Improvements.—The improvements which are not included in the capital value, but which have to be paid for separately, comprise fencing, grassing 10 acres, windmill, pipes, and concrete trough, valued at £111 9s., payable in cash.
Improvements included in the capital value of the section consist of boundary and subdivisional fences valued at £19 16s.
Melville Park Settlement is situated in the Borough of Mosgiel within easy distance of railway-station, post-office, and district high school. The land is level and of a very fine quality, the soil being a very rich black loam resting on a sandy clay formation. Access is by level, well-formed roads. The land is admirably suited for dairying or intense cultivation. Mosgiel has an excellent water-supply, electric lighting, and a large well-known woollen-factory.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the Land for Settlements Act, 1925, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Thursday, the eleventh day of March, one thousand nine hundred and twenty-six, at the rentals mentioned in the said Schedule; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Acts.
SCHEDULE.
TARANAKI LAND DISTRICT.—SETTLEMENT LAND.
Patea County.—Opaku Survey District.—Rahu Settlement.
Section 3, Block VIII: Area, 876 acres; capital value £1,500; half-yearly rent, £37 10s.
Section is situated twenty-two miles from Waverley and sixteen miles from Kohi Dairy Factory and School. Section is of a rough steep nature, 600 acres of which have been felled and grassed, but has since gone back to fern and second growth. Is well watered by running streams.
Improvements.—Improvements included in the capital value comprise dwelling and 25 chains of fencing, valued at £165.
Whangamomona County.—Kohura Settlement.
Section 1s: Area, 688 acres; capital value, £5,700; half-yearly rent, £142 10s.
Situated about eight miles from the Kohuratahi Railway-station, and about five miles from the Kohuratahi Road School. Well watered by running streams. A good sheep property. Good rubbly papa formation which can easily be kept in order. 300 acres in good pasture, balance in fair pasture and fern.
Stratford County.—Omona Survey District.—Tawhiohi Settlement.
Section 8s: Area, 292 acres. Capital value, £2,800; £200.* Renewable lease: Half-yearly rent, £70; £10 2s.†
Sections 5s, 9s, 11s, and part 6s: Area, 1,342 acres 3 roods 37 perches. Capital value, £5,220; £500.‡ Renewable lease: Half-yearly rent, £130 10s.; £19 10s.†
- Valuation for buildings, comprising four-roomed house and whare, which may be paid either in cash or in fourteen years by twenty-eight half-yearly instalments of £10 2s.

‡ Valuation for wool-shed, concrete cistern, concrete dip, eight-stand shearing-machine (no belting and hand pieces), oil-engine in disrepair, certain parts missing. Payable in cash or in twenty-one years by forty-two half-yearly instalments of £19 10s.
DESCRIPTION.
Section 8s comprises 40 acres in good pasture, 175 acres fair pasture, and balance in worn-out pasture and second growth. It is well watered by streams. Forty acres good dairying land, balance only suitable for sheep. Situated about three miles from the Tutuawa School, and twelve miles from Douglas Railway-station.
Sections 5s, 9s, 11s, and part 6s are situated about twelve miles from the Douglas Railway-station and four miles and a half from the Tutuawa School. Well watered by running streams. About 300 acres good ewe country, balance steep to hilly sandstone country.
Waitomo County.—Mapara Survey District.—Piu Settlement.
Sections 1s and 5s: Area, 699 acres 0 roods 37 perches. Capital value, £1,115. Half-yearly rent, £27 17s. 6d.
Section 2s: Area, 271 acres 1 rood 20 perches. Capital value, £1,620; £350*. Half-yearly rent, £40 10s.; £13 13s.†
Section 4s: Area, 429 acres. Capital value, £2,365; £650.* Half-yearly rent, £59 2s. 6d.; £25 7s.†

The improvements which are not included in capital value are as follows:—
Section 2s: Cottage, £350; payable in cash or in twenty-one years by forty-two half-yearly instalments of £13 13s. Total half-yearly payment on lease, £54 3s.
Section 4s: House and shed, £650; payable in cash or in twenty-one years by forty-two half-yearly instalments of £25 7s. Total half-yearly payment on lease, £84 9s. 6d.
Sections 1s and 5s comprise 180 acres of fair pasture, originally heavy bush land, felled and grassed about five years ago. Balance covered with scrub and fern. Soil is of a fair quality. Well watered by creeks and springs. 135 chains of fencing, valued at £130, is included in the capital value.
Section 2s: Section is generally easy and undulating, with about 30 acres steep hills. About 80 acres of good grass; balance is covered in fern, a considerable area of which has been ploughed, but has since gone back to fern. Soil is of a fair quality. The capital value includes shed valued at £50, dip and yards £80, and 231 chains fencing valued at £280 10s.
Section 4s: About 60 acres has been ploughed and laid down in grass; 40 acres of bush has been felled and grassed; balance is covered in fern with a little grass in places. About 150 acres ploughable, the remainder being hilly and steep in parts. Soil is of a fair quality. The capital value includes valuation for shed £15, and 352 chains of fencing valued at £328.
GENERAL DESCRIPTION.
The settlement is situated about eight miles from Kopaki Railway-station, which is situated on the North Island Main Trunk Railway about thirteen miles south of Te Kuiti. Access is from Kopaki by good metalled road. The land was originally covered partly by standing bush and partly by high fern and scrub. One-third of the block is still in its virgin state. The land is for the most part flat and undulating, well watered, and of an average altitude of 1,000 ft. The soil is generally of a pumiceous loam, lying on papa and sandstone formation, with outcrops of rhyolite in places. There is a school at Aratoro, some four miles to the north of the settlement, and another at the Mangaiti Road, some two miles and a half to the south-east of the settlement.

Section 20, Block XI: Area, 250 acres; capital value, £1,250; half-yearly rent, £31 5s.
Weighted with £450, valuation for improvements, consisting of dwelling, byre, stable, implement-shed, sheep-yards, and fencing.
Ridgy land, suitable for sheep and cropping. Situated near Orawia Post-office and dairy factory, and less than two miles from school and terminus of Tuatapere-Orawia Railway Extension now being completed.
