Flax Leases in Auckland Land District for Selection.
District Lands and Survey Office,
Auckland, 31st May, 1927.
NOTICE is hereby given that the undermentioned lands are open for selection for the purposes of flax cultivation and cutting, and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, the 25th July, 1927, under the provisions of the Land Act, 1924, and amendments.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Tuesday, the 26th July, 1927, at 10.30 o’clock a.m., but if any applicant so desires he may be examined by the Land Board of any other district.
The ballot will be held at the District Lands and Survey Office, Auckland, at the conclusion of the examination of applicants there.
An application may include any number of holdings shown on the sale plan, but no person, except with the approval of the Land Board and the Hon. Minister of Lands, will be allotted more than one holding.

Sections 23 and 24.—Section 23: 18 acres in scattered flax, raupo, and kakahu, should cut 5-ton crop in two years when cleared; 32 acres in heavy manuka, requires clearing and planting. Section 24: 25 acres in scattered flax, raupo, and scrub, should cut 5-ton crop in two years when cleared; will require planting; 25 acres in heavy manuka, requires clearing and planting.
Sections 25 and 26.—Section 25: 18 acres growing good plant of flax, should cut 8 tons in two years after clearing; 31 acres in heavy manuka scrub, scattered bushes of flax, requires clearing and planting. Section 26: 20 acres in good plant of flax, raupo, and kakahu; should cut 8-ton crop in two years; requires clearing; 34 acres in scattered flax, manuka, and raupo; should cut 4-ton crop in three years after clearing; will require planting.
Sections 28 and 28A.—Section 28: Whole area has recently been cut, shows a good plant of flax, if cleared should cut 8-ton crop in three years; will require planting. Section 28A: Whole area is in flax, raupo, and kakahu; should cut 6-ton crop in two years after clearing, except 12 acres recently cut, which will require three years to mature; whole area requires planting.
Sections 29 and 30.—Section 29: Area in flax growth recently cut, 30 acres; should cut 8-ton crop in three years if growth of raupo and scrub is cleared; 20 acres woolly peat; growth of manuka, scrub, and rushes requires clearing, rolling, and planting. Section 30: Whole area is in scattered flax, raupo, manuka, and scrub; should cut 4-ton crop over whole area in three years after clearing; approximately 15 acres is woolly peat, requiring rolling and clearing; whole area requires planting.
Sections 31 and 32.—Section 31: Whole area is in scattered flax, raupo, manuka, and scrub; should cut 4-ton crop over whole area in three years after clearing; approximately 15 acres of woolly peat, requiring rolling and clearing; whole area requires planting. Section 32: Area in flax and raupo, 28 acres; 6-ton crop in two years after clearing; requires planting; 22 acres in manuka, scrub, and raupo, requires clearing and planting.
Sections 33 and 34.—Section 33: Area in flax and raupo, 28 acres; should cut 6-ton crop in two years after clearing; requires planting; 22 acres in manuka, scrub, and raupo, requires clearing and planting. Section 34: Whole area is in good plant of flax, 30 acres of which should cut 10-ton crop in two years; whole area requires clearing; approximately 14 acres requires planting.
Sections 39 and 40.—Section 39: Growth of flax on approximately 44 acres; should cut 10-ton crop in two years; will require to be cleared of scrub and raupo; 6 acres is heavy manuka, no flax, and will require clearing and planting. Section 40: Good growth of flax on approximately 38 acres; should cut 10-ton crop in two years; will require to be cleared of raupo, scrub, &c.; 12 acres, heavy manuka, will require clearing and planting.
Sections 41 to 43.—On Sections 41 and 42 there are 30 acres in good plant; requires clearing of raupo and scrub, and should give 10-ton crop per acre in two years; 60½ acres manuka, raupo, scattered flax, 20 acres of which should cut 3 tons per acre in two years. Section 43: 41 acres; covered with manuka, raupo, scrub, and scattered flax; will require clearing and planting.
Sections 44 to 48.—Peat soil, 5 ft. over timber, sand bottom showing in drain; growth is heavy manuka and kakahu; very scattered bushes of flax, showing good growth where clear of scrub; whole area requires clearing and planting.
GENERAL DESCRIPTION.
These sections are situated in Block II, Waihi South Survey District, between the Kaikokopu Stream, Wharere Canal, and Road, and East Coast Main Trunk Railway. Pongakawa Railway-station is in close proximity. Large portion of area is showing a good growth of flax. Portion heavy manuka and raupo, and Canadian thistle; requires clearing. Small portion of area is woolly peat, with short tea-tree scrub and rushes. Woolly peat, which is not of a great depth, can be rolled to consolidate. The good growth of flax will be ready to cut in about two years. The scattered flax is growing where scrub has been burnt, and flax will come over most of the country if kept cleared. Where cost of clearing and planting will be heavy small rentals have been charged over period between planting and returns.
Successful applicants for sections on which there is millable flax of the approximate value shown above, will be required to deposit, in addition to the first half-year’s rent, cash or approved promissory notes to the value of the flax: Provided the rent under the lease is regularly paid and the sections developed to the satisfaction of the Commissioner of Crown Lands, the amount of such deposit will be returned when rent to the same value has been paid.
INSTRUCTIONS TO APPLICANTS.
Applications may be made at the District Lands and Survey Office, Auckland.
Applications must be made on proper forms to be obtained at the District Lands and Survey Office, Auckland, and the principal post-offices in the locality of the lands to be opened, and be accompanied by the required deposit.
The lands are described for the general information of intending selectors, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.
In order that the Land Board may be in a position to judge the general ability of applicants to properly work and cultivate the land and fulfil the conditions of the lease, each applicant is required to produce for inspection when examined by the Board documentary evidence of his financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from
