Education Reserve in the Wellington Land District for Lease by Public Auction.

District Lands and Survey Office,
Wellington, 19th September, 1927.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, State Fire Buildings, Wellington, at 2.30 o’clock p.m. on Wednesday, the 2nd November, 1927, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.

WELLINGTON LAND DISTRICT.

Hutt County.—Belmont Survey District.

SECTION 55, Block III: Area, 63 acres. Upset annual rental, £10.

This section is situated about three miles from Pahautanui. Comprises hilly to steep country, in poor pasture.

Term of lease: Twenty-one years, with perpetual right of renewal.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. A half-year’s rent at the rate offered, and lease and registration fee (£2 2s.) to be paid on the fall of the hammer.
  2. Term of lease as stated.
  3. Rent of renewal lease to be fixed by arbitration. If lessee does not desire a new lease at the end of any term, land to be leased by auction. The incoming lessee to pay the value (to be handed over to the outgoing lessee) of the improvements effected with the consent of the Land Board. Failing disposal, the land and improvements to revert to the Crown without compensation.
  4. Land Board to approve of improvements proposed.
  5. No transfer or sublease allowed without the consent of the Land Board.
  6. Interest at the rate of 10 per cent. per annum to be paid on all rent in arrear.
  7. Lease will be registered under the Land Transfer Act.
  8. Lessee to pay all rates, taxes, and assessments.
  9. Lessee to keep the land free from noxious weeds, rabbits, and vermin.
  10. Lessee not to remove any gravel without the consent of the Land Board.
  11. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.
  12. Lease is liable to forfeiture if conditions violated.

Reserve in Nelson Land District for Lease by Public Auction.

Nelson, 16th September, 1927.

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at the District Lands and Survey Office, Nelson, at 11 o’clock a.m. on Wednesday, the 26th day of October, 1927, under the provisions of the Public Reserves and Domains Act, 1908, and amendments

SCHEDULE.

NELSON LAND DISTRICT.

PART of Section 159, Block XV, Wai-iti Survey District: Area, 2 acres 3 roods 24·8 perches. Upset annual rental, £3. Term of lease, seven years.

The reserve is situated on the main Nelson–Belgrove road, approximately one-quarter mile from Foxhill Railway-station. All open land, half the area being swampy. Balance has been cultivated. Soil of good quality. Well watered. Ring fenced.

Abstract of Conditions of Lease.

  1. The highest bidder shall be the purchaser.
  2. Lease shall be for a term of seven years, commencing from the 1st day of January, 1928, without right of renewal.
  3. One year’s rent, rent for broken period between date of sale and 31st December, 1927, together with £1 1s., lease fee, shall be paid on the fall of the hammer.
  4. The lessee shall have no right of renewal, nor shall any compensation be claimed for improvements at the expiration or sooner determination of this lease.
  5. Lessee shall pay all rates, taxes, and other assessments accruing upon such lease.
  6. Lessee shall, with all reasonable despatch, remove or cause to be removed, all noxious weeds now growing upon the land, and shall keep same free during the term of the lease.
  7. If the lessee fails to fulfil any of the conditions of his lease within thirty days from the date on which same ought to have been fulfilled, his lease is liable to termination.
