—Cheviot Survey District.

Reserve 3172 (Sections 75 and 76), Block VII, Mackenzie Township: Area, 6 acres 5 perches. Minimum annual rental, £10.

This is the post-office paddock reserve. All clear open flat, well grassed. Good grazing land. Improvements that go with land comprise 20 chains fencing and pump and piping. Term of lease, five years.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Tenders, accompanied by six months’ rent at the rate offered, and £1 1s. (lease fee), to be addressed to the Commissioner of Crown Lands, Christchurch, and marked on the outside “Tender for Lease.”

  2. Immediate possession will be given.

  3. The Commissioner of Crown Lands may at any time resume possession of the land comprised in the lease, or any portion thereof, by giving to the lessee twelve months’ notice in writing of his intention so to do.

  4. No compensation payable to the lessee on account of improvements or for resumption.

  5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the whole or any portion of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

  6. The land shall be used for grazing purposes only, and shall not be broken up or cropped without the written consent of the Commissioner of Crown Lands first had and obtained.

  7. The lessee shall destroy all rabbits on the land, and shall prevent their increase or spread, to the satisfaction of the Commissioner of Crown Lands.

  8. The lessee shall prevent the growth and spread of gorse, broom, and sweetbriar on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbriar, broom, Californian thistle, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

  9. The rent shall be payable half-yearly in advance, free from all deductions whatsoever.

  10. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within sixty days after the date on which the same ought to be fulfilled.

Lands in Otago Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash at the District Lands and Survey Office, Dunedin, on Monday, 7th January, 1929, at 2 o’clock p.m., under the provisions of the Land Act, 1924.

SCHEDULE.

OTAGO LAND DISTRICT.—FIRST-CLASS RURAL LAND.

Upper Taieri Survey District.

Sections 45 and 46, Block I: Area, 3 acres 2 roods 6 perches. Upset price, £16.

These sections are situated at Patearoa, within a quarter of a mile of the school and post and telegraph office; about eight to nine miles from Waipiata Railway-station, on the Otago Central Railway. No improvements.

TERMS OF SALE.

One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter; otherwise the part of the purchase-money paid by way of deposit shall be forfeited and the contract for the sale of the land be null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

Education Reserve in Otago Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, Dunedin, at 2 o’clock p.m. on Monday, 7th January, 1929, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.

SCHEDULE.

OTAGO LAND DISTRICT.

Section 49, Block VI, Clarendon Survey District: Area, 10 acres. Upset annual rental, 10s.

Situated at Akatore, opposite the Taieri Beach School and residence, on the north side of the road. A poor, rough piece of land, partly cultivated. The purchaser will require to pay the sum of £2 10s., being the value of the road-line fencing.

Abstract of Terms and Conditions of Lease.

  1. Six months’ rent at the rate offered, loading for improvements, and £2 2s. (lease fee) must be deposited on acceptance of bid. Rent for broken period between date of sale and 30th June, 1929, is also payable.

  2. Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rental based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

  3. Rent payable half-yearly in advance.

  4. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.
