CROWN LANDS NOTICES.

Land in the Hawke's Bay Land District forfeited.

Wellington, 14th August, 1928.
NOTICE is hereby given that the lease of the under-
mentioned land having been declared forfeited by
resolution of the Hawke's Bay Land Board, the said land
has thereby reverted to the Crown under the provisions of
the Land Act, 1924.

Flax Lease in Auckland Land District for Sale by Public Auction.

District Lands and Survey Office,
Auckland, 14th August, 1928.
NOTICE is hereby given, in terms of the Land Act, 1924,
and its amendments, and the flax regulations there-
under, that a lease of the undermentioned area for flax-cutting
purposes will be offered for sale by public auction at the
District Lands and Survey Office, Auckland, on Wednesday,
the 19th September, 1928, at eleven o'clock a.m.

SCHEDULE.

AUCKLAND LAND DISTRICT.

AREA of 508 acres situated between Allotments 380 and 508,
Parish of Whangamarino, and a public road on the north,
and Allotment 394 and 394A, Whangamarino Parish, on the
south.

Term of the lease is for twenty-one years, with right of
renewal for one further term of twenty-one years on re-
valuation. Minimum upset rental, 2s. per acre per annum
for the first ten years and 5s. per acre per annum for the
balance of the first term.

General Description.

About 40 acres consist of high land covered with fern and
manuka; balance deep peat, varying from 3 ft. to 12 ft.
There are a few scattered patches of flax, but generally the
whole area will require draining and planting.

Abstract of Terms of Lease.

  1. The cutting generally is to be subject to the approval
    of the Commissioner of Crown Lands, and no flax is to be cut
    lower than 7 in. to 8 in. above the crown, "the crown"
    being defined as the junction of the bulb. During the first
    eighteen years of the lease, the hook method of cutting may
    be employed, except during the month of April, May, June,
    and July in each year, when the side-leaf method shall be
    exclusively employed, and during the last three years of the
    term the side-leaf method only shall be employed. A period
    of four years must elapse between each period of hook cutting.

  2. The lessee shall construct internal drains to the value
    of £300 within three years of the date of the lease, and
    shall main- tain all drains in good order and condition.

  3. Lessee shall prevent the growth and spread of noxious
    weeds upon the land, and shall forthwith eradicate all noxious
    weeds growing on the land at the date of possession. All
    blackberry shall be cut and grubbed during the month of
    December in each year, and all manuka shall be cut as directed
    by the Commissioner of Crown Lands.

  4. The lessee shall plant areas where flax does not grow
    after draining, such planting to be at the direction of the
    Commissioner of Crown Lands.

  5. No compensation to be allowed for loss by fire, of which
    all risk shall be taken by the lessee, and against the occurrence
    and spread of which he will be required to take all reasonable
    precautions.

  6. No compensation is to be allowed for improvements at
    the expiry or sooner determination of the lease, but the lessee
    may, provided all the conditions of the lease have been
    satisfactorily fulfilled, remove all buildings and plant erected
    by him on the ground.

  7. All flax growing on the ground shall revert to the Crown
    at the expiry or sooner determination of the lease without
    any compensation whatever, and no plants shall be removed
    or destroyed.

  8. The lessee shall not graze stock on the area without
    first obtaining the permission of the Land Board.

  9. The lessee shall not transfer nor sublet nor dispose of
    the cutting or milling rights, except with the approval of the
    Land Board.

  10. The lease may be forfeited by the Land Board for non-
    compliance with any of these conditions.

Conditions of Sale.

  1. Intending bidders are expected to visit the locality and
    satisfy themselves in every particular in all matters relating
    to the area.
  2. The rent is payable half-yearly in advance, the first
    half-year's with £1 1s. (lease fee), to be paid on the fall of
    the hammer.

Plans of the area may be obtained from the Commissioner
of Crown Lands, Auckland.

Pastoral Run in Southland Land District open for License by Public Auction.

District Lands and Survey Office,
Invercargill, 14th August, 1928.
NOTICE is hereby given that the undermentioned pastoral
run will be offered for license by public auction at the
District Lands and Survey Office, Invercargill, at 11 o'clock
a.m. on Wednesday, 19th September, 1928, under the pro-
visions of the Land Act, 1924.

SCHEDULE.

SOUTHLAND LAND DISTRICT.-STEWART ISLAND COUNTY.-LORDS RIVER SURVEY DISTRICT.

RUN No. 539: Area, 450 acres. Upset annual rental, £5.
Term, fourteen years.

Description.

Situated at Port Adventure, about eighteen miles by sea
from Half-moon Bay. The land is covered with scrub and
stunted bush, and is almost surrounded by water, therefore
very little fencing is required.

Abstract of Conditions of Pastoral License.

  1. Applicants must be over twenty-one years of age.
  2. One half-year's rent, £1 1s. (license fee), and statutory
    declaration to be deposited by purchaser on the fall of the
    hammer or on being declared the successful applicant.
  3. No person may hold more than one run, except on the
    recommendation of the Land Board and with the approval of
    the Minister of Lands. If a husband holds a run his wife
    is deemed to be a runholder, and vice versa.
  4. Improvements.-The lessee is required to effect improve-
    ments as follows:--
    (a) Within one year from the date of the license, to a value
    equal to one year's rent payable under the license:
    (b) Within two years from the date of his license, to a value
    equal to two years' rent payable under the license:
    (c) Within six years from the date of his license, to a value
    equal to four years' rent payable under the license.
  5. Rent is payable half-yearly, in advance, on 1st March and
    lst September in each year. If not paid within thirty days
    of due date a penalty of 10 per cent. is added.
  6. Term of license to be a stated hereon, with contingent
    right of renewal over the whole or a subdivision of the run
    for a further term.
  7. Licensee to prevent destruction or burning of timber;
    to prevent growth and spread of gorse, broom, sweetbrier,
    or other noxious weeds or plants; to keep down rabbits,
    and refrain from burning grass during such months as the
    Commissioner of Crown Lands shall from time to time deter-
    mine.
  8. No tussock or snow-grass is to be burned, save with the
    prior consent in writing of the Board, and subject to such
    conditions, restrictions, and directions as the Board may
    impose and give.
  9. Roads may be taken without payment of compensation.
  10. Licensee to have no right to the timber, flax, or minerals
    on the land comprised in the license.
  11. With the permission of the Land Board, the licensee
    may--
    (a) Cultivate a portion of the run and grow winter feed
    thereon;
    (b) Plough and sow in grass any area not exceeding 3,000
    acres;
    (c) Clear of bush or scrub any portion of the run and sow
    same in grass;
    (d) Surface-sow in grass any portion of the run.
    On expiry of license the value of licensee's improvements
    will be protected in accordance with the law.
  12. License is liable to forfeiture if conditions are violated.
