Lands in Taranaki Land District for Sale or Selection.

NOTICE is hereby given that the undermentioned lands are open for sale or selection under the Land Act, 1924, and that applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o'clock p.m., on Tuesday, 12th June, 1928.

The land in the First Schedule is open for general application, and may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease.

The lands in the Second Schedule are open for selection on renewable lease only.

Preference at the ballot will be given to landless applicants who have one or more children dependent on them; to landless applicants who within two years immediately preceding date of the ballot have applied for land at least twice unsuccessfully; to applicants who have served beyond New Zealand as members of the Expeditionary Force; to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand; and to applicants who, while domiciled in New Zealand, have served beyond New Zealand as members of any of His Majesty's Forces in connection with any war other than the war with Germany.

FIRST SCHEDULE.

TARANAKI LAND DISTRICT.—FIRST-CLASS LAND.

Stratford County.—Egmont Survey District.

SECTION 23, Block XVI : Area, 93 acres 2 roods 7 perch. Capital value, £280. Deposit on deferred payments, £15 ; half-yearly instalment, £8 12s. 3d. Renewable lease : Half-yearly rent, £5 12s.

Weighted with £500, valuation for improvements comprising four-roomed house, about 60 acres felling and grassing, and about 144 chains of fencing. £230 of this amount may be secured on first mortgage to the State Advances Department, and the balance is payable in cash.

The property is situated on the York Road, about four miles from Midhurst Railway-station and about one mile and a half from branch of Midhurst Dairy Factory. The section is of a swampy nature, and has a considerable amount of blackberry thereon.

Eltham County.—Omana Survey District.

SECTION 2, Block XV : Area, 1,256 acres. Capital value, £300. Half-yearly rent, £6.

Exempt from payment of rent for a period of five years, provided improvements to the value of £50 are effected annually during the exemption period.

Weighted with £800, valuation for improvements comprising dwelling, shed, about 300 acres felling and grassing (now reverted to fern and second growth), and about 40 chains fencing ; to be paid in cash or taken over on mortgage to the State Advances Department.

Situated on the Rawhitiroa Road, about thirty-five miles from Eltham Railway-station. About 300 acres have been felled and grassed, but has now reverted to fern and second growth; balance in bush. Soil is of a light loam on sandstone formation. Well watered by streams.

Patea County.—Taurakawa Survey District.

Section 1, Block IX : Area, 1,016 acres. Capital value, £255. Half-yearly rent, £5 2s.

Exempt from payment of rent for a period of five years, provided improvements to the value of £50 are effected annually during the exemption period.

Weighted with £160, valuation for improvements comprising about 400 acres felling and grassing, whare, shed, and about 60 chains of fencing; to be paid for in cash or taken over on first mortgage to Superintendent, State Advances Department.

Situated thirty-one miles from Eltham by metalled road, thence 12 ft. clay road for four miles and a half, and for a further four miles and a half by way of a pack-track.

Waitomo County.—Mapara Survey District.

Section 17, Block XII : Area, 186 acres. Capital value, £400. Half-yearly rent, £8.

Exempt from payment of rent for a period of one year, provided improvements to the value of £40 are effected during the exemption period.

Weighted with £40, valuation for improvements comprising about 80 acres felling and grassing and about 80 chains fencing ; to be paid for in cash or taken over on first mortgage to the Superintendent, State Advances Department.

Situated on the Tatu Road, fourteen miles from Waimiha Railway-station. Comprises undulating to steep hilly country. About 80 acres have been felled and grassed; balance is in heavy bush. Soil is of a fair quality. Well watered by creeks and springs.

Taumarunui County.—Rangi Survey District.

Section 2, Block III : Area, 420 acres. Capital value, £315. Half-yearly rent, £6 6s.

Exempt from payment of rent for a period of four years, provided improvements to the value of £30 are effected annually during the exemption period.

Weighted with £250, valuation for improvements comprising whare, about 280 acres felling and grassing, and about 80 chains fencing ; to be paid for in cash or taken over on first mortgage to the Superintendent, State Advances Department.

Situated on the Whakamaro Road, twelve miles from Taumarunui. Comprises hilly to steep country of which about 280 acres has been felled and grassed, but now reverting to second growth and bracken, except 20 acres which is in fair pasture. Well watered by permanent streams.

Clifton County.—Pouatu Survey District.

Section 7A, Block I : Area, 490 acres. Capital value, £180. Half-yearly rent, £3 12s.

Exempt from payment of rent for a period of five years, provided improvements to the value of £40 are effected annually during the exemption period.

Weighted with £440, valuation for improvements comprising whare, yards, and about 100 chains fencing. Of this amount £150 may be secured on first mortgage to the State Advances Department, and the balance is payable in cash.

Situated eight miles from Tahora Railway-station and school and fifteen miles from Kohuratahi Dairy Factory. Comprises very steep country, about 340 acres worn-out pasture (reverted to second growth), and about 150 acres in fair to good pasture.

Ohura County.—Heao Survey District.

Section 7, Block VII : Area, 509 acres. Capital value, £450. Half-yearly rent, £9.

Exempt from payment of rent for a period of two years, provided improvements to the value of £45 are effected annually during the exemption period.

Weighted with £1,400, valuation for improvements comprising about 320 acres felling and grassing, about 230 chains fencing, dwelling, sheep-yards, small shed, and 2 acres stumped and ploughed ; to be paid for in cash or taken over on first mortgage to Superintendent, State Advances Department.

Situated twenty miles from Ohura and two miles from Opatu School. Comprises rough country, 320 acres of which has been felled and grassed, but now deteriorating.

Clifton County.—Mimi Survey District.

Section 2, Block V : Area, 1,022 acres. Capital value, £640. Half-yearly rent, £12 16s.

Exempt from payment of rent for a period of five years, provided improvements to the value of £60 are effected annually during the exemption period.

Weighted with £410, valuation for improvements comprising dwelling, woolshed, 450 acres felled and grassed, and 60 chains fencing ; to be paid in cash or taken over on mortgage to State Advances Department.

Property comprises easy to steep country, about 350 acres has been felled and grassed, about 250 acres of which has deteriorated. Balance is in bush. It is estimated about eleven miles from the Okau Junction and about five miles from Okau School.
