Opening Lands in the Southland Land District for Sale or Selection.

CHARLES FERGUSSON, Governor-General.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Wednesday, the fifteenth day of February, one thousand nine hundred and twenty-eight; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.

SCHEDULE.

SOUTHLAND LAND DISTRICT.—FIRST-CLASS LAND.

Southland County.—Mabel Hundred.

PART SECTION 1, Block II: Area, 62 acres 1 rood 18 perches. Capital value, £170. Deposit on deferred payments, £20; half-yearly instalment, £4 17s. 6d. Renewable lease: Half-yearly rent, £3 8s.

Weighted with £580, valuation for improvements comprising practically new four-roomed cottage with outbuildings, usual farm buildings, and fencing. Payable in cash, or 10 per cent. may be paid as a deposit, and the balance secured by mortgage for a period of 36½ years to a soldier, with interest at 5 per cent., less 10 per cent. of interest rebate for prompt payment; and 34½ years to a civilian, with interest at 5½ per cent., less 10 per cent. of interest rebate for prompt payment.

Access by gravelled road. Five miles from Woodlands Railway-station, half a mile from Grove Bush School, and a quarter mile from Grove Bush Dairy Factory. Light soil—shingly in parts. Suitable for mixed farming.

Sections 4 and 4A, Block V: Area, 84 acres 2 roods. Capital value, £230. Deposit on deferred payments, £30; half-yearly instalment, £6 10s. Renewable lease: Half-yearly rent, £4 12s.

Weighted with £90, valuation for improvements, payable in cash, or 10 per cent. may be paid as a deposit and the balance secured by mortgage for a period of ten years, with interest to a soldier at 5 per cent., less 10 per cent. of interest rebate for prompt payment; and interest to a civilian at 5½ per cent., less 10 per cent. of interest rebate for prompt payment.

Access by gravelled road, six miles from Woodlands Railway-station. One and a half miles from Grove Bush School, and one and a quarter miles from Grove Bush Dairy Factory. Level and undulating land, varying from good to light. Suitable for mixed farming.

Notifying Lands in North Auckland Land District for Sale by Public Auction.

IN pursuance of the powers and authorities conferred upon me by section one hundred and thirty-two of the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby appoint Wednesday, the fifteenth day of February, one thousand nine hundred and twenty-eight, as the time at which the lands described in the Schedule hereto shall be sold by public auction; and I do hereby fix the prices at which the said lands shall be sold as those mentioned in the said Schedule hereto.

Bay of Islands County.—Hukerenui Survey District.

SECTION 92, Block V: Area, 1 acre. Upset price, £10.

Section is situated on the Main North Road, about a quarter of a mile from Towai Railway-station, by metalled road. Easy sloping to sharply undulating land. Poor quality soil. No water. Good building-site.

THIRD-CLASS LAND.

Whangarei County.—Parahaki Parish.

Section E 34: Area, 18 acres 2 roods 33 perches. Upset price, £10.

Situated about five miles from Whangarei by good metalled road, and one mile from Whareora School. Undulating land, all in gorse, tea-tree, scrub, and fern. Soil is poor yellow clay on clay formation. Watered by springs. Altitude, 300 ft. to 400 ft. above sea-level.

Mangapai Parish.

Section 134: Area, 1 acre 1 rood 38 perches. Upset price, £3.

Mangapai Village.

The sections are situated in the Village of Mangapai, on the Oakleigh–Mangapai Road. Access is from Oakleigh, one mile and a half distant by metalled road. Soil is poor clay resting on clay formation. Poorly watered. Level to undulating land.

Improvements consist of fencing, ploughing, and grassing. Also stable and cowshed, and another shed, 20 ft. by 12 ft., very old, on Section 54.

DESCRIPTION.

Taupo Township is situated on the banks of the Waikato River, and on the northern shore of Lake Taupo, distant 227 miles from Auckland (by rail to Rotorua, thence by coach) and 103 miles (by coach) from Napier. Sulphur springs, geysers, various mineral baths, Huka Falls, Aratiatia Rapids, &c., are among the attractions for the tourist. Trout-fishing
