Lands in Nelson Land District forfeited.

NOTICE is hereby given that the lease and license of the undermentioned lands having been declared forfeited by resolution of the Nelson Land Board, the said lands have thereby reverted to the Crown, under the provisions of the Land Act, 1924.

SCHEDULE.

NELSON LAND DISTRICT.

TENURE and lease No.: P.L. 359. Section 45, Block XII, Inangahua Survey District. Former lessee: T. Haigh. Reason for forfeiture: At request.

Education Reserves in Southland Land District for Lease by Public Auction.

District Lands and Survey Office,
Invercargill, 26th January, 1926.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction for a term of twenty-one years at this office on Wednesday, 10th March, 1926, at 11 o’clock a.m., under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.

SOUTHLAND LAND DISTRICT.

Lot 2 of Allotment 13, part Section 23, Block I, Town of Invercargill: Area, 35 perches; upset annual rent, £4.

Weighted with £360, valuation for improvements, consisting of motor-garage and fencing, to be paid in cash.

Situated in Herbert Street.

Section 11, Block IV, New River Hundred: Area, 20 acres; upset annual rent, £1 10s.

Situated close to Ryal Bush. All level land, carrying light native bush and manuka-scrub.

Abstract of Conditions of Lease.

  1. Possession of part Section 23 will be given on 1st May, 1926, and Section 11 on day of sale.

  2. A term of twenty-one years from 1st July, 1926.

  3. At end of term lease to be submitted at auction, weighted with valuation for improvements payable by incoming tenant.

  4. A half-year’s rent at the rate offered and rent for the broken period between the date of sale and 30th June, 1926, lease and registration fees (£2 2s.), to be paid on the fall of the hammer.

  5. No assignment, sublease, mortgage, or other disposition without consent of Land Board.

  6. Interest at rate of 10 per cent. per annum to be paid on rent in arrears.

  7. Consent of Land Board to be obtained before subdividing, erecting any buildings, or effecting other improvements.

  8. Leases will be registered under Land Transfer Act.

  9. Leases liable to forfeiture if conditions violated.

Reserve in Hawke’s Bay Land District for Lease by Public Tender.

District Lands and Survey Office,
Napier, 27th January, 1926.

NOTICE is hereby given that written tenders, marked on the outside “Tender for lease,” will be received at the above office up to 4 o’clock p.m. on Wednesday, 10th March, 1926, for a lease of the undermentioned reserve under the provisions of the Public Reserves and Domains Act, 1908, and amendments.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.

SECTION 168, Block V, Takapau Survey District: Area, 1 acre; minimum rental, £2 10s. per annum; term, seven years.

This is a police reserve, situated in Norsewood Township.

Abstract of Terms and Conditions of Lease.

  1. A half-year’s rent at the rate offered and lease fee of £1 1s. must accompany each tender.

  2. Possession will be given on acceptance of tender.

  3. The lease shall be for a term of seven years, without right of renewal.

  4. The lessee shall have no right to compensation for any improvements that may be placed on the land.

  5. The lessee shall have no right to transfer, sublet, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

  6. The lessee shall prevent the growth and spread of all noxious weeds on the land, and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  7. The rent shall be payable half-yearly in advance, free from any deduction whatsoever.

  8. The lessee shall discharge all rates, taxes, charges, and other assessments that may become due and payable.

  9. Rental payments in arrear for two calendar months shall render the lease liable to termination, or a breach of covenant in the lease, expressed or implied, shall entitle the Crown to re-enter and determine the lease.
