Opening Lands in the North Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the thirtieth day of July, one thousand nine hundred and twenty-eight, and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.

FIRST-CLASS LAND.

Waitemata County.—Waitemata Survey District.—Birdwood Block.

SECTION 16, Block XIV: Area, 12 acres 2 roods 21 perches. Capital value, £290. Deposit on deferred payments, £15; half-yearly instalment, £8 18s. 9d. Renewable lease: Half-yearly rent, £5 16s.

Weighted with £10 7s. 6d., valuation for improvements consisting of 11½ chains of fencing (very fair order), payable in cash.

Situated about two miles from Swanson by formed road, of which one and a half miles is metalled. Undulating to steep land, which has all been ploughed and grassed, and is now in fair order. Soil is clay resting on sandstone formation. Watered by swampy stream.

Special Condition: The lessee must top-dress the section annually with phosphate at the rate of 3 cwt. per acre.

SECOND-CLASS LAND.

Mangonui County.—Awanui Parish.

Section 7: Area, 257 acres 3 roods 30 perches. Capital value, £160. Deposit on deferred payments, £5; half-yearly instalment, £5 0s. 9d. Renewable lease: Half-yearly rent, £3 4s.

Section 18: Area, 203 acres 0 roods 12 perches. Capital value, £135. Deposit on deferred payments, £5; half-yearly instalment, £4 4s. 6d. Renewable lease: Half-yearly rent, £2 14s.

Situated about three miles from Kaitaia and six miles from Awanui Port. Access road from Kaitaia is metalled one mile, formed clay road one mile, and unformed (but suitable for vehicular traffic) for remainder of distance. Soil is clay resting on sandstone and limestone formation. Poorly watered by swampy streams.

Section 7: Undulating poor clay land, covered with tea-tree scrub. About 12 acres swamp, which is very wet and worthless until drained.

Section 18: Steep undulating country covered with fern and tea-tree scrub. About three-quarters ploughable. Approximately 8 acres of swamp.

Mangonui County.—Ahipara Parish.

Section N.W. 55: Area, 86 acres 0 roods 7 perches. Capital value, £45. Deposit on deferred payments, £5; half-yearly instalment, £1 6s. Renewable lease: Half-yearly rent, 18s.

Sections 57, 61, and S.W. 62: Area, 178 acres 0 roods 32 perches. Capital value, £90. Deposit on deferred payments, £5; half-yearly instalment, £2 15s. 3d. Renewable lease: Half-yearly rent, £1 16s.

Section 59: Area, 188 acres 2 roods 35 perches. Capital value, £150. Deposit on deferred payments, £10; half-yearly instalment, £4 11s. Renewable lease: Half-yearly rent, £3.

Situated from two to three miles from Kaitaia, on the Kaitaia—Pukepoto Road. Easy undulating country lying well to the sun, and covered with tea-tree, scrub, &c. Poorly watered by swampy gullies. Soil is clay resting on sandstone formation. No improvements. Altitude, 40 ft. to 170 ft. above sea-level.

Bay of Islands County.—Kawakawa Survey District.

Section 16, Block VII: Area, 75 acres 2 roods. Capital value, £150. Deposit on deferred payments, £5; half-yearly instalment, £4 14s. 3d. Renewable lease: Half-yearly rent, £3.

Weighted with £210, valuation for improvements consisting of 168 chains of fencing in very fair order, and house and lean-to (jerry built). This amount is payable in cash or by a deposit of £25; the balance being secured by instalment mortgage over twenty years with interest at 5 per cent. to New Zealand discharged soldiers and 5½ per cent. to others.

Situated on Falls Road, about twelve miles from Kawakawa Railway-station or three miles from Waitangi River Landing, by formed road. There are about 40 acres flat land, the balance being easy rising country. Ten acres of fairly clean grass; the balance being manuka, gorse, and hakea, carrying rough feed. Soil is very good to fair clay. Well watered by the Waitangi River and several streams.

Whangarei County.—Mangakahia Survey District.

Section 4, Block V: Area, 72 acres 2 roods. Capital value, £110. Deposit on deferred payments, £5; half-yearly instalment, £3 8s. 3d. Renewable lease: Half-yearly rent, £2 4s.

Situated at Pakotai, fronting the main Whangarei—Kaikohe Road, only a few chains from the Pakotai Post-office, school, and store. Whangarei is twenty-eight miles distant by good metalled road. About half the area is level land, balance undulating. All in tea-tree scrub, with about 10 acres heavy tea-tree at eastern end. Poorly watered by creeks at one corner. Soil is clay resting on clay formation. No improvements.

THIRD-CLASS LAND.

Hobson County.—Okahu Parish.

Section S.W. 90: Area, 40 acres 0 roods 35 perches. Capital value, £20. Deposit on deferred payments, £1; half-yearly instalment, 12s. 4d. Renewable lease: Half-yearly rent, 8s.

Situated on the Okahu—Parahi cart-road, about one mile distant from Okahu No. 2 School. Access is from Miti tai, ten miles distant, seven miles metalled road, three miles clay road. Level to undulating land with about one acre swamp on bank of creek. All in tea-tree scrub. Soil is poor pipe clay on clay formation. Well watered by stream. Elevation, 300 ft. to 350 ft. above sea-level.

SECOND-CLASS LAND.

Otamatea County.—Mareretu Parish.

Sections S.W. 81 and 82: Area, 109 acres 2 roods 17 perches. Capital value, £55. Deposit on deferred payments, £5; half-yearly instalment, £1 12s. 6d. Renewable lease: Half-yearly rent, £1 2s.

Sections 70, 71, W. 72, and 75: Area, 165 acres 2 roods 22 perches. Capital value, £85. Deposit on deferred payments, £5; half-yearly instalment, £2 12s. Renewable lease: Half-yearly rent, £1 14s.

Situated at Mareretu on the main Waikiekie, Mareretu, and Paparoa Roads. Access is from the Taipuha Railway-station, four miles and a half distant, by cart-road (unmetalled), and the nearest school is at Taipuha, one mile and three-quarters away. About 30 acres fairly heavy tea-tree; balance all open gum land with short growth of tea-tree, rushes, and wi-wi. Undulating country, all ploughable. Soil is clay resting on clay formation. Poorly watered by soakage. No improvements.
