Lands in Taranaki Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned lands are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Thursday, 20th September, 1928.
Preference at the ballot will be given to landless applicants who have one or more children dependent on them; to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully; to applicants who have served beyond New Zealand as members of the Expeditionary Force; to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand; and to applicants who, while domiciled in New Zealand, have served beyond New Zealand as members of any of His Majesty’s Forces in connection with any war other than the war with Germany.
SCHEDULE.
TARANAKI LAND DISTRICT.—SECOND-CLASS LAND.
Ohura County.—Aria Survey District.
SECTION 8, Block IV: Area, 412 acres. Capital value, £270. Half-yearly rent, £5 8s.
Exempt from payment of rent for a period of five years, provided improvements to the value of £50 are effected annually during the exemption period.
Weighted with £520, valuation for improvements comprising about 120 acres felling and grassing and about 200 chains fencing. This amount is either payable in cash or £435 thereof secured on first mortgage by arrangement with the State Advances Department, and the balance in seven annual instalments, after payment of a deposit of £15.
Situated about twenty miles from the Waimiha Railway-station, thirteen miles by good metalled road and the balance by formed clay road. The soil is of a light clay quality on sandstone formation. About 100 acres are in fair pasture and about 270 is in bush. It is subdivided into four paddocks. In its present condition it is estimated to carry 100 ewes and 10 head of cattle.
Ohura County.—Ohura Survey District.
Section 13, Block V: Area, 701 acres. Capital value, £350. Half-yearly rent, £7.
Exempt from payment of rent for a period of three years, provided improvements to the value of £35 are effected annually during the exemption period.
Weighted with £330, valuation for improvements comprising four-roomed dwelling, about 205 chains fencing, and about 300 acres of felling and grassing. This amount is either payable in cash or may be secured on first mortgage by arrangement with the State Advances Department.
Situated about three miles from Ohura Railway-station by good metalled road. About 400 acres is in bush; balance area has been felled and grassed, but this has now deteriorated to second growth. About 100 acres comprise flat to easy country on sandstone formation. Area is suitable for grazing.
Special Condition.—The area in bush contains some millable timber, and if such timber is felled for milling purposes all royalty payable for same must be paid to the Receiver of Land Revenue, New Plymouth.
Section 14, Block VIII: Area, 490 acres. Capital value, £300. Half-yearly rent, £6.
Exempt from payment of rent for a period of five years, provided improvements to the value of £30 are effected annually during the exemption period.
Weighted with £600, valuation for improvements comprising new five-roomed dwelling, woolshed, old whare, about 320 acres felling and grassing, and about 200 chains fencing. This amount is either payable in cash or approximately £400 thereof secured by way of first mortgage by arrangement with the State Advances Department, and the remainder in cash.
Situated about eight miles from the Okahukura Railway-station and one mile and a half from the Rangi School. About 100 acres is in good pasture. The fencing is in fair order. When improved, it is estimated to carry 150 dry sheep, 10 dairy cows, and 10 head cattle.
Section 4, Block II: Area, 338 acres. Capital value, £350. Half-yearly rent, £7.
Exempt from payment of rent for a period of four years, provided improvements to the value of £35 are effected annually during the exemption period.
Weighted with £700, valuation for improvements comprising four-roomed dwelling, about 273 acres felling and grassing, about 15 acres stumping, and about 220 chains fencing. This amount is either payable in cash or may be secured on first mortgage by arrangement with the Superintendent, State Advances Department.
Situated seven miles from Ohura Post-office and school, by metalled road. About 50 acres flat; balance area is hilly to steep. The dwelling and fencing are in disrepair. Soil is of fair quality on papa and sandstone formation. In its present condition it is estimated to carry 100 ewes and 20 head of cattle.
Whangamomona County.—Mahoe Survey District.
Section 8, Block XIV: Area, 417 acres. Capital value, £300. Half-yearly rent, £6.
Exempt from payment of rent for a period of five years, contingent upon improvements to the value of £30 being effected annually during the exemption period.
Weighted with £300, valuation for improvements comprising about 160 acres of felling and grassing and about 100 chains of fencing. This amount is either payable in cash or may be secured by way of first mortgage by arrangement with the State Advances Department.
Situated on the Kohi Road, about seventeen miles from the Whangamomona Township and railway-station. About 200 acres is of fair quality soil; balance is light country. About 80 acres is in fair pasture. Property is mostly sunny country. The improved land along the road frontage is a piece of useful country.
Clifton County.—Ngatimaru Survey District.
Sections 18 and 19, Block II: Area, 595 acres. Capital value, £320. Half-yearly rent, £6 8s.
Exempt from payment of rent for a period of five years, providing improvements to the value of £32 are effected annually during the exemption period.
Weighted with £870, valuation for improvements comprising about 100 chains fencing, dwelling of five rooms, woolshed and yards, and about 450 acres felling and grassing. This amount is either payable in cash or may be secured by way of first mortgage by arrangement with the State Advances Department.
Situated on the Junction Road, about seven miles from the Kiore Railway-station and about one mile from Purangi School. It is well watered, and is subdivided into five paddocks. About 300 acres is in fair pasture. When improved, it is estimated to carry 300 ewes and 50 head of cattle.
Waitomo County.—Mapara Survey District.
Section 1, Block VII: Area, 155 acres. Capital value, £310. Half-yearly rent, £6 4s.
Exempt from payment of rent for a period of two years, provided improvements to the value of £31 are effected annually during the exemption period.
Weighted with £600, valuation for improvements comprising dwelling, cowshed, plantation, about 140 acres felled and grassed, and about 280 chains fencing. This amount is either payable in cash or £470 thereof may be secured by way of first mortgage by arrangement with the Superintendent, State Advances Department, and the balance payable in cash.
Situated nine miles from Kopaki Railway-station by metalled road. It comprises mostly hilly to steep country on sandstone formation, and is regarded as a grazing proposition. About 110 acres of the felled area has somewhat deteriorated; balance of felled area is in fair pasture. Dwelling is a practically new structure, and is in good condition.
Ohura County.—Waro Survey District.
Section 2, Block VII: Area, 512 acres. Capital value, £450. Half-yearly rent, £9.
Exempt from payment of rent for a period of three years, contingent on improvements to the value of £45 being effected annually during the exemption period.
Special Condition.—The successful applicant must also take over on renewable lease the adjoining section—namely, Section 1, Block VII, Waro Survey District, area 540 acres, at an annual rent of £13 10s. An exemption from payment of rent under this lease will also be allowed for a period of three years, contingent on improvements to the value of £27 being effected annually during the exemption period.
These two sections are situated on the Waitaanga South Road, about fourteen miles from the Ohura Railway-station. Access to property from main road is by way of a six-foot track for a distance of 60 chains. The soil is on sandstone and papa formation. About 612 acres have been felled and grassed. The fences are in disrepair.
The whole property is weighted with valuation for improvements to the value of £825. This amount is either payable in cash or £610 thereof may be secured by way of first mortgage under arrangement with the State Advances Department, and the balance (after a payment of £10 deposit) in ten years by equal annual instalments, with interest at 5 per cent.
