provide for better drainage. Sewerage, storm-water drainage,
and high-pressure water-supply will also be provided, whilst
electric lighting and gas will be available.
Provision has been made for a school in this part of the
borough, and an area of 5 acres has been set aside for this
purpose. It is the intention of the Education Board to proceed
with the erection of the school almost immediately.

NOTICE is hereby given that the undermentioned education
reserves will be offered for lease by public auction at the
District Lands and Survey Office, Dunedin, at 10.30 o’clock
a.m. on Thursday, 23rd June, 1927, under the provisions of
the Education Reserves Act, 1908, and amendments, and the
Public Bodies’ Leases Act, 1908.
SCHEDULE.
OTAGO LAND DISTRICT.—TOWN LAND.
Town of Palmerston.
SECTION 14, Block II: Area, 1 rood. Upset annual rental,
12s.
This section is situated three-quarters of a mile from the
railway-station, with a frontage to Roseness Street.
Section 8, Block IV: Area, 1 rood. Upset annual rental,
£1.
Situated three-quarters of a mile from the railway-station,
fronting Burranness Street.
Section 1, Block VI: Area, 1 rood. Upset annual rental,
£1.
Weighted with £107 valuation for improvements consisting
of two-roomed cottage, £100; shed, £5; fencing, £2—to be
paid in cash.
Situated three-quarters of a mile from the railway-station
in a northerly direction, with a frontage to Roseness and
Birsa Streets.
Section 15, Block VII: Area, 1 rood. Upset annual rental,
15s.
Situated half a mile from the railway-station in a northerly
direction, with a frontage to Mull Street.
Section 10, Block IX: Area, 1 rood. Upset annual rental,
15s.
Weighted with £2, valuation for improvements, comprising
fencing, to be paid in cash.
Situated half a mile from the railway-station in a northerly
direction, with a frontage to Mull Street and Runbrake
Street.
All the above sections are good building-sites.
TERMS AND CONDITIONS OF LEASE.

Six months’ rent at the rate offered, together with
£2 2s. lease fee and valuation for improvements, must be paid
on the fall of the hammer. Rent for broken period between
date of sale and 1st July, 1927, is also payable. -
Term of lease, twenty-one years from 1st July, 1927.
At the end of term new lease for term of twenty-one years
to be offered at public auction at ground rent and valuation
for improvements as fixed by arbitration under the pro-
visions of section 5 (f) of the Public Bodies’ Leases Act, 1908. -
Rent payable half-yearly in advance, on 1st days of
January and July in each and every year. -
Lessee to keep in good state of repair all improvements
effected upon the land, and yield up same in good order and
condition on expiry or sooner determination of the lease. -
Lessee not to transfer, sublet, or subdivide without the
consent of the Land Board. -
Lessee to keep land free from noxious weeds.

Lessee not to carry on any noxious, noisome, or offensive
trade upon the land. -
Lessee not to make improvements without the consent
of the Land Board. -
Lessee not entitled to compensation for improvements,
but if lease is not renewed upon expiration, the new lease
offered for disposal by public competition will be subject to
payment by the incoming tenant of valuation for buildings
and other improvements effected by the original lessee, with
the consent of the Land Board; failing disposal, the land
and all improvements to revert to the Crown without com-
pensation. -
Lease liable to forfeiture for non-payment of rent
within six months after due date or for breach of conditions. -
Lessee to have no right to any minerals.

Possession will be given on day of sale.

of lease perused at office of the Commissioner of Crown Lands.

I HEREBY give notice that by an order of the above-
named Court, dated the 28th day of April, 1927, the
above-named company was ordered to be wound up by the
Court under the provisions of the said Act, and I hereby
call a meeting of creditors of the company to be held at my
office, Second Floor, Wright’s Buildings, Fort Street, Auckland,
on Thursday, the 5th day of May, at 11 o’clock a.m.
And I further give notice that all claims against the said
company must be lodged with me on or before the 28th day
